Racists gain more power in BN govt, higher brain drain, possibility of more funds flowing out and lower FDI (when Utusan is slamming Chinese everyday will Chinese Singaporean buy property in Iskandar? LOL). With gap between PR and BN closing year by year even despite BN best efforts to cheat and buy votes - they will turn up the give all ppl welfare goodies tactic again, the only tactic they know. This means more govt debt.

You can call my analysis biased, but deep down, I think you agree.

日本第四大房地產集團東急不動產發言人表示,亞洲各地對日本高級不動產的投資活動自今年年初起便與日俱增,新加坡投資客的買進力道尤為強勁,而高價地段(例如設有許多國外金融機構總部的六本木)尤其受到歡迎。
日圓自去年11月起兌美元已重貶了27%,這對外國投資客來說,日本房地產等於是便宜了30%。
日本房產在經過20年的衰退後,價位已較1991年的高峰低了80%。
日本最大工業用不動產業者GLP看到房地產需求大為熱絡的跡象。該公司首席執行員旺特表示,自從安倍經濟學在去年底啟動以來,需求已激增了50%。他說,去年12月之前客戶每週詢問的房地產總面積僅6萬平方公尺,到了現在則拉升至超過9萬平方公尺。(星洲日報/財經)

Sime Darby Property launches DST houses at Bandar Bukit Raja under RM400K

Developer’s first PR1MA project in Selangor and first township in north Klang.


The Prime Minister being shown what’s touted to be the area’s “next township destination”.

Sime Darby Property Bhd launched the first phase of its Sime Darby Property Affordable Homes initiative in Bandar Bukit Raja, Klang, recently. It is the developer’s first PR1MA project in Selangor after Bandar Ainsdale which was launched in Negri Sembilan in 2011.

Phase 1 of this project in Bandar Bukit Raja is made up of 321 units of double-storey terrace homes. The built-up areas of these 3-bedroom, one utility room and 3-bathroom homes are range between 1,310 and 1,380 sq ft. The houses are priced below RM400,000–lower than the normal market price for such properties, says the developer.

Amenities offered include green areas with natural vegetation, reflexology paths, basketball and futsal courts as well as children’s playground.


The houses will be part of a township comprising 2,090 houses in total, to be launched by 2016. It will be the company’s first major township in north Klang, said Sime Darby group COO Dato’ Wahab Maskan at the launch. The project was launched by Prime Minister Datuk Seri Najib Tun Razak.

Sime Darby also touts Bandar Bukit Raja as the next township destination in this region. It is located in close proximity to Jalan Meru, Klang Sentral transportation hub, Setia Alam, and established industrial mixed developments.

“Our quality affordable homes in Bandar Bukit Raja are located within a maturing area that is growing in market value. The value of the residential, commercial and industrial properties has risen at least 100% in the last 10 years, which translates to a 10% rise per annum.”

“The affordable homes are priced considerably less than the market value, thus presenting a gem of an opportunity for qualified home buyers to own and enjoy the potential value increment,” Dato’ Wahab concluded.

Sime Darby Property plans to build a total of 21,120 units of affordable homes by the end of 2016. Approximately half of these will be landed properties. These homes will be located in major urban or sub-urban areas with a gross built-up area of 800 to 1,400 sq. ft.

better than none. same size in setia alam goes for 350-450k now.
