May I know what is the fee incur for refinancing? Can we get the same promo rate?
*
Loan agreement which is about 0.25% of the loan amount

Promo rate only applicable for new purchase. Refinancing interest is normally higher

can bank br change without bnm change their opr? i didnt even know bnm announce increase of 0.1% opr at all
*
Bank can change their rate at anytime now, not required to follow the opr

yes, i also did some digging only find out in january 2019, they raise their br by 0.1, same as bank islam rhb and cimb, without even informing the loan borrower. thats why i find it weird why this may -0.25 only reflect on my loan as -0.15 because they secretly increase 0.1 by january.

is not even shown in any newspaper. googling only give me few result return on the increment.
*
Just call the bank to check if you're not sure

I requested for lowest insurance package in view of overspent
Plan to get external insurance that time and for comparison with rhb with full insured
*
If you’re planning to get insurance with the bank, ensure it’s on the same as your loan tenure otherwise the coverage may fall short.

Hi all,
Currently wanted to apply loan 90% for RM574k.
Gross about RM5200
PTPTN: RM112
Credit Card: RM4000 (converted to monthly payment)

Can it be approved? what interest will i get?
*
If its' based on 35 years loan, should be okay.

Lowest is 4.15% depending on your credit score and overall profile.

Is there any chances for me to approve a home loan if my DSR and payment behaviour is good?

No issue, as long as repayment is prompt.

I get offer from 3 banks, but seems like RHB has the best offer. (I am seeking for 85% margin due to developer strategic on certain cashback)
SPA price:RM601k (seeking  85% margin)

PBB: 4.35%
Margin: 80%

RHB: 4.35%
CLTA:RM10.8k (not on reducing basis but cannot transfer)
Margin: 87%

Cimb:4.4%
MRTA: Rm9.8k
Margin 90%
*
If you don't need the 5% extra loan margin then RHB would be the best option.

As a suggestion to pay lesser interest to the bank, suggest to get MLTA.

Hi all,
I am about 24 years old. Is it okay that I take 25 years MRTA instead of 35 years? Im planning for early settlement as well.
*
MRTA doesn't work that way, if you take a 25 years coverage, the coverage will reduce faster than the loan, you have to take the MRTA tenure the same as the loan tenure.
