yes, agree that it is pretty narrow...my POV they try to sandwich as much landed unit as possible as their land size is actually quite small...i think the whole development 11 acre size is smaller than serin probably...

yup i agree with you a hardsell if this unit at price 1.3-1.5mil without any big discount...not many ppl can afford 1mil+ budget for own stay house...many potential flipper investor also wants to go in must have balls of steel lol as the potential capital appreciation and subsale market demand unknown....but i think 3s gonna move fast compareed to 4s unit....

actually they can reduce number of 4s available compared to 3s units....3s 16-18 units, 4s 32-34 units yawn.gif...... i hope they r very confident in their planning as usually the most expensive 4s unit should be lower than 3s unit...macam tak balance...later subsale price 3s mana tau beza wif 4s very little only as 3s unit is much more scarce compared to 4s....

wtfwas told by sales agent when i call them...the 3s villa price avg ard 1.49 million. give 10% under construction discount n 3% additional rebate if sign snp for less than certain timeframe. but NO BUMI DISOUNT??? is villamas against gov regulation???

is it? hope so...coz i didnt visit the sales gallery just called the number they SMS me....lol bumi brother embarrased? okay then u should reject the 7% discount if they offered u then....like it or not when we buy our lot become auto bumi lot/quota already and its very hassle to sell to non bumi later on..those 7% should be sufficient advantage for the massive drawback we as bumi are going to take...

..7% bumi discount is a norm if not mandatory for any new launches thats why i was incredibly shock if they didn't offer any..

however if bro xyyap mentioned if price 1.3 to 1.4mil is after discount then it is out of my family budget already....we only targeting 1mil-1.1mil max...

Rental is subjective LA...if owner got so many units n don't put more effort...I heard a 1000sqf unit oso they willing to rent at 1.2-1.5k.

But if u put effort n focus rental of 2k n more for ur condo unit definitely achievable smile.gif. Trust me.

Sorry i do not know how much is gardenview maintenance fee but based on price per sqf on sale from developer serin residence definitely value for money.

1151sqf....very nice size for family size condo....the subsale current fair value right now should be around rm450k- close to rm500k right?

The 1300 sqft unit once complete can ask for at leaat 650-680k....if demand very good prolly can go for 700-750k... Hope subsale picks up its a nice dev...
