The government also scare of developer running away just like what happen in 1996, that really create a big hit to the market. It happens on my parents, lost 200k on a wasted land because the developer run away. I support for built and sell.

Heres some comments, if you afford it and are willing to part with your hard earned cash to those that make a quick buck so that they can have free car/ house / holiday then by all means buy... the funny thing happening in subsale market (since early this year) is that the lower range property <200k, is selling like hot cake. Personally closed many cases in this 2 months alone. The market is really short of supply. Price rise!

To the contrary, I'm a bit worry about this trend because it could be a spill over effect from the discouraging return from other category like higher end condo and etc......

when property sales is slow and need a boost...

Point is, condos doesn't appreciate like landed here because Malaysians have fetish to live in landed once they married and have children.

Also, nowadays developers sell condos like shoeboxes only, for single or dinks couple can lah...do rental play only for condos mostly...but in the end, I notice that rental yields don't catch up with developersrices,  how to invest?

If I invest in lower cost apartments....don't want the hassle to collect rent from low income tenants...likelyhood of them not paying rent higher...plus value cannot appreciate much....

The nice higher end, few months VP prices shoot to the moon already....and far outstrip the market price of rental

Sigh....better collect bullets and wait on people despo want to sell and buy below market price like that....

All no lrt and you think all those old condos will appreciate in value like landed ah?....
