i think the 3 bedrooms layout for Metia is better.

My assumption, Metia majority tenant = students.

This project does not able to compete with huayang. Based on every aspect, it loses big time. Maybe it need 10-20 years for junior to pickup.

If you want to make comparison. Nirwana is a good benchmark.

I put metia lower level bcs of its leasehold. if it is freehold and with that prive i will give metia A already.

u can't just said one statement without good solic reason u know. sanjung investor will hantem u kau kau.

lease or free is not important. What I know the different of lease and free is delay on paper work. You need to get more consent. But anyhow, the work is done by lawyer. You are paying them to do the work. The charge is same for free and lease as well.

for property investing. the fundamental is location, location, location.
Unless this CB land got oil well or gold. that is a different story. If you want your piece of rural land to be elite. You need to put effort on building infrastructure. Make a vision and eventually, people will recognise it.

But they just build tower, that's it. No other player or gov bodies to do something at surrounding. What you expect for future growth? If you got the choice of your ideal product. You have to ask yourself 3 questions.

so far in malaysia. ( this is fact)

short term not much different

after 20 years. the different will appear. example: go check some kepong/pj old link leasehold market value now vs the oug freehold.

Well, no one know the future, if you know the future. You wont need not to work or bother around anywhere else.

You can go genting, buy 4d or do what ever investing that if the future is already gotten from your hand.

There is no guaranty anything on your hand. It is just when you got it and you never sell. Eventually, you got the gain based on the risk you took.

anyhow, buying land is better than buying house in long term investing. Since we all knew that, why are we still short sighted? reason is very simple, we cant take such big risk. We need short term appreciation. We dont want to put on something only my next generation takes it. We got to have a mind open on this.

u r right. land = freehold

leasehold , land not belong to you.

in freehold. u renovate ur house nicely. u do well maintenace , you grand garnd grand children still can live there in year 3000 very sure it will be there as long as u don't sell

but leasehold. u don't know what happen after 99 years. soem shorter as the neibour all gone when the year remaining left 20 years.

be realistic. your children will never stay in a old house like this.
For me, I would like my children to start from nothing and built everything from zero.

That would make me proud of and make themselves proud of too. But people who born on silver spoon always has additional credit but not many can be an elite when they grew older.

That is why I always impressed with people that are start from 0. Your wealth of 1 generation can be last for 3 generations but the third generation always end till there.
