The properties that I brought are all "boring-looked" properties with price below RM200,000. I have 2 landed and 2 strata properties,.. Kuching-Samarahan, Moyan and Batu Kawah MJC..

Now still looking into another property at Samarahan with this criteria but having quite a dillema in doing the due diligence of the developer..

I see.. the 4 units I managed above 4% are my own property, I also helped my bro to manage his unit too, but if your rental is not high and less competition, usually quite fast.. You may look for a few agents to assist to rent your property out.. Just dont let them put banner on your property so that all agents can compete to rent out the same property..

The catch is I usually self manage because i wanted to pre assess the attitude of the prospect from before viewing to after viewing to confirmation.. Usually there are a few red flags that you will find during this process.. Usually the agents might not filter that thoroughly because its very tedious process..

At one point, I rejected about 20 tenants before and even after viewing..
