Top up loan
1. Within the same bank so you get faster disbursement since don't have to redo soke of the paper works
2. Save cost because you pay only on the top up portion
3. But you will have 2 separate agreement on the existing loan and the new top up loan so the rates are different

Refinance
1. Lower overall rated though you have to compare whats your existing rate vs new rate
2. New T&C which may differ from your old loan
3. Higher moving cost since you are moving the entire loan

Again refinancing or top up depends on your main objective on doing so otherwise pros or cons may not be applicable unless you know what you are trying to achieve

Doesn't look like a problem to me since you don't have much debts

120k loan interest is higher since it's a lower volume for the bank. Can go as high as 4%
