that looks very good, most of sub-sales purchasers are for investment or own-stay?

heard my fren said 430k also hard to sell.
btw, how do you think ekocheras compare to scott? ekocheras has more than 1800++ ? will it be the same scenario?
small units all gone. . ''scratch head''
*
EkoCheras SOHO 250-meter/Service Apartment 600-meter real walking distance to MRT Line 1; Line 2 latest plan have one station nearby there also; Taman Maluri Ikea + Ikano is under-con; TRX is under-con

By e way, isn't earlier transacted already at 470K, your fren 430K hard to sell, smaller unit isn't it?

Are you trying to say 6km, virgochew82? you don't know 6km = 6000 meters, NOT 600-meter ??

I dont think Tesco is moving out anytime soon from Scott Garden as their have contract with the landlord when they move in that time...

And normally, Tesco or other big hypermarket, they will signed at least 5 to 10 years of contract to make sure their rental is not rise or vice versa.

Even the business there is not as great as other Tesco hypermarket, but you guys have to know, this is not the stand-alone hypermarket, so therefore, they dont need to produce that sales volume.

BTW, their business is not as bad as we see tho... coz i am a frequent shopper there too... and i have shifted my groceries shopping from nearby NSK to Tesco, reason? U will know the quality of of the goods when one is local and one is UK based hypermarket smile.gif

Cheers...
*
Yeah, big name hypermarket and chain store they wouldn't simply close down any shops, definitely they've holding power and they know about business rule, it takes time to boom

Have you people heard of fake tenancy recently...  I heard got people use such method to cheat buyers to buy the property... The one I heard is subsale, they will show you the nice tenancy with great ROI, but once you bought it, the tenant will say bye bye and you end up to seek for new tenancy which the ROI will be much lower...

Something I saw is they kind of 'PA KAT' to gain buyer interests....
*
yeah, normally happen in Commercial property, more in Factory

Went to view an unit today, its really small, much smaller den what we saw on photos.

Really not practical to stay even for couple, spaces to allocate washing machine, fridge, dryer, wardrobe will be an issue.

The last one laughing to the bank will be the person who has a unit in Scott Garden... no matter sub-sale buyer for now or those bought 3 years back...

In near future... after all the big 'hoohaa' development in OKR... no matter this place is haunted or not... got occupancy or not... it's still a good place to live or invest...

Look at all those project coming up in OKR... it's madness i can say... esp. 9 SEPUTEH development.....
*
roughly how much back then?

If i not mistaken is about RM 2xxk plus onwards... depend on which stage and size they buy....

My fren bought a unit at RM 300k. During that time, she just pay RM 8k and pay nothing (DIBS) till VP...early this year she sell off the unit at RM 430k for 775sqf...

Well, its still a good profit tho...

good deal!

My friend has a 1800sqft unit with L shaped balcony at SG. So he says. Real tough time selling. He might throw below market pricing to beat competition. I can't imagine living amidst office units.
*
use it as Office (own occupied/rent out), soho definitely not comfortable for living particularly family living (1,800sqft)

i would say if scott soho still maintain as what it is a year later, this will be a bad reference for those who had bought other developments along OKR.
