The rental for double-storey terrace in Putrajaya is hovering around 2.5k. Low-cost flat at Precint9 & Precint11 between 1k-1.5k. I believed the current only Condo in Putrajaya - Saujana Aster is also rented-out around 2k++. Tamara Residence should be fairly value between 2.5k - 3k. The strategic location and amenities surrounding Tamara might possibly attract professionals from Cyberjaya too as the current rental rate in Cyberjaya is much more higher.

Possible if equipped with good furnishing. Airbnb is another good option too given the location. Those units facing Putrajaya main island will have un-interrupted amazing view~ drool.gif

I think what they meant the projected VP based on purchaser S&P first phase of Block B & Block C. However looking from the progress on site, seems Block A & Block D slightly ahead from outside facade. Yet to see the inside completion though. If VP end or early 2017 that is around 7-9 months worth of LAD compensation... mega_shok.gif

Yeah phase 2 seems to move faster...wonder if they have different workers/team for both phases. Better VP early next year when there is less public holiday. Believe that the new strata act will only apply to property sold last year...

Check the article from Edgeproperty above. I believed the launching price was higher.

Still, there should still be substantial capital appreciation since Presint 7&8 are earmarked as International Hub. The first drive-through McD in Putrajaya/Cyberjaya will be opened just across the lake of Fera & Tamara. There is also big commercial/retail development in front of menara Pjh by MRCB.

If only Pjh introduce water-taxi or ferry service for travelling to different area/presint around the lake, with a dock at Ayer8. That will be super awesome. Or maybe there already plan for it and just waiting for implementation. Wishful thinking~ hmm.gif hmm.gif biggrin.gif

Definitely staff purchase available from phase 1, despite the good response. Kinda weird pricing though for nearer-to-lake Phase 1 to be cheaper than Phase 2... rclxub.gif

Impressive external finishing and landscaping of neighbouring Fera project. Despite the delay and hiccup, Pjh still deliver and believed that the subsale price has now doubled to 4million. Hopefully Tamara will be equally good and better. thumbup.gif thumbup.gif thumbup.gif

fera buyer here....lad given in full by pjh up until the letter to the bank informing the completion of the house. however, keys are only given 1/12 after so rugi 1/12 of lad. can appeal but will take months and not sure approved so we decided to just take what we can get.

pjh said fera houses sold except 3-4 houses....the back-to-back ones

The existing low/medium cost apartment rental in Putrajaya already hovering around RM1200-1500. There are limited supply of High-rise Condo in Putrajaya (only 2 currently : Saujana Aster & Dwiputra Condo). Tamara location @ Precint 8 boulevard is undeniably strategic and superior with easy access to ample amenities (commercial, hospital, public transport hub, etc). Hence, owners should aim for higher rental considering all these factors~

Should be do-able with adequate furnishing. After all Tamara unit will be equipped with some furnishing (kitchen cabinet, kitchen appliances, air-condtioning), it just a matter of adding-on. Why would it be better to rent at Mah Sing Garden Residences? What is the rental rate there?
