my loan agent told me when i sign with hlb it was 4.03+0.52 but then government change so their br become 4.13+0.52, then now drop 0.25, so become 3.88+0.52.

can bank br change without bnm change their opr? i didnt even know bnm announce increase of 0.1% opr at all
*
Bank can change their rate at anytime now, not required to follow the opr

yes, i also did some digging only find out in january 2019, they raise their br by 0.1, same as bank islam rhb and cimb, without even informing the loan borrower. thats why i find it weird why this may -0.25 only reflect on my loan as -0.15 because they secretly increase 0.1 by january.

is not even shown in any newspaper. googling only give me few result return on the increment.

Hi dear LYN forumers
I would like to ask for opinion because im stucked with 2mortgage loan offers and couldn’t make decisions on it

Both 35years term

MBB- 3.0+1.22= 4.22
MRTA 100k for 5years, premium RM 385
Loan total 343k, monthly installment Rm1568
Semi flexi loan

RHB- 3.75+0.45
MLTA 330k for 16years , premium RM 7100
Loan 350k, monthly installment Rm 1592
Fully flexi loan
*agent claimed rm0 withdrawal fee, no monthly fee, no set up fee*

Which one is better to choose, fully flexi or semi flexi?
Would appreciate if anyone can offer me some advice.. thank you sifus 🙇🏼‍♂️🙇🏼‍♂️

Hi may I know why ur MBB only MRTA 100k for 5 years? Do you top up from previous "MLTA" policy?

I was offered by both MBB and RHB but RHB premium is higher due to their "MLTA" that can be transferred to new property.

I requested for lowest insurance package in view of overspent
Plan to get external insurance that time and for comparison with rhb with full insured

If you’re planning to get insurance with the bank, ensure it’s on the same as your loan tenure otherwise the coverage may fall short.

If its' based on 35 years loan, should be okay.

Lowest is 4.15% depending on your credit score and overall profile.

No issue, as long as repayment is prompt.

Hi, i have been informed by PBB that if the money not fully released to the developer, I can only pay the interest. Means I cannot pay more to reduce the principle before loan actually start?

thanks.
