Can't help but notice that the general price trend for new launches is up like the developers are trying to out beat each other on their launch price n none of them want to lose out to earn maximum

Guys, feel free to report new projects that you know of here.

But projects like KM1 West, x2, 3elements, one south, 8petaling, the mark, palace court, usj one, trigon setiawalk, etc shown in MAPEX 2013 are last year projects.

but the unit was partially furnished... 4 ac, 4 ceiling fans, kitchen hood and hob, all room with wardrobe, 3rooms comes with 3 bathrooms.

But if you measure it on a whole there is shortage over the recent few years but of course this it offset by people not being able to afford. But nett nett demand is not the issue, its affordability.

Cyberjaya, if commercial picks up and attracts 35% of the day time population to stay in Cyberjaya at night then it is all fine.

Penang-based Ivory Group is reported this weekend in The Edge to be purchasing a 10 acres land in Sg Besi for a new highrise township.

On the other hand, I'm predicting there are more than 50 more projects undisclosed as of now and this may pro-long till the end of 2014.

We will also expect more launches of subsequent phases in existing projects, example: Phase 2 of Desa Green, Phase 2 of Scenaria North Kiara and Phase 2 of Kencana Square.

Some of the places are well planned... some are old... even in the same area, can see heaven n hell... lol... the poor thing is the road surface condition is vry vry bad compared to singapore.

I accidentally drove into Tropicana enclave, the landed houses is very nice. Too bad it is LH.

The other must hav improvement for kv is the cleanliness of the city.

The upmarket places are filled with bad roads. This is expected actually.

Malaysia will never be like Singapore. Here I think we are using a different grade of materials and normally utilities go beneath under the road hence causing a manhole which is different than the way Singapore does things.

We still got a long way...

But assuming all the MRT and public transportation projects completed, and all the megaprojects including TRX, Bandar Malaysia, Warisan Merdeka, RRIM, River of Life, etc are completed fully or partially, plus all the 700 projects around Klang Valley, KL will be a very different place in the future.

There are already alot of construction works ongoing now...

It will be obviously a buyer market that time. However, you are betting against the odd with the rich and the elite. Please do not expect to stay in Mont Kiara with 500psf or so... it is not going to happen

Having walked through a lot of comments, every year I am observing news on how many VPs in a year. Analyst negative for year 2013 due to high number of VP...and etc.

We just need to control the debt. Economy will be more sustainable. When economy good, we only have oversupply, not Bubble.

WCT Bhd new project is called Skyz Jelutong, located at Bukit Jelutong, Shah Alam. Before they launch their highly anticipated Serviced Residences at Paradigm Mall, Kelana Jaya and revealing the megaproject - Paradigm OUG Kuala Lumpur.

IJM Land will be previewing Phase 1 of Pantai Sentral Park. Over 2,000 registrants were reported. I guess another sellout for Phase 1. Otherwise, go for their Perrenia terrace homes at Bandar Rimbayu or Phase 2 of Seri Riana Residences in Wangsa Maju or city-loving Riana 3 @ Bandaraya KL.

S P Setia just announced one of the best quarterly sales. Their latest project is Seri Mutiara @ Precinct 15 at Bandar Setia Alam. Low-medium cost apartments (many many blocks) gonna be sold hotter than hot cakes.

MKH Bhd is upbeat about its latest community called Hillpark Shah Alam. This is a new 550-acre township in Puncak Alam.

The Kencana Square project is really a good buy. MSC status very hard to come buy for individual strata office units. Some more tenants will be sticky, hard to leave since MSC status and connected to new Putra LRT station. The yields will be over and above market. I have been looking at different projects and this always come out tops in terms of lowest risks and highest returns.
