hi banker,

i wanna do refinance my house. buy subsales 2014. now 2019 wanna do refinance can or not?
currently with mbb 4.2%

my current loan rates are 4.35% and 4.25%, is there any way to lower it other than refinancing which may involved legal fees etc??? call banks to ask for lower rate?

Hi all, currently i have 4 bank offers for a subsale unit as follows:

Loan Amount : 630K
Loan Tenure : 30 years

1) PBB : 4.15% (3.52%+0.63%) with RM 8,035 MRTA for 2 person (RM500K Sum Insured for 10 years)

2) UOB : 4.25% (3.86%+0.39%) with RM 5,832 MRTA for 2 person (RM315K Sum Insured for 10 years)

3) MBB : 4.2% (pending for approval) MRTA minimum half tenure & half coverage to be taken for the offered rate

4) HLBB : 4.2% (pending for appeal) no MRTA requirement but advance payment cap at 30%

What would be the best option to go for? Appreciate your sharing with me, thanks.

May i know what are difference between public bank Equity home financing-i and publib bank ABBA homesave financing-i?
I was offered the first type.

Just got offer from PBB loan for 32 years, house value 720k. 4.15% interest.
is 4.15% lowest now?

My current Loan:
BLR

After recent -0.25% adjustment

HLB: outstanding RM 239k @ 4.54%
OCBC: outstanding RM 540k @ 4.36%

Can you advise what i can do?
It seems high compared to current offer.

I too gotten offer from PBB 4.15%, loan amount ~300k. Just to confirm with others, the agent insisted me to take MRTA. Anyone managed to get this loan rate without MRTA?

nope, MRTA is required for the promo rate.

Loan agreement which is about 0.25% of the loan amount

Promo rate only applicable for new purchase. Refinancing interest is normally higher

my loan agent told me when i sign with hlb it was 4.03+0.52 but then government change so their br become 4.13+0.52, then now drop 0.25, so become 3.88+0.52.

can bank br change without bnm change their opr? i didnt even know bnm announce increase of 0.1% opr at all
