Received a call from SA this morning, the residences most probably will be launched by end of this year... price start from RM900 psf onwards. Beside that, the SA seems like try to test the market for office tower which they planned to lease instead of sale.

yes, today went to Paradigm sales gallery, the SA informed that the price will be 1k per sf, and will be launched next week.
i think now is a good buy for kelana puteri, the condo nearest to paradigm mall, which the price is slightly more than RM400 per sf, this well-maintained condo will appreciate if the Paradigm Residence really priced at 1k per sf. |

Its crazy pricing of they target to sell at 900-1000 psf especially since Paradigm is not doing as well as 1 Utama. But this is probably before discount.

even with discount, the price cannot be lower than $850psf. so it is still super expensive especially it is not KL address and no other selling points except the paradigm mall factor.

I was in paradigm mall and stopped by WCT showroom there. Smallest 756sqft 1+1room. Rm1000psf... For leasehold and kelang jaya? Still have not digest the pricing yet. Until now also cannot digest icon pricing also.

Icon oledi priced 1000psf. Tg with their mall and mrt factor oledi 1300psf. Paradigm with confirm strong mall and free bus route to kj existing lrt should price higher. Kekekeke. So i guess oug would be at least 1200psf? Lol. |

For PJ location, I think RM750 psf is too undervalue already. Places like Taman Wahyu is already almost there lah... And bear in mind, Kelana Jaya/Petaling Jaya purchasing power is much better. That day I went to Pakatan Rakyat rally, so many sekampung people saying they have children studying overseas and some even able to afford overseas homes. Many of them could buy Malaysian homes with low level of financing margin, meaning to say they can sustain even with lower rentals. i used to stay at the nearby condo at 2012 for almost 16 months, and can confirm that the area is a very nice location, and paradigm mall provides a lot of added value to the place.
That is the reason, the nearby condos value already increase 30% in recent 2 years. Unfortunately, i just rented a unit there, not my own. Now the rental keep increasing. |

Saw the sales board at 5pm today....nearly 85% are 'booked' with stickers.
Small units below 800sf were all booked...this good sales response for min 1kpsf is mind boggling to me and I find it difficult to reconcile |

Unless u pay 30% dp, otherwise there is almost no hope to get rental that can cover ur installment + maintenance fees
If you can pay 30% dp, why don't u buy subsale leh... |

Wow....i think i am a bit out of market now. Saw a lot of big time kaki in this paradigm residences dicussion. Budget is around the corner, on 25th oct and most likely will put little brake on loan, higher stamp duty n rpgt...at this rm1000psf still sapu really powerful. I just curious n hope to see what is the outcome of either rental or sales in 2016/2017 of paradigm residences or those so called expensive ppty. After completion, still bbb mode or throw throw throw and runaway?

I was at the sales office today. yes it is selling like hot cake, i am very tempted too. kl city is 1500psqft, im sure pj will reach that price for sure. I also think that area is a prime area, especially it is just beside ldp. now the road ard the mall is fully operational both way from the ldp. compared to icon, I think it will have less traffic problem. but, where in klang valley no traffic problem? btw residences 2 is not confirmed as per told by the sa. however even if it is going on, it will be across the road n not attached to the mall. to me, I think it is not as convenient as the residences 1 which is a whole with the mall the hotel n the offices.

Article in STAR today 19 Jan 2014 -------------------------------------- Property's Hazy Outlook 18 Jan 2014 Last weekend, about 1,600 participants attended a property seminar called Property Outlook Conference 2014 in Kuala Lumpur. Organised by an event organiser, speakers comprised property consultants, developers and property gurus. Participants comprised largely investors and investor-wannabes, property professionals from companies and real estate agencies, a sprinkling of analysts and the media. One of the speakers says it was one of the largest groups he has ever spoken to when it comes to a local property seminar. Usually, the turnout hovers between 600 and 800, he says. An executive director of an international property consultancy who was there says he felt as though he was attending "a multi-level marketing seminar." The fact that an event manager organised the seminar single-handedly, albeit with developers as sponsors, underscores the leverage offered by the property sector. Secondly, the turnout underscores the investing public's hunger for information, says two property professionals. Early bird registrants paid RM200 per pax, a couple paid RM499 while latecomers paid between RM800 and RM1,000 per pax. They were "hungry" because since the introduction of the cooling measures in October, coupled with the various price increase involving toll charges, petrol, electricity tariffs, cut in sugar subsidy, the sector has become rather opaque. Says Malaysia Institute of Estate Agents (MIEA) president Siva Shanker: "Both developers and investors did not know what hit them post-Budget 2014. The last three months of 2013 were bad. The sector went into a tailspin." Siva says in the last four years, prices in some areas went up 30% to 35% in the span of a year - an unhealthy situation because the fundamentals were not there. On a national basis, the issue of house prices is not an issue, it is only in certain areas that prices have gone up multiple times in relation to annual household incomes, he says. He likens the property market before the budget to a car about to crash as it careens downhill, if the cooling measures were not introduced. "If the car does not slow down, it will crash," he says. Siva says of all the sub-segments in the property sector, he is most concerned about the residential sub-segment, the main driver of the sector. Siva says there is a huge oversupply in Kuala Lumpur, Penang and Iskandar Malaysia in Johor, including serviced apartments which are developed under commercial status. The 2013/14 slowdown Siva says not many may have realised it, but the property sector slowed down in 2013. "We think 2014 will see a slowdown of the sector, but that actually started in 2013. "Sales are expected to be slow for the first two quarters. We expect to see sales going up in the second half of this year and find its own level, barring external factors. Sales will not be great, but it will not be as bad as first two quarters of this year," says Siva. "The goods and service tax (GST) due in April 2015 will create another bout of uncertain. Although most of the countries in the region - with the exception of Brunei and Malaysia - have some form of GST or value added tax (VAT), we have yet to experience its effect. We expect some knee-jerk reaction which will result in a price increase but it is 2016 that I expect prices to climb," he says. But before 2016, there is 2014 to deal with. "2014 will be Iskandar Malaysia's tipping point. (But) there is also a huge oversupply in Penang and the Klang Valley, especially high-rise projects, be there condominiums or serviced apartments," he says. Stocker Roberts & Gupta Sdn Bhd valuer Das Gupta who runs a firm about 10 minutes walk from the Petronas Twin Towers says the slowdown actually started in 2012. "Many missed the signals," he says. "Land and property prices around here (Kuala Lumpur City Centre) have been stagnating since 2012. "That was a slow year. High-end properties around the KLCC and in Mont' Kiara stopped moving forward the past one year in terms of both capital appreciation and rental. "In some cases, rental and prices have dropped a notch or two," he says. How does one account then for the sale of a parcel of land sandwiched between Wisma Central and a Chinese temple fronting Jalan Ampang sold to Singapore-listed developer Oxley Holdings Ltd by Loke Wan Yat estate? The 1.25 hecatres (3.1 acres) parcel was sold in December for a record RM3,300 per sq ft or RM446.7mil. "That was an exceptional parcel because of its location and size. It is not the market norm and should not be used as a measure of overall property sector performance," he says. Das says while land deals belong to the big boys' arena, it is the ordinary people that he is most concerned about. "Nothing hits the rich," he says. Das says suburban vacant land with demand potential have become exorbitantly high. Some of these owners are second or third generation owners. They have no liabilities on these real estate. "Developers have to price their end products very high in order to justify paying such high prices. (So) they rather walk away." The retail story Royal Institution of Surveyors Malaysia (RISM) vice president Adzman Shah Mohd Ariffin says the market is evolving. "There are a number of developments in the United States and in Asia. All these events will impact Malaysia." Adzman highlighted Indonesia's rupiah weakening last year and Thailand political demonstrations, now in its second month. Adzman says the weak rupiah may attract companies to invest there. That will impact Malaysia. "We seem stable when compared to our neighbours but we have our own issues to settle," he says. Adzman, who runs a property and retail consultancy Exastrata Solutions Sdn Bhd says businesses are recalculating their margins with the various price increases involving electricity tariffs, sugar, possibly toll rates and petrol prices. He draws attention to the recent inflation figures by Standard Chartered Bank South-East Asia regional head of research Edward Lee. Lee says Malaysia's inflation rate is expected to increase to 3.4% for the first nine months this year from 2.1% in the same period last year. The jump reflects one of the biggest in Asia; it is also the fastest acceleration in almost two years. Adzman is helping three malls with retail tenancy. Two of them are new while the third is an existing mall. "Retailers today are cautious about location, their catchment areas and overall expansion. They have been cautious since the middle of last year. There is a lot of focus now on tourism to help bring in revenue but this is limited to cities and tourist areas. Suburban malls are dependent on their respective catchment areas," he says. "Most businesses are waiting for first half year figures. This will be a good indication (where we are heading)," he says. Adzman says retailers are feeling the heat because consumers are not buying. "Retailers are clearing stock by cutting prices to ensure they are not stuck with old stocks when the market slows. They release space for new stocks in order to create demand," says Adzman. The raise in toll, petrol and parking charges may result in people heading to the mall closest to them instead of heading downtown which means downtown malls will be tourist-dependent, he says. Retail Group Malaysia MD Tan Hai Hsin in a January 2014 report based on interviews with members of the Malaysia Retailers Association says the industy reported a sluggish third quarter for 2013. The July-September quarter grew 3.1% compared with 4.6% in the preceding quarter, and 4.8% for the same period in the preceding year. Ramadan and Hari Raya, which fell on the third quarter of 2013, failed to lift overall retail sales, he says. This confirms Adzman's views that on the Malaysia retail industry has been slow since the middle of last year. In many ways, the retail sector and private consumption are good indicators for the overall economy. The consumer sentiment index, according to Tan, dropped from 122.9 in the first quarter of 2013, to 109.7 (Q2) and 102.0 (Q3). The next batch of numbers to look out for will be National Property Information Centre (Napic) figures on transaction volume and transaction value. This is expected to be released in March/April. The jump in property prices at 30% to 35% a year in some areas since 2010 has changed the sector's profile and has resulted in an equally stratospheric jump in interest among investors, with 20-somethings piling in. In many ways, this is reminiscient of the 1990s stock market super bull run when college students and 20-somethings diligently applied for initial public offerings with the hope of a gain. They trotted a similar path in the recent bout of interest in the property sector. Siva says "these young people are shielded from the international highs and lows of the global economy, and the national ups and downs, and whose trickle down effect is yet to be felt." "The introduction of developers interest bearing scheme (DIBS) enabled many to buy properties they cannot afford and don't need. The question is: Will they be able to get tenants? If not, will they be able to pay the mortgage when payment kicks in?" The introduction of cooling measures may also result in a shift in interest from the primary back to secondary market when buyers turn to sub-sales instead of buying directly from the developers. In an earlier report by Elvin Fernandez, managing director of Khong & Jaafar group of companies, he said in 2009 and 2010, primary transactions comprised about 12% and secondary market transactions about 87% of total residential transactions of 211,600 in 2009 and 226,874 (2010) respectively. In 2011 and 2012, primary transactions went up to about a fifth of the total number of residential transactions whereas the secondary market accounted about 79% (or 214,044) and 77% (212,428) respectively. There was a drop in secondary market sales from 214,044 in 2011 to 212,428 in 2012. Says Elvin: "This means there was a run-up in the primary sector of the market by about 35,000 units a year or close to 3,000 units a month. The question today is, where will these group of ?speculators' turn to in their search for alternative investments?" With fixed interest rates at about 3% per annum and volatility in the share market, will interest in the property market return to the secondary market? Will all the euphoria of the last several years mark a return to the days before 2009 when property investments were dull and boring? I am totally clueless as to why KJ area is selling at RM1,000 psf already when I look at newly launched Vortex by Monoland in KLCC area which is priced from RM980-RM1190 psf. Please enlighten me investors.

Paradigm Residences 1 is now called AZURE. The current selling price is RM1000psf. It is a crazy price! As usual developers are greedy and thinking it can sell because of the only advantage is location. Let me tell you after doing a lengthy research on AZURE that this property is a leasehold land on commercial title and the worst part is the maintenance charges is RM0.55 psf.WHAT THE HELL? They (developer) cannot provide a comparison chart on other projects nearby because theirs is the most expensive. There is no return on investment as it cannot cover your monthly installment plus the maintenance charges is bloody high! Ask the salesman why so high the maintenance charges and cannot give a proper answer. This developer is a rip off.

in case any1 still keen..cos went there last weekend..5% rebate, free SPA legal fees, loan stamp duty & MOT...cheapest now is RM788K...and they oso have show units but have to wear safety helmet and safety vest =_= not suitable for ladies wearing skirt

Yes guys I was invited for the signing ceremony between New World Hotel and WCT. Wow didn't expect their goodie bags to be quite generous...got power bank, USB, mug, organiser and of course their brochures la! Quite good response as they only have about 30% left available. But small unit only left less than 10 units. Cheapest price still at RM788k before discount. Last weekend went to MAPEX at MV and was told got a new package wor! It's call what BOS118 meaning pay 10% upon sign SPA (will minus the 5% discount) then 2nd 10% pay within 6 months then balance 80% upon VP! On top of that SPA legal fees, loan stamp duty and MOT still absorbed by them! Am considering still cos their new package still on till further notice. I heard DKSH is one of their anchor tenant in Ascent Office Tower. If that's the case, not bad man...got ang mo working so maybe can consider rent out to them...I will update again if I buy one unit ya hahahaha

LDP is already jam, some more going home to my condos another hell of traffic jam. it's really not going to work for me. its called HighPark not highland - seems to be dedicated to only residents per say. no.2 when i visited HighPark, all the units come with 1 cp, and i have the options to purchase another car park which they are giving a 10K discount on top the 5% discount on the units, which i feel is a good bargain. As for furnishings is very subjective. I have my own preference to the ID as to me I very personal and subjective. After all ikea has good choice of ID to choose. no.3, HighPark have marketed that they have a dedicated feeder service for the residents as the service they provide will bring residents to paradigm and LRT, so to me is a good move should i want to mingle around without driving. SO ABOVE ALL i still prefer HighPark. Gamuda company has proven track record leh, and i saw their sales brochure this project is GBI gold |

Betul kah 93%? WCT Holdings Bhd plans to launch a real estate investment trust (REIT) next year to unlock the value of its assets and pare down debts. The company will have four malls by then with a total net lettable area (NLA) of 3.3 million sq ft comprising Paradigm PJ, AEON Bukit Tinggi, Gateway@klia2 & Paradigm JB. |

Other key takeaways from the meeting with WCT’s management is that WCT will be disposing of Paradigm Mall and BBT Shopping Mall in Klang to a REIT for cash, hence giving up the ownership of the assets entirely and is unlikely to hold any meaningful stake, if at all, in the REIT.

i walk in to their sales gallery in shopping mall last weekend, price seems quite high comparing with that area some more leasehold and commercial title. will this be under HDA if their upstairs are hotel? forgot ask the SA

went to sales office, available units went from approx 10 units (few months back) to 30+ units (last week) pretty sure they released bumi units already, wonder where they get all these extra units |

heard this has VPed. they are stuck with Bumi units that should be converted soon. heard up to 50% . all units left. about 1100-1200psf. expect it to be tough in subsales and decent in rental.

For info, maintenance fees increased from 0.52 per sqft to 0.80 per sqft now. Not sure inclusive or exclude sinking fund.
I wander how such big increment got approval during the AGM. Maybe due to low density development? Less than 200 units only here. |

Booked an Airbnb last week for 2 bedder with no balcony. Pretty crazy for this kind of layout to justify for 1k psf.
Facilities are underwhlem, build quality isn't great (lots of crack line along the corridor), resident parking is at another block (need to cross the pedestrian)... But good thing is, you have classy entrance and lift by KONE looks quite promising. They should have use spotlight for lift cabin for more atas feel. |
