But u have to remember that the show unit is 15++ sqf. so have think of it smaller... lol

ya. but i like the 1302 layout. Larger living feel. the 15xx is blocked by the kitchen wall and bigger master room, lol transparent master bathroom. drool.gif
anyways, this is family type. So, the smaller size also quite spacious. imo.

Cyberjaya still 'unknown' land and 'developing'. Some more to KL takes about, 45 minutes. The nearest township is Bangi / Dengkil / Kajang.

Ara Damansara is very much nearby Subang /PJ / KL. Easy access to Kuala Lumpur via NKVE etc.

So that's probably explained why Villamas selling Cristal 'below' between this two territory.
On the other hand, if compared Cristal with other projects in Cyberjaya the price more or less are close to each other, dekat dekat.

lol... mayb is marketing strategy and try to recover their bad record, as u know some of their projects are having issues. the company also aim to go IPO.

U see the unit specification? I am not worry about hard to find tenant.

Rental wise, good enough will do. Good enough = RM 2000, Excellent = RM 2500.

Many people will laugh at me for such yield. Haha.

actually the layout for Lakefront also nice , i also got consider , i give up due to high entry fee , the SA said their boss aim for rich ppls only doh.gif , high density also one of the factors that i consider.

Yes, min 5% downpayment from 660k only can get 13 % discount ,

then if want get 20% discount , have to pay cash ,

u will cry if you use LDP... sometimes i will stay in PJ and travel to work in Cyberjaya via LDP.. my way is very smooth but compare the other side, jam like hell.. seem not moving at all.. blink.gif blink.gif

just went to the showroom.. price per sf is really quite cheap compare to other prop in cyberjaya.. the show unit is okay and the only wow factor is the glass wall bathroom.. *wink*

no more 5% for first 50 buyers (because already >50 buyers), no more 10K discount for VIP (the last date to become so called VIP was mid of June, so if didnt signup, u won't get this), the extra 2% on NET price also will gone soon because according to the SA, it's limited one.. so, who want to grab a unit, i think u need to act fast already..

smallest unit left not much..if want lower floor, only left 4th, 3rd and 2nd floor.. others, booked.. besides this, all started at around 20th++ floor and above..

oppsss.. i didn't ask about that.. for smallest size, i think not many left lor.. he only show me the unit available for the lower floor.. middle one all booked.. so, u can roughly count by urself.. hahaha.. best way, pay a visit and ask the SA.. others unit size i totally got no idea as i'm not targeting for that.. tongue.gif tongue.gif
