Scotts Garden was doomed to fail the 1st day it started on the drawing board.
The design of the residence is good and the facilities provided was top notch. What went wrong was the commercial design below the condo.
With Malaysian weather, open concept with no air-con? what crowd are they hoping to attract? Afiricans??
The design of some shops facing outwards is another big mistake.. the building is not in the middle of bukit bintang with pedestrain at all sides.. those shops facing outside (except front entrance) is going to fail miserably)
another design fault is some shops at the upper level are on accessible by stairscase like those old shop house (where mostly small law firms will take)
With so many design flaws, even Tesco with deep pockets could not survice as that place could not attract good shops that in turn attract crowds.
When pubs and bars move in, it's the final nail to the coffin... That place is now branded as sleazy and foreign chickens staying above , further drag the property value down.
With so many vacant condo and shops, naturally the collection of maintenance fee also drop and most of the facilities start to deteriorate.
If I'm the developer, I will shoot the architect of this building first for ruining his reputation with such bad design.
If I was the developer, I would've ditched this architect's plan a long time ago.
But normally, most developers wouldn't care how a project turns out. All they're concerned about is the sales volume and once they achieve it, they'll just move on to their next project.
