low density indeed. only 60 units. maintenance fees must be really high even without common facilities like swimming pool..

"Budiman claimed the apartment units were initially priced at between RM70,000 to RM100,000 but after the change of status, they were told the starting price was from RM430,000 each.

We are shocked and disappointed when we received information that the project, which is scheduled to be launched in February next year, will be sold starting from RM430,000 for a unit."

Starting RM430k?

I went to Pkns last 2 weeks asking for this project. Info I get from their SA:

- price starting from rm462k b4 disc
- only 60 unit, each unit comes with 2 car park
- Maintainance fee approximate rm0.36 psf..
- got 3 layout, 1238sqft,1263sqft and 1400sqft(this one only 6 unit available)
- 13 storey, 2 storey for parking
- facilities swimming pool, gym, hall
- leasehold, guarded

My personal opinion, this is very expensive. Location wise is OK surrounding by shoplot, giant, mydin, Uitm hostel.
Say if loan amount 430k, 30yrs,blr-2.2, monthly around rm2103. Maintainance fee for smallest unit is rm445 so at least one need to rent it out for rm2548 to cover that

It would be difficult by looking at surrounding which rental for double storey also not more than rm2k and there's a lot of flat around there which rental less than rm1k.

This is just my personal opinion..

I wonder who will buy this..
- Own stay? - maybe no. With this price can get terrace Subsale
- investor? - might to think twice about to flip or rental...
- insider? - might as well sapu becoz they got more discount some more and flip upon complete.

Most of PKNS project nowdays JV with local developer. If u come acroos any empty land no matter how small is it, write a letter to them and must promised them the profit margin, high chances it might get approved

With 400k, i think i can get Double story within that area.
it is too expensive for a high class condo.
and i think if want to invest for rental. as well use 400k to buy a whole floor of low cost apt nearby and rent out....

Next to Uitm college Sek.18, opposite sekolah pendidikan khas. If u notice there is a small recreation park, this condo is beside this park.

this is hot area for rental. i have a 2 storey house in jln 18/8c. however, since this is middle class area. thus, expensive rental will not work. must remember this if you want to invest.

they stated that currently only limited unit available. Then who do you think bought the condo? There must be a selling point. Did anyone went for the thing?

I see on Mudah got people trying to sell off this apartment for more than 150k profit. Only 9 months after getting keys. That's a good flip if he can find buyer.

I don't know. Now lots of new high rises in section 7, 13, etc all starting at around 600k or 700k, with higher density and less parking, and some even smaller sq footage. section 18 is not as high end of an area, but still quite desirable compared to batu tiga. Even tropicana metropark, which is in a real dumpy area next to central sugars factory which I still consider batu 3 despite the subang address, starting at 800k for 2 bed. Lagi crazy. very bad jam there every day some more.

Anyway, the students in section 18 uitm college near this Pinang Heights are not the type u get at main campus in section 2 with all the mat motor kids. Sek 18 uitm is where selected straight-A students stay who are preparing to go overseas to do medic or engineering. so all nice kids studying all the time. Good mix of multi racial educated kids in that section 18 uitm college. Maybe Pinang Heights buyer was wiser than we thought. 450k suddenly sounds cheap after a couple of years, for Shah Alam standards anyway.

is this beside Intec UITM? if thts d case then this place hosts the MOST CHALLENGING american degree program with mostly scholars heading overseas...

But the prices still cnt justify the lousai area la.. metropark surroundings memang no good.. 450k 3 bedroom here means need to flip for 600k+ which is adina/acapella/emira pricing in a premium area!

Yes, its next to INTEC's residential college. Students walk out to section 18 centre to makan after they study (got mcd, kfc, secret recipe, mamaks) and then go back to study. Very calm atmosphere for a student area, since the students are all gila study and bookworms. So the area becomes populated with a more educated crowd. Unllike in section 7 condos and apartments, where they're all full of motorcycles and rowdy uitm main campus students. All no discipline. Have you gone to the Kristal Heights/Kristal View areas? Horrible horrible. Mat motor everywhere. No family or sensible working class people would want to stay around there.

Acapella area is ok. Mixed crowd of MSU students, foreign students, working class and some families. But that area very congested all the time. Access to federal or nkve always jam. And the area is still growing, with lots of 5 to 10 year plans for malls, more condos, and proposed mrt. This doesnt necessarily appeal to all buyers. The shop lots near Accapella also a lot are empty and deserted. Section 18 on the other hand is complete, with no construction in the immediate area of Pinang Heights. Commercial area nextdoor all fully occupied with shops.

I think it depends on preference. Should be a market for all of the above areas. Just depends on which crowd you want to be around. Pinang Heights so far, looks like all family. That appeals to some people.

i cut short my reply la.. this area is still mid low end area la.. u see the landed thr all quite undesirable.. full of factories nearby so u sure families wana live here cos all the mat kilang will be living here..may end up like united nations if they house 20 bangla in 1 unit, shakehead.gif shakehead.gif shakehead.gif also if u wana avoid students, u wont stay here as intec is still a college

My friend from sec 12 bungalow just laughed at how u think families might prefer here over sec 13/acapella side..

Oops, this one built by pNKS with bad track record in recent times.. rclxm9.gif rclxm9.gif Selling at 500psf shocking.gif shocking.gif shocking.gif I tot they bought for 430psf 2-3yrs back??

If this area is so good,550-600+k apartment (1421sqft) won't be asking for 1.6k rental..
