To be honest, from my experience of checking with many S.A, i don't think the council in this case which is MBSA will approved the development without putting on condition of road extension to ease the traffic congestion. This one really need to check with the marketing.

this happen to most of the high rise, no choice.. but still the main concern is in n out of that area.. conservative calculation 1 car per unit.. sanjung got 600 unit? let say idaman and prima 500 unit each(im not sure, estimation only).. ardy got 1600 car.. 10% out of 1600 car only work ardy got 160 cars.. everyday that road 160 cars move in n out.. jam gilar... the main road in front of sugar factory ardy gilar jam..

if alam sanjung can get rent 1600 in 2016. I am happy man lio.

1100 is very low..
But if it is a good pay master. I am ok with it.

1100 bcs i always offer the lower to get the faster rent upon vp but with min tenancy period.

when the building slowly fill up, i will offer the revised rent or kick the current one out.

so you get your tenant your self ? wont losing money to agent.
