The RHB banker were pushing for the signing of the LO. Since I was satisfied with rate offered, BLR-2.45, I proceed for the signing. He did mentioned regarding the flexi thingi. He said per transaction will be charged RM50. Thats a lot actually. Is it still possible to get the re-drawal fee waived. Of course the banker going to say no. But anyone has any idea if its possible??

You did you move the main account huh?? Does it affect the loan?!
*
actually i'm not sure of your package. perhaps different package has different tnc. what i remember is, re-draw fee is RM 25 per transaction with multiplication of RM 1000. but the officer write in and appeal in the system for waiver. and i got it. perhaps i'm lucky. anyways, i'm not too sure whether you can request to waive it or not. i got mine in apr-may 2012. maybe this year they can't waive. you just check with the officer.

yes... loan officer will definite push u to sign LO. that's when it's all confirm and he/she will be entitle for sales commission. smile.gif just bear with it.

yes, i move my account to Rawang Branch cos it's easier. Nothing affected. just the Holding Branch. I didn't know about this until my Loan Officer suggest me that. Even the Waive of Re-Draw fees also suggested by him. that's when only i know the Re-Draw fee can be waive.

from what i know, if u apply the Loan from Bank's Mortgage Mobile Sales Team, you will get to choose where is your Holding Branch. usually mobile sales team doesn't belong to any branches. they are separate entity.

my Rhb banker told me that there is no charges of rm50 for withdrawal. if I bank in today morning, I wont be charged if I withdraw the next day after 3pm..that's what the banker told me.

when signing the LO, my banker also confirm me again that I wont be charged for rm50 for withdrawal eventhough the waiver of charges rm50 for withdrawal is not stated in LO.
Do you guys' LO got mentioned that charges?
*
mine stated in the LO. rclxms.gif it's being waived for any re-draw transaction.

Of course when you bank in, you wont be charged. But your withdrawal will be charged.

I think the offer of BLR-2.45 still stands. I actually signed the LO recently, like 2 weeks back. Find for RHB banker. I dont mind giving the banker's contact, but his service is not so satisfying.  doh.gif
*
mine is quite good. already refer to 2 case him. 1 success and 1 failed (cos the borrower prefer mbb).

i'm very particular and concern on the Officer's knowledge. so far, only 2 contact i have that served me well. they from OCBC and RHB. smile.gif

Hmm.... i just treat these as additional 'reward', because Malaysia is talk boleh only.. maintenance memang tak boleh.
Lets see how long can these 'attraction' stay there.

The condo i staying at the moment, last time has a nice garden, nice bench... but after 5 years the garden replaced by cement floor.. and all plants put into vase already. hahahha...
Reason => yes! maintenance cost. When gointo AGM, the everyone will agree to minimize maintenance cost.
*
yes. maintenance cost went up every year. even to maintain car also the cost went up every year. if the cost is up and the JMB running into deficit, the entire RA/JMB will hit into trouble. to avoid deficit, increase of Maintenance fees which most of us do not agree to pay more. smile.gif if the JMB is strong and u have a good Financial Controller, then i believe u still can enjoy the so called, "attraction" in MR2.

to those who signed up with rhb, did you realise that you have to start serving full instalment from 31st mth from the 1st drawdown?  hmm.gif
*
really? i signed with RHB and currently only serving Interest which calculated Daily Basis on Disbursed Amount. I remember, i have the option to Serve Full Instalment but i choose to Serve Interest.

The option is the initial stage of construction right? Not after 30th month right? But MR 1 didn't mention 36 month project ma
*
doh.gif my mistake, i mistaken as 31st day.

yes, you will need to serve full instalment on 31st Month onwards upon first draw down. it's part of Bank's clause to protect the bank just in case the project is abandon. but i don't think that will be an issue. based on MR1 progress, SnP signed in APR 2012 and first drawdown in DEC 2012. about 8 months later. so, i think you will be quite safe in that clause. besides, MS tend to complete ontime or if not, earlier. look at MR1 - Phase 1 progress. It is fast. mine already disbursed 45%. i think by Jan or Feb, MR1-Phase 1 could be ready and waitin for CF.

Hey....

Which bank loan u guys taking?
I have offer from maybank, cimb and rhb.
Dont know which to choose.  Any recommendation? Tq
*
sorry. i can't suggest u cos it's individual preference if all 3 bank offer same package. i have bad experience with MBB, so, usually i will try to avoid MBB. so far, RHB is serving me well.

the acknowledgement letter states that:
Legal fee on Loan agreement excluding disbursement fee & stamp duty is borne by developer

my interpretation on this is that disbursement fee & stamp duty for LA is paid by us, correct?
*
not sure. better check with LAwyer / SA. my experience in MR1, all borne by developer. i didn't pay any for Legal / Disbursement / Stamp Duty.

Jason.. tq..

I thought of taking rhb as well coz lowest rate. Any term or condition need to aware???
*
nothing much except being highlighted by rachel_xxx, they have clause of "Serving Full Instalment from 31st Month on First Drawdown.". so far, i'm happy with RHB especially the officer that serve me.

this is rhb clause and maybe some others but definitely not all banks. no one can guarantee when is the first drawdown.

a 36 months project but worry about abandon on the 31st month? at least to me is funny.

most highrise but not all, completion 36 months, why they set 40+ month to serve full installment? they not worry about highrise getting abandon? lol

please correct me if i`m wrong. Thanks.
*
i have no comment on this. that appear as part of the terms of the loan. therefore, i usually accept it.

I asked before about buying 2x2 tiles myself. The sa told me can not. Mah sing really cut cost to the max. 2x2 tiles should be the standard nowadays for new property.
*
maybe it cost extra for the ingredient for 2x2 tiles?

Anggun 3 is behind CALTEX nearby to previous Mah Sing Sales Gallery (Shoplot). the developer is clearing the Land now. can see it obviously from AEON Anggun. I suspect developer might launch it conjunction with Mooncake festival.

opposite AEON Anggun Entrance is Anggun 1.

behind AEON Anggun is Anggun 2.

latest news from sa, in the future, the road at the end of mr2 will connect to tan&tan's semi-d developments which will then connect to anggun 3 and can exit via a road next to caltex...
*
really? but i doubt so. MR2 is at Jalan BTP. the next road, is Jalan Kundang. I don't think a road will be built to connect to Anggun 3. smile.gif

check out the map. smile.gif between Jln Kundang - Anggun 3, it's a land parcel which i think will be use for development.

yup, I think the land parcel  on the right of anggun 3 is the tan&tan's project. There are some news in other threads. Not too sure how big or what is the type of developments they r planning....

anyway, this is all hearsay from the SA. Even if it really materialize, it will be 5-6 years before we can see anything.
*
yea man. it takes ages to materialize.

just wondering, hv anybody asked their sa whether the development will be fibre optic ready ( i mean for internet ) when it is completed?
*
i think that is depending on telco right? but from what i know is Streamyx recently open 4MBPS port in K.Emerald side. But no news on Unifi. Spotted TMB laying the cable, but no news yet. smile.gif
