Agree with calvin , zen is really not worth to buy , as the maintenence fees is killing , for a unit 1205 sqf , the fees + shinking fund is close to rm360 .

All the defect is not yet done my developer,if somebody tell u , this is a nice place to stay and worth to buy , then the guy is cheating you.

FOR THOSE R GOING TO BUY , PLEASE THINK TWICE ..

Agreed with Calvin989898. Maintenance fees quite higher compare to those low density condo which located at Jalan Duta. A lot of defects left behind by the developer sentral city and yet to be resolved.

There is one condo in progress beside Zen Residence. Condo name is Casa Tropika. A lot of facilities as mentioned in their website. The price also mid-high. Heard that this project units all sold out after the official launching.

2. Places are full or Nigerian and Arabians.

3. Guard told me there is a monsoon drain that easily got flooded during heavy rain.

There are also complaints by the owner against the developer on the matter.
Also these drains are not walled with concrete and it is just beside the condo.

4. Place has 2 large Indian temple that normally have very loud event.
They perform this quite often which may cause discomfort to some.

5. Maintenance is quite poor. With quite an expensive maintenance chargers per house.
Condo does not seem like its 1 year old, seems older.

6. Prices of the condo actually went down from 480K for 1211sq lot last year to now 480K for 1411sq lot.

7. Central City is a very problematic developer and this is one of their first. The 3 tier condo access is not working from my later investigation of the place.

Going for 1411sq which was offered only for 480K. Build area is big and the design is nice, especially the balcony. That's what draw me in the first place.

Should I cancelled my intention and try to get for refund?

High class, High Income Area, : KLCC,Mont Kiara,Bangsar,Damansara Heights,Tropicana(Certain Parts)

High and Middle income area...: Petaling Jaya (Certain Parts like Damansara area and PJ Central)

(Except some parts @ The Kelana Jaya and some parts of Old Klang Road, PJS 2,PJS 10 and etc)

Mid income:Puchong & Cheras: Only for Bandar Puteri and Bandar Puchong Jaya and certain Parts of Kinrara and Some parts of Cheras etc..

The rest are all slightly lower income area.. Especially with the Prefix Batu Batu...

(Those areas should be avoided in terms of population living in those areas and if you want a better quality of lifestyle..

Go for middle class area if you want to buy for own stay and look for the type of demographics in each area and type of professions etc.....

What to do, fund being misuse by jmb. And no one can do anything except suffer and pay high fees. Basic maintenance not being done properly despite we have pay high fees. Always the blaming game to the developer

Exactly bro, many have regretted after vested in Zen....Unless the new JMB on board, else everyone there will suffer..

The project signboard is at the main entrance. The position of this condo main entrance is at the behind lorong.

Location is quite convenient because nearby school, shop lot and even pasar pagi is opposite the main road.

But if your unit is too near or facing school, you may woke up by school bell ringing in the morning.

But if your unit is too near or facing the main road, you may woke up by the buses horn.

Don’t forget that Zen residence and Casa Tropika are surrounding by Kampung style bungalow, you may suffer difficult sleep at night or mid night, because the kampung dogs like to gather and bark at the night.

Although I m living higher floor but I am suffering the above.

so you are suffer because the surrounding are too noisy...

noise pollution got no way to stop man... maybe u need sometime to adapt to it.

Really can't believe where is our maintenance fees gone. Assuming that one unit paid (RM 350) - Zen total got 286 units. 286 units x RM 350 = RM 100,100.00 (Total collection per month).

Zen Residence not much facilities (swimming pool, gym room, squash room), low density, but need such a higher fees for maintenance and expenses, I was shocked too when i heard that i need to pay 0.27 per sf as a maintenance and sinking fund.

So, Calvin989898 how much you pay per month for the maintenance fee?

410++ per month. The current jmb misuse the fund. A lot of the expenses not justifiable. The cost is not transparent...

Totally is noise pollution. I i had moved into Zen Residence almost 1.5 years. i still can't adapt this noise..

So advice you think twice, maybe you prefer choose a unit facing pool view.

My advise is don't buy Zen. The long term maintenence fees is killing. Even so, the service provided is sucks and not professional

current jmb dun know doing what. owner giv comment they say given negative comment and not supporting. and supporter of jmb keep on barking owner only given comment but not solution while they are the same also. and the process flow is totally mess up. engage the VPC management but the work is done by JMB while zen owner paying them 17k per month. no reporting or any document updated owner. even account is not publish for each month. and jmb is complain they spend alot of time for this and not get pay. while VPC is goyang kaki there. salute.
