My friend stay nearby complaining about garbage smell which is located nearby the area almost every night. Any ideas about this issue ?

I think there is one garbage collection centre neaby which is not far away from the cemetery.

Ya...agreed. How to do the road widening ? No more space unless they remove one of the landed property and extended the road.

Definitely it cannot sustain once Alam Sanjung completed.

Can open a new road at the back of Alam Idaman ?

To be honest, from my experience of checking with many S.A, i don't think the council in this case which is MBSA will approved the development without putting on condition of road extension to ease the traffic congestion. This one really need to check with the marketing.

alam mesra and alam sanjung and alam idaman.....the buildings are too close to each other.....might be able to block some of the traffic noises from the highway but it will not be that windy anymore...

This area smell rubbish at least once a day....my tenant complain to recently lately.....when i checked on google map, rubbish collection centre is indeed nearby.

Yes. But existing Alam can't block entirely the cemetery view. Personally, nothing " Pantang " facing cemetery, moreover it is high class cemetery. Eventually it will be our next home at the end of the day....not a big concern at all for me....just my 2 cent opinion.

The garbage smell will be an issue for someone who always keep the windows open for some fresh air which is not so fresh any more.....occasionally the smell is quite bad specially in the morning. But there is nothing we can do about it right....maybe just shut the windows and be patience for few minutes until the smell is over....

Anyway, my fussy tenant is moving out by the end of the year and this is one of the factor.

No more flooding after upgraded the drainage system around the area. Only think is CB need to improve on their workmanship quality such as tiling hollowness, toilet leaking and skim coat or plastering finishes on shear wall.

You can observed quite a lot of crackline appearing in Alam Idaman. Windows coping crackline, fin wall, and car park slab.

Flood again in front of CSR junction just now. But traffic still ok....maybe sudden heavy rain and drain overflow....

Alam idaman and Alam sanjung that sides ok...no problem.

That road should belongs to MBSA. Should write a letter to them at least maintain the drainage, remove all the rubbished to prevent clogging.

No idea on sales for blocks B. But i can tell you now is they are constructing the ground beam for Block B as piling is still on going. Work until 10pm almost every night. I wonder what is the rush ?????

430k is bit expansive. Why don't just get Alam Idaman which is next to it only ? I think still able to get one completed unit at 400k.

The crackline you guys talking about mostly appeared on brickwall which is none structural cracks issue or mostly on jointing area between concrete and none concrete. Technically, it can be easily repaired.

My tenant is staying in Alam Idaman. He is working in Empire. According to him, it takes him about average 20 minutes to reached Empire and max. 30 minutes.

Any info on the 3 stones development in front of AS ? i heard selling RM600 persqft. So expansive ah for affordable home range ?

I have a unit at AI - Fully furnished. Wanna rent out 1.6k also manyak susah le...i doubt AS fully furnished can rent out 2k.

I renovated mine 20k. 15k electrical and 10k loose furniture. Total almost 50k.
