Hello guys! The Chemara hill in Seremban was closed few years ago but now Sime-Darby has taken over the whole project and now are clearing the land. I'm just intereted in this project cause my father is also interested in it and he asked me to get info about it. I googled it and all but nothing seems to pop out but there are already banners about it on huge billboards around town. If any of y'all property GURUs get any info about this project, can you guys please let me know by posting in this thread. We shall use this as the official thread for this Bukit Chemara, Seremban project by Sime-Darby! Thanks guys! notworthy.gif biggrin.gif

First Update : 03/03/13

First launching homes are link homes which are starting from RM500K++ and Semi-Ds are the second phase which will be starting at RM800K++. Bungalows will be launched later. Looking at the price range given by Sime Darby Property Malaysia themselves, I can see that it might be a luxury living area. Can't wait for more updates! rclxm9.gif

Sime Darby has created a small page on their official website about Bukit Chemara, Seremban and has some info also about the location and what they are going to build.

This is opposite Kemayan Square.

If you come from town, take a left turn a the AST/Permai + junction towards Taman Permai. As you drive down the slope, you will see the land clearing on your left. That's Bukit Chemara.

Just search it in Facebook by typing Bukit Chemara. Hope it helps.

Yup, that's what has been quoted to me. Also, their Bungalow Villas would be in the third phase of the project estimated to start from RM1.2Mil ++.

hi, last two week we call to sime Darby and the customer service said double storey link House is 600k onward, semi d is 980k onward and Bangalow is 1.6million onward. how come the rate increase so fast? she said all the while info she gotis this rate.

anyone have any new info for this?

WoW! That increase was fast and steep. Hmmm. What are Sime Darby trying to achieve. I know the quality and finishing of their projects have been very good but as my dad said when he heard the price, "This is Seremban and they're charging like that". In fact he has a point because the powerhouses in Seremban have all moved to Sri Carcosa in Seremban 2 or to the luxury of Seremban 2 Height? Why so high price for something in the middle of slow, quite Taman Permai? It's because finesse and luxury I guess. The price of the bungalows are the same I guess, since the last I asked. My dads eyeing on the bungalows not. No official sitemap or plan has been released by Sime Darby.

Where is the place actually? My understanding is at Jalan Labu, old road to Nilai starting from Bomba near Imaju Bukit Kristal there. I saw land clearing and a sign board stating Sime Darby. I am quite sure I saw a SIME DARBY Logo and company name at the board.

Haiz, this will pressure the employees to demand for higher salary from employer due to committment towards the property they bought. RM600k figure will need a salary of RM7k onwards to buy it.

No sis, this one is located near Taman Permai 1. Opposite Kemayan Square. The one you are saying is Bandar Ainsdale which is located Labu - Nilai Old Road. Bukit Chemara is opposite Kemayan Square near Taman Permai 1 and Taman Duyung. Near KPJ Seremban only.

Such a high price tag 500k or 600k for Serembanian and might need a round 6k to qualify buying it. Now in dilemma whether to buy a property fast fast when I go back Seremban. Like a huge increase comparing back 5 to 6 years ago when my friend bought. rclxub.gif

Those property are for people who can afford to buy.
Shop lots next to Seremban High Court abandoned. I think it will be a good investment and undervalued.

I kinda prefer this location vs Seremban 2, just before the Jln Sg Ujong traffic condition. Feels more centralized, between Seremban & Seremban 2.


Would be better when Palm Mall opens soon

about taman permai, i've noticed that the prices are going up. lelong units used to be ard 50k-60k, now it's 70k-80k

That day went for meet the sales person. 2 1/2storey semi D is 920K, 3storey semi D is 950K ...and now got early bird discount is around 65K. but the problem is lease hold. The concept very good but every month need pay maintenance fees RM 400.

Hill Residence is near LEKAS. But with 3 major schools there, traffic is horrible during the school hours. Not to mention the road to LEKAS is single lane (per way), every saturday you'll see heavy heavy traffic

Yeah, Templer area used to be a nice place to stay before but not now anymore.

Chemara seems to be much better but it seems that SD are just delaying the launch, maybe they want to wait till Palm Mall is launched to the public as it will fetch another 20% premium over the current condition.

But if i want to buy a house in Seremban, i wont buy @ Chemara [ lets say i have the $$ ] cause congestion is the order of the day when Palm Mall is launched and it will be another "USJ Persiaran Kewajipan". Buy where ? There is a new project near the roundabout of the Istana Hinggap @ Sban Lake Gardens icon_idea.gif

sime darby now say they plan to launch bkt chemara by end of this year or january next year! they keep on postpone! the worst part is the minimum price for link house now 700k!

Hi all...due to bukit chimera keep delay the project and price increase. We already decided not to wait and bought the semi d at seri binjai,rahang which develop by ijm.
The show unit will ready by end of this month...we curi go in survey again....found that the layout plan actually is good compare to chimera. Mayb you all can go there see see.

Actually this rahang location also quite strategic....matured township.

Yes..know is monkey hill but evicted now. But currently the property market at seremban actually also overprice. If we compare back the super link between chimera 700k++ (not yet final price mayb will increase again), super link seri binjai 500k++..both gated and guided concept.

The reason decided we not to wait chimera due to don't like their tactic for the price increase and delay the project for sime Darby . The layout of the design of ijm seri binjai better than sime Darby.(just own opinion only)....somemore actually we bought is for residence purpose..hehe..

Yesterday went for ijm office that found tat so many queue for the s2 apartment project that launch today and found that actually nowadays seremban property market now actually abit like kl..haha..

If i want to raise a family, i dun want it to be so near to Palm Mall. I'd get some bungalows for less than RM1mil at Rasah Kemayan (between S2 Heights and Sendayan) and make babies. The place is being rejuvenated.

I was pay a visit to Seri binjai, i personally feel the link house have better design compare to Semi-D, it look more spacious, may be don't have too many corner showing...that's what i feel ...

and as others mentioned, I try asked around people who stay in s'ban, the place very famous in haunting cases ..hmm...may be people who stay in s'ban can testify this...Pls don get me wrong, I just hope you can get a decent house in peaceful mind

Last time seremban rasah kemayan was bought by kl and singaporean in 1996 to 1998. That area took a long time to pick up and some even make a loss. I prefer use the money buy eco hill or eco world if i am rich.

Looks like Bandar Sri Sendayan is still the cheaper option in Seremban, double storey intermediate ranging around 400k, corners around 600-700k, besides its a mega and a more comprehensive township project. Only thing its gonna take atleast 3 more years before more population start moving in.

Went to the site yesterday. IMHO, Bkt Chemara is definitely an exclusive development with an area of 48 acres.
Superlink (24 x80). There's 2 phase (approx ~140 units), whereby only the first one launched currently. Next will be Semi-D (~70 units) and followed by bungalow (~30 units).

Single entry (G&G). No clubhouse. Maintenance fee RM180/mth.

I think this was taken mostly by SD staff & Prime card holder. It was only open for booking to registered applicant/public from Friday 2pm.

Total take up rate stood at 40% as of yesterday according to SA's.

i like seri binjai superlink layout. it is well designed, no wastage of space. but semi d has the bigger built up area. the living hall, master bedroom and family area in 1st floor look much more spacious then the superlink. if got budget constraint, superlink is definitely a good choice.

my dad has been living in seremban for more than 60 years, he has not heard of any haunting cases in seri binjai area. the former seri binjai area is a jungle. seremban folks call it "monkey hills" bcoz there live a lot of monkeys. but now no more.

I went to the show room and the sales person told me double storey super link intermediate startig selling from RM738k. Very expensive compare Semi D eco hill at RM833k.

the problem is owner all selling much higher than valuation...no point getting them if you have to fork out over 80k-100k cash right at beginning.. IMHO, if i hv so much cash i rather buy new units from developers

But if I live there, I would rear 3 Roth to roam the compound and it would be damn safe.

That place is nice and serene actually.

Maxis signal is very strong there too, could be those Maxis higher exec go there as their "hideout" , golf course .

The corner and end lot units were all taken up. For the price of corner unit, I would top up a little bit to get Saujana Duta semi-D, which has better layout.

Because it is from SDP ma, they should be giving good quality homes based on their experience in developing townships like SJ, USJ, PH & BJ! thumbup.gif This is G&G right bro? 700K+ is not considered cheap for Seremban but I think more ppl are looking to stay in G&G community.

Phase 1 semid also almost fully book. Imho the semid(outer appearence) and location wise is better than saujana duta
