That day went for meet the sales person. 2 1/2storey semi D is 920K, 3storey semi D is 950K ...and now got early bird discount is around 65K. but the problem is lease hold. The concept very good but every month need pay maintenance fees RM 400.

Yes..the sales person got mention that the unit sell now actually is face to Templer "twin tower"..haha...

Chemara seems to be much better but it seems that SD are just delaying the launch, maybe they want to wait till Palm Mall is launched to the public as it will  fetch another 20% premium over the current condition.

But if i want to buy a house in Seremban, i wont buy @ Chemara [ lets say i have the $$ ] cause congestion is the order of the day when Palm Mall is launched and it will be another "USJ Persiaran Kewajipan". Buy where ? There is a new project near the roundabout of the Istana Hinggap @ Sban Lake Gardens 

Hi all...due to bukit chimera keep delay the project and price increase. We already decided not to wait and bought the semi d at seri binjai,rahang which develop by ijm.
The show unit will ready by end of this month...we curi go in survey again....found that the layout plan actually is good compare to chimera. Mayb you all can go there see see.

Actually this rahang location also quite strategic....matured township.

Location wise , Bkt Chemara wins as its in the middle between Old Sban and Sban2.

Sri Binjai is really over priced ~ as usual la IJM 

You guys knoe the history of the current Sri Binjai ? we called it the "monkey hill"  ~ ask any old timer Sban folks will knoe 

Still has no detail on the Chemara yet, such as floor plan and price?

Heard tat Chimera hill open for sales! 24' X 80' intermediate house selling at 738K, end lot 950K, corner 1.16m. Very expensive!

Superlink are from 780k. The one closer to show house is priced from 800k onwards.
End lot from 1.07M. Corner 1.5M above. End lot and cornet lot is built on 27 x 80.
All units comes with 5 rooms and 5 bath. Intermediate built up is from 2,500++ sqft.

All corners and end lot has been taken.
I think this was taken mostly by SD staff & Prime card holder. It was only open for booking to registered applicant/public from Friday 2pm.

Total take up rate stood at 40% as of yesterday according to SA's.
