I went to Pkns last 2 weeks asking for this project. Info I get from their SA:
- price starting from rm462k b4 disc - only 60 unit, each unit comes with 2 car park - Maintainance fee approximate rm0.36 psf.. - got 3 layout, 1238sqft,1263sqft and 1400sqft(this one only 6 unit available) - 13 storey, 2 storey for parking - facilities swimming pool, gym, hall - leasehold, guarded My personal opinion, this is very expensive. Location wise is OK surrounding by shoplot, giant, mydin, Uitm hostel. Say if loan amount 430k, 30yrs,blr-2.2, monthly around rm2103. Maintainance fee for smallest unit is rm445 so at least one need to rent it out for rm2548 to cover that It would be difficult by looking at surrounding which rental for double storey also not more than rm2k and there's a lot of flat around there which rental less than rm1k. This is just my personal opinion.. |

Crazy price...rental nearby appt oni 500-700. who wana rent for us to get good ROI? The area aso not high end. Low/middle class oni...Far from busstop, train station.. Swimming pool aso soo small...Not worth it... But there will always some tom d*** harry will buy...if u r gov staff n bumi,bumi 7% dic and extra 5-6% for goverment staff. So total 12-13% dis easily...

Most of PKNS project nowdays JV with local developer. If u come acroos any empty land no matter how small is it, write a letter to them and must promised them the profit margin, high chances it might get approved

Lol i received the email as well.
i stayed at section 18 for 15 years before this. My parents still have house over there, 2 storey, renting it for 1200/month only. and this apartment, for 430k? u must be kidding me. there is alot of cheap flat around section 18. why someone want to buy this 430k development? |

With 400k, i think i can get Double story within that area.
it is too expensive for a high class condo. and i think if want to invest for rental. as well use 400k to buy a whole floor of low cost apt nearby and rent out.... |

this is hot area for rental. i have a 2 storey house in jln 18/8c. however, since this is middle class area. thus, expensive rental will not work. must remember this if you want to invest.

Today I received and email from PKNS promoting this condo and stated that currently only limited unit available. Is it true limited unit or actually nobody want to buy because too expensive???.

saw a big banner today.. still cant bliv this industrial side of shah alam, got this kinda pricing.. Should be mid end condo at 300psf (that time). Somemore lousai developer..

is this beside Intec UITM? if thts d case then this place hosts the MOST CHALLENGING american degree program with mostly scholars heading overseas...
But the prices still cnt justify the lousai area la.. metropark surroundings memang no good.. 450k 3 bedroom here means need to flip for 600k+ which is adina/acapella/emira pricing in a premium area! |
