There are 3 towers... 2 of which is under construction:

The Ascent Corporate Office Tower - under construction
Premiere Hotel @ Paradigm Mall - under construction

Now The Residences (subject to change to official name).

Fitness First is actually part of the undercontruction towers... same as the other food outlets like Serai, d'italiane, Seoul Garden, Miraku, etc.

There are cranes ontop of them... biggrin.gif

WCT not yet firm up thier price. Should start from 6XXpsf. If 6XXpsf with staff discount I will buy one unit la. ( for 3 bedroom 600 to 700k)

True on paper only. Maybe I'm bias but I feel Icon location is better once the ramp is built, to and from federal highway. Furthermore Icon scale is bigger, apart from hotel and mall, the also have sovo, sohai, boutique office. Ur target tenant can be those from boutique office staff.
I'm not sure what freebies WCT offer but MS's freebies is DIBS, 5% discount, free snp + loan agreement oso free. Literally u pay nothing execpt the bal 5% d/p. If you factor in all this discount, the asking price is only 780psf! Not so bad considering this asking price for 3 years down the road.
Only setback is none of the sales staff is pretty, include banker..compare to dijaya.. Haizzzzz

Pacific Place pricing already has "wealth effect" on existing Puncak Sri Kelana, Nusa Kelana condo. Before 3-4 years ago, 2 Kelana pricing did not raise much..., now 200-400% depending on what you bought.💵💵💰💰💵💵

Wait till this "Paradigm condo" is launch..... even zenith will naik harga....

I heard is btw 900 to 1000 psf from one of the SA...What to do, cannot find parking in Paradigm Mall over weekend?

In btw, WCT will also launching service apt in Bkt Jelutong, RM600 to 650 psf. Also start from 800 sf onwards.

Received a call from SA this morning, the residences most probably will be launched by end of this year... price start from RM900 psf onwards. Beside that, the SA seems like try to test the market for office tower which they planned to lease instead of sale.

yes, today went to Paradigm sales gallery, the SA informed that the price will be 1k per sf, and will be launched next week.

i think now is a good buy for kelana puteri, the condo nearest to paradigm mall, which the price is slightly more than RM400 per sf, this well-maintained condo will appreciate if the Paradigm Residence really priced at 1k per sf.

Its crazy pricing of they target to sell at 900-1000 psf especially since Paradigm is not doing as well as 1 Utama. But this is probably before discount.

even with discount, the price cannot be lower than $850psf. so it is still super expensive especially it is not KL address and no other selling points except the paradigm mall factor.

Well, the only way to counter these crazy pricing is to stop the buying. As long as the buying continues, developers will continue to raise prices.

I was in paradigm mall and stopped by WCT showroom there. Smallest 756sqft 1+1room. Rm1000psf... For leasehold and kelang jaya? Still have not digest the pricing yet. Until now also cannot digest icon pricing also.

better do not underestimate the development, because it will be developed phase by phase, having residence, business tower and 4 star business hotel together with paradigm mall. If u visit there, you can see the progress is encouraging..

But what i am interested is the subsale nearby, especially kelana puteri cos it is still not that expansive at the moment.

Tg with their mall and mrt factor oledi 1300psf.
Paradigm with confirm strong mall and free bus route to kj existing lrt should price higher.

For PJ location, I think RM750 psf is too undervalue already. Places like Taman Wahyu is already almost there lah...

And bear in mind, Kelana Jaya/Petaling Jaya purchasing power is much better. That day I went to Pakatan Rakyat rally, so many sekampung people saying they have children studying overseas and some even able to afford overseas homes.

Many of them could buy Malaysian homes with low level of financing margin, meaning to say they can sustain even with lower rentals.

So RM1,000 psf is strictly no big deal if the location is next to PARADIGM MALL.

Memang betul boss. this is a very good location.

Kj wo.... It is pj areas.

Some people just compare it with BJ which is almost 10 years behind kelana jaya ong.

We see many forumer act like taiko. ..comment this and that la... but wonder why they never bought anything ? Often they said some project good. But always end up no buy. why ah?

i used to stay at the nearby condo at 2012 for almost 16 months, and can confirm that the area is a very nice location, and paradigm mall provides a lot of added value to the place.

That is the reason, the nearby condos value already increase 30% in recent 2 years. Unfortunately, i just rented a unit there, not my own. Now the rental keep increasing.

Offtopic, The Robertson when bought below RM1,300psf is considered good value simply due to Bukit Bintang proximity. I cannot recall any new launch there with this price.

Well. i would said they are good at product quality. they are a bit weak at marketing. that's why sometime u still can get under value product from this developer. but it is our gain when they decided to make less profit. Thanks God!

Agree with you. Current situation people will say that high rises can fetch a better monthly rental income as compared with landed houses.

However, if the price of high rises moves the the north west side in this current pace, then it might not fetch such a good monthly rental anymore.Might be the same as landed.

reason : this project kwsp is the major partner and investor...WCT got nothing to worry about cash flow and beside that they need to show in to kwsp they can make a lot of money for them so next time money can come in easy!! lambat tak apa akan jual juga(normal GLC board conversation)

another point is the MAll initially with all the delays and lack of publicity was not expected to perform well...but some how "choy san yeh" suddenly pusing steering and fly to kelana jaya looking for a place to land...saw the big "PARADIGM" signboard dun understand the meaning but still accidentally landed there...with the Mall so called flying WCT should even price higher than TG which the Mall is not even there yet but price already 1200-1300psf

Why get hang up over all these 1 to 1.3k stuff at TR and PR? Its already a fact that pricing has gone to these levels and there is a market and demand for it. Hahahaha...mrt where got contractor untung. All koyak. Mrt keep on delayed, might delay more...
U my sifu, i ikan bilis, PR price is far beyond my reach.

Maybe got few more phases if if if the first phase able to be sold off or completed.

delay ok also, contract workers can rest and don't have to pay them salary... on the other hand, you can keep charging MRT for the work hours, equipments..etc. then balloon the bill to double or triple... but provided that you'll get paid at the end. ... else sell you the MRT car park.. haha

I was at the sales office today. yes it is selling like hot cake, i am very tempted too. kl city is 1500psqft, im sure pj will reach that price for sure. I also think that area is a prime area, especially it is just beside ldp. now the road ard the mall is fully operational both way from the ldp. compared to icon, I think it will have less traffic problem. but, where in klang valley no traffic problem? btw residences 2 is not confirmed as per told by the sa. however even if it is going on, it will be across the road n not attached to the mall. to me, I think it is not as convenient as the residences 1 which is a whole with the mall the hotel n the offices.

Because of the low density of this property, the maintenance fees kinda freaks me out.... wondering what kind of rentals i can get for such a pricing and monthly maintenance fees in the future? sweat.gif

Property's Hazy Outlook

Last weekend, about 1,600 participants attended a property seminar called Property Outlook Conference 2014 in Kuala Lumpur.

Organised by an event organiser, speakers comprised property consultants, developers and property gurus. Participants comprised largely investors and investor-wannabes, property professionals from companies and real estate agencies, a sprinkling of analysts and the media.

One of the speakers says it was one of the largest groups he has ever spoken to when it comes to a local property seminar. Usually, the turnout hovers between 600 and 800, he says.

An executive director of an international property consultancy who was there says he felt as though he was attending "a multi-level marketing seminar."

The fact that an event manager organised the seminar single-handedly, albeit with developers as sponsors, underscores the leverage offered by the property sector.

Secondly, the turnout underscores the investing public's hunger for information, says two property professionals. Early bird registrants paid RM200 per pax, a couple paid RM499 while latecomers paid between RM800 and RM1,000 per pax. They were "hungry" because since the introduction of the cooling measures in October, coupled with the various price increase involving toll charges, petrol, electricity tariffs, cut in sugar subsidy, the sector has become rather opaque.



Says Malaysia Institute of Estate Agents (MIEA) president Siva Shanker: "Both developers and investors did not know what hit them post-Budget 2014. The last three months of 2013 were bad. The sector went into a tailspin."

Siva says in the last four years, prices in some areas went up 30% to 35% in the span of a year - an unhealthy situation because the fundamentals were not there. On a national basis, the issue of house prices is not an issue, it is only in certain areas that prices have gone up multiple times in relation to annual household incomes, he says. He likens the property market before the budget to a car about to crash as it careens downhill, if the cooling measures were not introduced.

"If the car does not slow down, it will crash," he says.

Siva says of all the sub-segments in the property sector, he is most concerned about the residential sub-segment, the main driver of the sector.

Siva says there is a huge oversupply in Kuala Lumpur, Penang and Iskandar Malaysia in Johor, including serviced apartments which are developed under commercial status.

The 2013/14 slowdown

Siva says not many may have realised it, but the property sector slowed down in 2013. "We think 2014 will see a slowdown of the sector, but that actually started in 2013.

"Sales are expected to be slow for the first two quarters. We expect to see sales going up in the second half of this year and find its own level, barring external factors. Sales will not be great, but it will not be as bad as first two quarters of this year," says Siva.

"The goods and service tax (GST) due in April 2015 will create another bout of uncertain. Although most of the countries in the region - with the exception of Brunei and Malaysia - have some form of GST or value added tax (VAT), we have yet to experience its effect. We expect some knee-jerk reaction which will result in a price increase but it is 2016 that I expect prices to climb," he says.

But before 2016, there is 2014 to deal with.

"2014 will be Iskandar Malaysia's tipping point. (But) there is also a huge oversupply in Penang and the Klang Valley, especially high-rise projects, be there condominiums or serviced apartments," he says.

Stocker Roberts & Gupta Sdn Bhd valuer Das Gupta who runs a firm about 10 minutes walk from the Petronas Twin Towers says the slowdown actually started in 2012.



"Many missed the signals," he says. "Land and property prices around here (Kuala Lumpur City Centre) have been stagnating since 2012.

"That was a slow year. High-end properties around the KLCC and in Mont' Kiara stopped moving forward the past one year in terms of both capital appreciation and rental.

"In some cases, rental and prices have dropped a notch or two," he says.

How does one account then for the sale of a parcel of land sandwiched between Wisma Central and a Chinese temple fronting Jalan Ampang sold to Singapore-listed developer Oxley Holdings Ltd by Loke Wan Yat estate?

The 1.25 hecatres (3.1 acres) parcel was sold in December for a record RM3,300 per sq ft or RM446.7mil.

"That was an exceptional parcel because of its location and size. It is not the market norm and should not be used as a measure of overall property sector performance," he says. Das says while land deals belong to the big boys' arena, it is the ordinary people that he is most concerned about. "Nothing hits the rich," he says.

Das says suburban vacant land with demand potential have become exorbitantly high. Some of these owners are second or third generation owners. They have no liabilities on these real estate. "Developers have to price their end products very high in order to justify paying such high prices. (So) they rather walk away."

The retail story

Royal Institution of Surveyors Malaysia (RISM) vice president Adzman Shah Mohd Ariffin says the market is evolving. "There are a number of developments in the United States and in Asia. All these events will impact Malaysia."

Adzman highlighted Indonesia's rupiah weakening last year and Thailand political demonstrations, now in its second month.

Adzman says the weak rupiah may attract companies to invest there. That will impact Malaysia.

"We seem stable when compared to our neighbours but we have our own issues to settle," he says.

Adzman, who runs a property and retail consultancy Exastrata Solutions Sdn Bhd says businesses are recalculating their margins with the various price increases involving electricity tariffs, sugar, possibly toll rates and petrol prices.

He draws attention to the recent inflation figures by Standard Chartered Bank South-East Asia regional head of research Edward Lee. Lee says Malaysia's inflation rate is expected to increase to 3.4% for the first nine months this year from 2.1% in the same period last year. The jump reflects one of the biggest in Asia; it is also the fastest acceleration in almost two years.

Adzman is helping three malls with retail tenancy. Two of them are new while the third is an existing mall.

"Retailers today are cautious about location, their catchment areas and overall expansion. They have been cautious since the middle of last year. There is a lot of focus now on tourism to help bring in revenue but this is limited to cities and tourist areas. Suburban malls are dependent on their respective catchment areas," he says.

"Most businesses are waiting for first half year figures. This will be a good indication (where we are heading)," he says.

Adzman says retailers are feeling the heat because consumers are not buying.

"Retailers are clearing stock by cutting prices to ensure they are not stuck with old stocks when the market slows. They release space for new stocks in order to create demand," says Adzman.

The raise in toll, petrol and parking charges may result in people heading to the mall closest to them instead of heading downtown which means downtown malls will be tourist-dependent, he says.

Retail Group Malaysia MD Tan Hai Hsin in a January 2014 report based on interviews with members of the Malaysia Retailers Association says the industy reported a sluggish third quarter for 2013. The July-September quarter grew 3.1% compared with 4.6% in the preceding quarter, and 4.8% for the same period in the preceding year.

Ramadan and Hari Raya, which fell on the third quarter of 2013, failed to lift overall retail sales, he says. This confirms Adzman's views that on the Malaysia retail industry has been slow since the middle of last year.

In many ways, the retail sector and private consumption are good indicators for the overall economy.

The consumer sentiment index, according to Tan, dropped from 122.9 in the first quarter of 2013, to 109.7 (Q2) and 102.0 (Q3). The next batch of numbers to look out for will be National Property Information Centre (Napic) figures on transaction volume and transaction value.

This is expected to be released in March/April.

The jump in property prices at 30% to 35% a year in some areas since 2010 has changed the sector's profile and has resulted in an equally stratospheric jump in interest among investors, with 20-somethings piling in.

In many ways, this is reminiscient of the 1990s stock market super bull run when college students and 20-somethings diligently applied for initial public offerings with the hope of a gain. They trotted a similar path in the recent bout of interest in the property sector.

Siva says "these young people are shielded from the international highs and lows of the global economy, and the national ups and downs, and whose trickle down effect is yet to be felt."

"The introduction of developers interest bearing scheme (DIBS) enabled many to buy properties they cannot afford and don't need. The question is: Will they be able to get tenants? If not, will they be able to pay the mortgage when payment kicks in?"

The introduction of cooling measures may also result in a shift in interest from the primary back to secondary market when buyers turn to sub-sales instead of buying directly from the developers. In an earlier report by Elvin Fernandez, managing director of Khong & Jaafar group of companies, he said in 2009 and 2010, primary transactions comprised about 12% and secondary market transactions about 87% of total residential transactions of 211,600 in 2009 and 226,874 (2010) respectively.

In 2011 and 2012, primary transactions went up to about a fifth of the total number of residential transactions whereas the secondary market accounted about 79% (or 214,044) and 77% (212,428) respectively. There was a drop in secondary market sales from 214,044 in 2011 to 212,428 in 2012.

Says Elvin: "This means there was a run-up in the primary sector of the market by about 35,000 units a year or close to 3,000 units a month.

The question today is, where will these group of ?speculators' turn to in their search for alternative investments?"

With fixed interest rates at about 3% per annum and volatility in the share market, will interest in the property market return to the secondary market? Will all the euphoria of the last several years mark a return to the days before 2009 when property investments were dull and boring? This lack of clarity is the reason why property seminars attract a full house.

I am totally clueless as to why KJ area is selling at RM1,000 psf already when I look at newly launched Vortex by Monoland in KLCC area which is priced from RM980-RM1190 psf. Please enlighten me investors.

KLCC area is RM1,500 psf for new projects. Monoland is an exceptional case, which is well-known in the industry for selling below market value due to several reasons.

Paradigm Residences 1 is now called AZURE. The current selling price is RM1000psf. It is a crazy price! As usual developers are greedy and thinking it can sell because of the only advantage is location. Let me tell you after doing a lengthy research on AZURE that this property is a leasehold land on commercial title and the worst part is the maintenance charges is RM0.55 psf.WHAT THE HELL? They (developer) cannot provide a comparison chart on other projects nearby because theirs is the most expensive. There is no return on investment as it cannot cover your monthly installment plus the maintenance charges is bloody high! Ask the salesman why so high the maintenance charges and cannot give a proper answer. This developer is a rip off.

Yes. But I seldom visit this mall. Prefer to go MV or 1U. I think it's good as a neighborhood mall.

so residential attached to shopping mall always can sell better especially to those work in the shopping mall but can potentially becomes a lousy place to live the moment every unit becomes the hostel sort of for workers to stay
eg employer rent and put 10 tilams for workers to sleep then you see the 10 workers as neighbour will put you off

If the shopping mall is managed well to become popular and somewhat "high end", I don't think the residential will be rented out to workers. Owners can rent out to office workers (if got offices), etc. Less headache, no?

by right should be but few owners actually (know or don't know) let their unit out to one person
the one person is usually renting for their staff, workers especially foreign workers
so i wonder how many couple, family will buy and stay or more by investors who only care for rental?

in case any1 still keen..cos went there last weekend..5% rebate, free SPA legal fees, loan stamp duty & MOT...cheapest now is RM788K...and they oso have show units but have to wear safety helmet and safety vest =_= not suitable for ladies wearing skirt

paradigms mall is already successful with good FnB tenants..icon no track record..wouldnt invest in either one at 900-1.1kpsf

Generally could be better but Icon located at the edge of LDP - FH interchanged and thus assessibility would be the required and key issue in front of the rampant jam interchanged.

It can be very good because the site was travel and passby by many cars and if the assessibility is enhance, retail mall with ready tenants, it would be good.

However, Paradigm is relying on it's own location and the mall is consider decent and matured, assessibility already proven.

Yes guys I was invited for the signing ceremony between New World Hotel and WCT. Wow didn't expect their goodie bags to be quite generous...got power bank, USB, mug, organiser and of course their brochures la! Quite good response as they only have about 30% left available. But small unit only left less than 10 units. Cheapest price still at RM788k before discount. Last weekend went to MAPEX at MV and was told got a new package wor! It's call what BOS118 meaning pay 10% upon sign SPA (will minus the 5% discount) then 2nd 10% pay within 6 months then balance 80% upon VP! On top of that SPA legal fees, loan stamp duty and MOT still absorbed by them! Am considering still cos their new package still on till further notice. I heard DKSH is one of their anchor tenant in Ascent Office Tower. If that's the case, not bad man...got ang mo working so maybe can consider rent out to them...I will update again if I buy one unit ya hahahaha

Spoke to WTC staff recently n tht stunning ascent tower in paradigm only 40% occupied despite great product n good location... KJ office market clearly oversupplied!

still got limited units left. my investor friend told me cost abt rm793k nett for 762 sq ft. cost is circa rm1050 psf for this leasehold partially furnished unit. advantage is that it comes with 2 side by side carparks.

Personally I would prefer paradigm side of LDP instead of highpark side. ..and the facade looks modern

Many tenants moved out already.. jus to update, they are struggling to replace those tenants.. this is why i mention tht para OUG might not make it but pavi BJ would rclxm9.gif rclxm9.gif

Surrounding office area would appreciate the food court.. premium chinese restaurant is needed but mus really figure a way out to improve weekday footfall.. I hate the layout but it should be good for hide n seek for young ones icon_rolleyes.gif icon_rolleyes.gif wonder how many of those fashion n even F&B tenants in paradigm can cover their expenses..

I think paradigm will continue to do OKl(definitely can survive if not well) once the office and hotel getting ready..surprisingly saw quite a lot of western digital workers come here for lunch on weekdays...


But, I have to agree with you not much choice of foods in paradigm...besides the dynasty dragon/sushi zanmai most are those cafe serving overprice and pathetic food prepared by foreign workers...the old town kopitiam here is o e of the worst outlet in kV, food is shxt...sakae sushii also one of the worst !!!

I stay nearby, so went there quite frequent...but sometimes I choose to drive all the way to one utama instead of paradigm which is within walking distance rclxm9.gif rclxms.gif

not that difficult.
their direct bus service to klia is a charm. they need to increase the frequency especially during peak hours and also provide more publicity.
may be able to pull more crowd into here once the hotel and office is running.

and should engage with other malls like tcm, 1 utama, ikea, ikano, curve, empire city, atria, sterling, glo to jointly create free shuttle buses. it needs to have more buses and close intervals. make it stick to mind that it's so easy to visit any of these malls.

their partnership with airasia is also great marketing tool. but one that has not been fully exploited nor explored.
should hold more travel and tours fair instead to coincide with BIG points system.
but they lack the convention hall to do so.
and they need to expand over to the shell station site. so that they can create outdoor events at the park. just like 1 utama occasionally have outdoor events at their park too.

just some suggestion.

i have different views;
no.1 intergrated also means chaos! i have to join the long traffic q with the shoppers, public should i were to buy azure. LDP is already jam, some more going home to my condos another hell of traffic jam. it's really not going to work for me. its called HighPark not highland - seems to be dedicated to only residents per say.

no.2 when i visited HighPark, all the units come with 1 cp, and i have the options to purchase another car park which they are giving a 10K discount on top the 5% discount on the units, which i feel is a good bargain. As for furnishings is very subjective. I have my own preference to the ID as to me I very personal and subjective. After all ikea has good choice of ID to choose.

no.3, HighPark have marketed that they have a dedicated feeder service for the residents as the service they provide will bring residents to paradigm and LRT, so to me is a good move should i want to mingle around without driving.

SO ABOVE ALL i still prefer HighPark. Gamuda company has proven track record leh, and i saw their sales brochure this project is GBI gold

WCT has recently renewed its tenancy agreements for its PJ Paradigm Mall, which is 93% occupied.

WCT Holdings Bhd plans to launch a real estate investment trust (REIT) next year to unlock the value of its assets and pare down debts.
The company will have four malls by then with a total net lettable area (NLA) of 3.3 million sq ft comprising Paradigm PJ, AEON Bukit Tinggi, Gateway@klia2 & Paradigm JB.

yesterday went for m:i 5.
cinema was packed.
after show, all shops tapau oledi.
didn't observed much. only dissapointed that they closed sharp sharp at 10pm. in fact, i think 15-30 minutes before 10pm they oledi start tapau.

i walk in to their sales gallery in shopping mall last weekend, price seems quite high comparing with that area some more leasehold and commercial title. will this be under HDA if their upstairs are hotel? forgot ask the SA

Yes its hda due to service apartment. What was the price quoted n how many % sold?

didn't ask so much details about their sales status, the SA propose me the smallest size 766sqf with RM960+k, turn down immediate after i know the maintenance fees. Rm0.50 persqf exclude sinking fund!! shocking.gif

I remember if not mistaken this is mostly same rate with a lot of property in KL city center, i probably get better one in KL as more easy to target expat renting.

But you don't have the convenience of the mall literally on your door step, and you have some pretty good corporate clients at the Ascent to tap into.

not really....opposite The Grand is walkable (150m-200m) to Paradigm Mall using an overhead pedestrian bridge and still can catch corporate clients

There's a 15% discount la. At 1050psf this isn't a bad deal for those high end property investors la.

Low density, pj, link to a good mall, link to office tower with many foreign MNCs, hotel, bus to lrt and klia, great highways like ldp and azure is a luxury property.

Renting out FF should be easy but at 4% yields which is the trend for high end props.

Lets compare both grand at 750psf and azure at 1050psf (300psf diference)

Cons for Grand
1. Sofo: to me all hybrid products will always be priced 15-20% lower due to reasons like office hence cant stay legally, subsale gst etc etc
2. Type of prop: grand is mid end at best while azure is luxury type with higher end faci, design and fittings
3. Location: azure can walk to all i mention above without having to go 300m and cross here and there. Paradigm mall n ascent office is at your doorstep. My friend is struggling to rent his condo beside a mall in PJ and tenants say i prefer rent 'there' cos i can just walk down instead of 100m across the road; grand will face the same problem
4. Developer: top 30 vs unknown which will have price diff in the longrun due to workmanship etc etc.

1. Leasehold
2. More expensiv

trust we are discerning investors and the best & fair way to assess an investment objectively is using quantitative value ie rental yield, ROI or COCR bcoz numbers doesn't lie. Using "holier than thou" qualitative assessment will not lead to any acceptable conclusion.

for simple comparison, let's use rental yield (based on rental income nett of mgt fees cos the latter could have material impact to the returns). May i know what is the expected rental for the smallest unit of Azure for calculation and comparison.

My friend's unit at The Grand is getting 5.3% net rental yield (after deducting mgt fees). If Azure can get the similar rental yield, i am sure there won't be still 30% unsold units after few years.

grand is new and all for now. hence the demand from paradigm office and others presently.
once azure is vp, am sure there would be plenty of enquiries for it from these existing corporate tenants.
a shift in interest would normally occur until a balance is formed, i.e azure adjusting their rates to catch these pool of tenants and similarly so would the Grand. once this equilibrium is form (stabilisation of rates), both would hold different position then i.e. grand hosting middle to senior management and probably azure hosting more likely senior management.
the grand may yet face another challenge from gamuda's high park. heck even azure will face the threat from it. then it shall seek a new equilibrium all over again.

one thing to note though are both azure and high park are relatively small units. the grand have some larger units i think? and not forgetting even shang villa and kelana park view still "okayish" due to it bigger built up nature more suitable for family setting condition.

but all in all, applaud to wct for getting some really good tenants in.

Glomac's Serena will be joining the gang of new properties coming up along this stretch of LDP, although it might not be competing directly with Azure and the rest.

Wonder how is the student occupancy rate at Grand, considering Unitar is within walking distance and Lincoln main campus just relocated to the old Unitar building (beside Kelana Mall), which is also walking distance.

if there is supply demand imbalance where supply > demand (likely to happen in coming years), then the asset with most competitive value (or cost) will be resilient in the competition to protect value

went to sales office, available units went from approx 10 units (few months back) to 30+ units (last week) hmm.gif

heard this has VPed. they are stuck with Bumi units that should be converted soon. heard up to 50% . all units left. about 1100-1200psf. expect it to be tough in subsales and decent in rental.

For info, maintenance fees increased from 0.52 per sqft to 0.80 per sqft now. Not sure inclusive or exclude sinking fund.
I wander how such big increment got approval during the AGM.
Maybe due to low density development? Less than 200 units only here.

Booked an Airbnb last week for 2 bedder with no balcony. Pretty crazy for this kind of layout to justify for 1k psf.

Facilities are underwhlem, build quality isn't great (lots of crack line along the corridor), resident parking is at another block (need to cross the pedestrian)...

But good thing is, you have classy entrance and lift by KONE looks quite promising. They should have use spotlight for lift cabin for more atas feel.

For info, maintenance fees increased from 0.52 per sqft to 0.80 per sqft now. Not sure inclusive or exclude sinking fund.
I wander how such big increment got approval during the AGM.
Maybe due to low density development? Less than 200 units only here.
