Hi, can I ask if I want to go the soho unit to visit friend, then where should I park car? Park at Scott Garden parking?

I'm not from Scott Garden, but since I live in a condo, I do know that there should be a visitor's parking. Just ask the guard that you are visiting your friend who is staying there and make sure to get his unit and block no. to speed up the procedure. The guards will surely ask for those details.

Also, don't park outside this place coz lots of people love to double park and will cause a bad jam on the main road.

Yeah, such a shame. The duplex units are pretty cool.

Developer should have maintained control of the commercial lots.

Within the same vein, Setiawalk is also not much better as its filled with bars. I believe for both projects, the commercial lots must've been open for sale to any rich Tom, Dick and Harry investors. So once they're desperate for tenants, they'll happily accept whoever sets up shop there, and most of the time its always bars or pubs.

But the saving grace for Setiawalk is that the residential and commercial components are separate, so more privacy for those who are staying in the residential units.

I have a hunch that in both cases, the developer don't want to directly manage these type of properties and just push it to whichever management company is assigned to manage them once the warranty period is up.

What can they do by merely change of management? SCott Garden is not a mall anyway.

Maybe they're hoping that by roping in IGB, they might be able to get better tenants to move in due to their fame? hmm.gif

But to be honest, I really doubt that they'll manage a property not built by any of their subsidiaries (IGB and Tan & Tan).

Scotts Garden was doomed to fail the 1st day it started on the drawing board.

The design of the residence is good and the facilities provided was top notch. What went wrong was the commercial design below the condo.

With Malaysian weather, open concept with no air-con? what crowd are they hoping to attract? Afiricans??

The design of some shops facing outwards is another big mistake.. the building is not in the middle of bukit bintang with pedestrain at all sides.. those shops facing outside (except front entrance) is going to fail miserably)

another design fault is some shops at the upper level are on accessible by stairscase like those old shop house (where mostly small law firms will take)

With so many design flaws, even Tesco with deep pockets could not survice as that place could not attract good shops that in turn attract crowds.

When pubs and bars move in, it's the final nail to the coffin... That place is now branded as sleazy and foreign chickens staying above , further drag the property value down.

With so many vacant condo and shops, naturally the collection of maintenance fee also drop and most of the facilities start to deteriorate.

If I'm the developer, I will shoot the architect of this building first for ruining his reputation with such bad design.

If I was the developer, I would've ditched this architect's plan a long time ago. laugh.gif

But normally, most developers wouldn't care how a project turns out. All they're concerned about is the sales volume and once they achieve it, they'll just move on to their next project.
