To be honest, from my experience of checking with many S.A, i don't think the council in this case which is MBSA will approved the development without putting on condition of road extension to ease the traffic congestion. This one really need to check with the marketing.

the main problem there is rumah setinggan next to the plot. I still see smoke of burning rubbish quite frequent there.
