slightly higher by 0.05% - 0.1%. Of course you can always choose to use personal life coverage as debts cancellation.

Commercial properties 80-85% ever green however tenure is up 20-25 years only.

because maybank loan not easy to get approved. For 120k loan amount, the rate is close to 4%。 Due to loan size amount, bank try to maximize their profit margin as well.

May I know your monthly installment for PTPTN loan as well as your age. Max loan tenure is up to 35 years/70 years old (whichever come first)

How long you have been working in current company and what's your current position?

Either restructure or full settlement before you proceed application. Do provide the settlement letter and receipt of payment to banker as proof.

After deducting your new loan, your net disposable income is not sustainable from bank's guideline

if base on recent 6 months commission statement + rental income, DSR should be within guideline. However, different bank will have different recognition on commission income and rental income
