According to my wife...the husband running a mall and public listed reit at the moment....finance wise is back by very rich singaporean family member own factory in jb...land in singapore....big shareholders of singapore powerful bank.....

KUALA LUMPUR: Capital Trend Asia Sdn Bhd (CTA) expects 2.5 million visitors a year to its first retail development, Amerin Mall, in Balakong, Selangor upon completion in 2016.

“[This amounts to] 6,849 visitors a day. We plan to build eight cinema halls, which will attract 50% of this estimation, and the balance visiting our anchor grocer, F&B and retails lots,” said K H Lim, its managing director.

“We will be operating the mall ourselves. However, we are also considering working with a mall operator if we find a good one.”

Besides the mall, CTA is also building Amerin Residences comprising two 19-storey residential towers with 304 units in each tower. The entire development has an estimated gross development value of RM380 million.

The RM80 million Amerin Mall will have three levels of retail space, a gross built-up of 410,700 sq ft and net lettable area of 155,600 sq ft.

The mall will have a tenant mix of F&B outlets (40%), retail shops (56%) and kiosks (4%). The retail shops have built-ups of between 566 sq ft and 7,037 sq ft.

Lim is looking at rental rates ranging from RM4.50 per sq ft (psf) for the ground floor to RM2.50 psf for the second floor.

Amerin Mall will be competing with two other malls in the vicinity: The Mines Shopping Mall and Aeon Cheras Selatan Store & Shopping Centre.

Among its outlets is the River Promenade, where visitors may dine and relax while enjoying the natural river view.

“[We hope our tenant mix will] ensure the mall is attractive to visitors,” adds Lim.

Yes, back by cash rich family members from Singapore and i heard Penang too, buidling hotel in JB and few other projects here and there. As for how much % they are being backed, your guess is as good as mine.

The crux of the issue is how they run their business, those unethical sticker games and more importantly, how they cut costs and cut corners in their buildings, resulting in crappy units!! i bet quite a lot of cash are stuck due to their unsold units in my taman, haha... If you see how they build and handover a three storey house, you will probably shiver at the thoughts of them using the same builders and contractors to build the One Amerin!

My unit not the townhouse but i think it was about end 200K - 300K when it was launched....I think so....

The townhouse are selling much better here. They are stuck with some of the S Ds, corner terraces and one of the bungalow.Very struggle from what i see. The karma of their beautiful sticker game previously!!

Yes, coz i'm a buyer and stay in one of their project and had knew all the dodgy stuff this developer did and will do just to close a sale! korek some info from their ex staff, main con, sub con, foreman, supervisors etc!

Use this forum to threaten them to fix your house issue then.
But if the warranty period is within 18 months from you bought, you should entitle to get them fix.

The defect liability is 24 months which is already over in September this year. I sent them so many defect complaints and they did so many quick and half hearted fixes during the two year period that i already lost count! Every fix is about the symptoms, not the problems and hoping that this will quickly get sorted and for the liability period to be over.

The fundamental issues was that the house wasn't ready at all but yet they handed it over, and all the defects were a result of shoddy works/ rush works due to the deadline they needed to hand over. When you add all these together with the inferior materials they used, you will get the drift.

Forum to threaten them? haha.....Husband and wife living the dream that their products are invincible and all gullible and naive buyers will flock to buy their world class products. After handover the house, wife and husband disappeared to Australia for a long vacation and left the mess to their staff and contractors, who are at best, mediocre.

Husband and wife not interested in forum, not interested in replying emails, not interested in ensuring customer satisfaction. Modus operandi : wham,bang and thank you mam.

Oh and i read that they will be running the Amerin Mall, looking at how they run a small taman with less than 100 units, i will be seriously worried when they manage a mall!!! Why? Come to D'Impian Tropika now and take a look. I will be happy to provide a running commentary for those interested.

I think here lot people reading and spread comments just they are diving water only. Nowadays the buyer not stupid when they want buy a property. First they will go search comment of others to decide. End up the loss still the developer if they deliver bad quality.
