I was lucky as for my first house the developer actually build a way for access. If not we have to make a very far u turn and jam during rush hour. Yes its not in snp.

Comparing with older condos around the area, the prices are not cheap enough. Rather buy existing established ones with those around Setiawangsa lrt.

give and take i would say. those along setiawangsa lrt might be value + close to lrt but older.
i think is case dependent to everyone. saw the courts are outside, compare to seri riana (indoor) suppose maintenance cost will be higher.

Yes bank valuation. No idea what the actual S&P price for that unit but should be very close to the bank valuation price.

I doubt so.

When the condo was launched, I was looking at its biggest unit 2200sf or so, and it was close to RM1 mil. The selling price for 1500sft unit was around 650k to 750k.

Just went their sales gallery today.
2 types of show units available, 11xx sft and 15xx sft.
They will be launching Block C first (some time around next week).
The 11xx sft selling at RM650k onwards and the 15xx sft selling at RM800k onwards.
2carparks provided, maintenance fee at 25sen psft.
They have not confirmed how much discount to provide.
Freebies are kitchen cabinet, hood and hob, aircond in living hall, wardrobe cabinet in each room, toilet fully furnished with sink, shower screen and shower head set.
