prop market affect everyone , if your targetted prop price drop, do you willing to gv higher price, so does it make you dirty

they gohmen lor, supposedly not for profit, unlike businessman. they forcefully acquire your land. at market bottom price.

yes, all gohmen like dat. so they all dirty.

if your property kena acquisition.. it's shit for the owner. happens everywhere i guess.

my fren's shophouse at ampang... forcefully acquired by government.... based on the market valuation as at present... now he suddenly gt rich out of nowhere... just that need to hunt a new house to stay now... although the shop house is super old... but it worth at least at least 8 numbers now....

Not bad lorh lidat follow market valuation. Private buyer more dirty lor ask cheaper or lower than mv all the time. Developer oso dirtier wut sell higher than valuation most of the time

If not mistaken, for SUKE, they did that for a few units at the Mandarina development, which is about 3 over years old... is that considered new?

If your property is very old and is being taken over, I guess the capital gains will be very high compared to the old purchase price.

But if you do not have another one ready to move into, the headache is to get another one with the money you get. Cos other properties will be expensive too.

oh... based on my fren's recent hunting... the sum he gotten.... can easily get a larger bungalow at the same area with alot of money left.... i guess his shophouse valuation is different from a residential valuation.... but yea... he is headache with hunting house now... alot of subsales choices in the market also... just that now have to close down the old furniture shop legacy of his family... and reinvest the extra money somewhere else....

Old commercial properties even more valuable... good for him...

His "trouble" is less worrying then - he is spoilt for choice.

yea... this kind of situation... only happen like maybe once in ur life.... the same as lottery... how many ppl will get their property to be forcefully acquired by government with good valuation....

On gomen acquisition, it is important and advise able to engage a reputable and experienced valuer to submit the claim. As long as one is not unrealistic like some ampang park owners, value given is generally fair or higher than expected.

Those owners received less than they deserve are basically those failed to engage professional.
