I see on Mudah got people trying to sell off this apartment for more than 150k profit. Only 9 months after getting keys. That's a good flip if he can find buyer.

I don't know. Now lots of new high rises in section 7, 13, etc all starting at around 600k or 700k, with higher density and less parking, and some even smaller sq footage. section 18 is not as high end of an area, but still quite desirable compared to batu tiga. Even tropicana metropark, which is in a real dumpy area next to central sugars factory which I still consider batu 3 despite the subang address, starting at 800k for 2 bed. Lagi crazy. very bad jam there every day some more.

Anyway, the students in section 18 uitm college near this Pinang Heights are not the type u get at main campus in section 2 with all the mat motor kids. Sek 18 uitm is where selected straight-A students stay who are preparing to go overseas to do medic or engineering. so all nice kids studying all the time. Good mix of multi racial educated kids in that section 18 uitm college. Maybe Pinang Heights buyer was wiser than we thought. 450k suddenly sounds cheap after a couple of years, for Shah Alam standards anyway.

But the prices still cnt justify the lousai area la.. metropark surroundings memang no good.. 450k 3 bedroom here means need to flip for 600k+ which is adina/acapella/emira pricing in a premium area!

Yes, its next to INTEC's residential college. Students walk out to section 18 centre to makan after they study (got mcd, kfc, secret recipe, mamaks) and then go back to study. Very calm atmosphere for a student area, since the students are all gila study and bookworms. So the area becomes populated with a more educated crowd. Unllike in section 7 condos and apartments, where they're all full of motorcycles and rowdy uitm main campus students. All no discipline. Have you gone to the Kristal Heights/Kristal View areas? Horrible horrible. Mat motor everywhere. No family or sensible working class people would want to stay around there.

Acapella area is ok. Mixed crowd of MSU students, foreign students, working class and some families. But that area very congested all the time. Access to federal or nkve always jam. And the area is still growing, with lots of 5 to 10 year plans for malls, more condos, and proposed mrt. This doesnt necessarily appeal to all buyers. The shop lots near Accapella also a lot are empty and deserted. Section 18 on the other hand is complete, with no construction in the immediate area of Pinang Heights. Commercial area nextdoor all fully occupied with shops.

I think it depends on preference. Should be a market for all of the above areas. Just depends on which crowd you want to be around. Pinang Heights so far, looks like all family. That appeals to some people.
