Got my loan offer as below, which one should I go for and why:-
1. HSBC @ BR 3.89 + 0.56 = 4.45%
2. CIMB @ BR 4.25 + 0.40 = 4.65%

MOF & tenure are the same. How will the new OPR affect on my loan? Need some advise, thx.

Mortgages has the cheapest financing rate a normal citizen, if you miss the opportunity and apply for  a refinancing at a later date, you would have to pay these again:

2. stamp duty on the legal fees
3. valuation

There is a table for that.

1st 100k 1%
100k to 500k 2%
500k and above 3%

You add them up. For exampel 600k property, the fee are 1k + 8k + 3k = 12k

Stamp duty Fee 1% : For First RM100,000
Stamp duty Fee 2% : RM100,001 To RM500,000
Stamp duty Fee 3% : RM500,001 and above

(From 1st July 2019)
Stamp duty Fee 1% : For First RM100,000
Stamp duty Fee 2% : RM100,001 To RM500,000
Stamp duty Fee 3% : RM500,001 and RM1,000,000
Stamp duty Fee 4% : RM1,000,001 and RM2,500,000

Hi All,

I was offered by an officer from maybank for MLTA .
As i checked, maybank only have MRTA at the moment. They do have MLTA plan but not yet release to public.

Anyone can help verified?

Update from last:

Wow, my loan is approved, but have to pay 20% downpayment (even though first house) and add my wife's name in loan offer letter as joint name. Probably collateral/guarantor of some sort. I must say a skillful mortgage broker is really important. The chance should have been really low.
Just as what wild_card_my said, it depends on how the broker write the proposal and "downplay" certain issues.

A reputatable/experienced broker does make things go smoother.

I dont mind the investment element i just want MLTA because sum assured wont reduced like MRTA. My concern is there is no info on Maybank MLTA available but the officer can offer MLTA. i am wwaiting his LO . if it shows in LO i think shld be alright.

Best I got is 4.15% for my clients, but there were some special conditions, inclusive the changes in BR. The next best thing is 4.25% p.a.

One of the better ones, loan size is rather large at 700k+ and there were some trickery involved which I won't share here (trade secret). But this doesn't apply to everyone.

It depends though. Not everyone can get this rate. Have you got this rate recently?

laugh.gif there is no secrets, he’s just trying to fish for sales in here with that statement, I gotten 4.15% the other day as well.
