Ya, they told me 800+ as well, build up veli small neh...less than 2300 sq ft, land size...if recall correctly, is like 30x70 or 32x70 type.

Change of plan?
*
Cluster homes for sizes of 32 or 30 x 70 with built up 2300 sq feet is quite standard dy.

Moderately medium small but not entirely small and not surprise if they place it 2200-2300 sq ft built up since their 22x75 or 24x75 built up size also not big.

Wonder if I'm the only person who bought a house without checking where is it first. Paid everything only manage to find the place. Hahahah.
*
You mean bought the house without checking where is the exact Bdr Rimbayu whole township is, or the exact location of Chimes, Perennia or exact row?

My friends who bought Chimes, very seldom go to Kota Kemuning but knows Bdr Rimbayu is the township next to Kota Kemuning. But they never go to the site checking where is Chimes, check where is the accessibility and never bother to know Chimes is located at which part of Bdr Rimabyu itself.

Geng!~

Haha, same la. from the begining i knew that it was near to kota kemuning only until i visit the kampung area yesterday and saw the signboard.
Anyway, ur friend bought for own stay?
*
No, all for investments.

Haha, btw, they don't bother to know the exact site and never bother to know the actual built up or land area for odd size they had bought.

If buy for own stay, very unlikely never check or ask for more info.

awesome township ya....
another favourite green township
according to SA, if bumi lot still unsold during 50% construction stage, developer will convert certain % to non-bumi lot due to state council regulation.
*
Ya, but unfortunately the price would be increase a lot and it's not going to be cheap then.

What is Citibank other terms and condition for the BLR - 2.50%? Min loan size, lock in and penalty how many %?

Is the strata home similar to town house concept? If yes, I think it should be not that expensive as 1 m. Potential buyers might run away...
*
Not really. They could be mean Strata homes as a double storey linked houses with proper G&G with clubhouse facility. Townhouse is strata home too, but different to linked houses as it owned by floor or parcel instead of enbloc.

I think 24 footer, could be above RM 850k. Not surprise if it is RM 900k. But I dont think RM 1mil, which is quite high but lets see, bcz we dont know the details now and only merely 24 footer but no lenght details.

very happy  to hear that Ecoworld bought a piece of land opposite Rimbayu, this show the potential of that area. Also mention in Ecoworld's announcement that they are not building any low cost building there . Rimbayu has competition from well known Tropicana and now Ecoworld (Spsetia ex boss) ,Rimbayu has to put more effort to compete with them.
*
The low cost would be build by Tropicana....

This area is going to be a bit hit in next 5-10 years since IJM plus Tropicana and Eco World would be almost 3,000 acres development,

alam impian by i&p or TTDI alam impian by Naza both have increased in value for the past 3 years. 2010 average pricing psf over land area is about RM250 - 300 psf, and recent transactions should be around 440 - 460psf over land area.

btw, received a sms from Naza stating that their latest phase, emerald will be launched 14th april, from RM770k onwards for 22x80sf (1,760sf) @ 438psf. looks fair to me, comparing to rimbayu's pricing at about RM380psf over land area. a 15% premium for freehold tenure?
*
Hard to define based on price per sq feet of land area since both land value was different ( FH vs LH ) and most of all, 2 1/2 storey vs 2 storey link house.

I could be built up price per sq ft could be little bit proper beside land value.

1 good thing about cluster homes, safer as no more dark back lane for outsider / robber to enter quietly.

Those days some Chinese may not like cluster homes because there is ' no back bone ' but I think now should be more acceptable to all already.
*
I very agree with you due to this is Malaysia land.

Living lifestyle similar like Semi-D and can enjoy extra land for gardening or etc, and price is lower than SemiD although the built up area is very similar to terrace houses.

Older Chinese may not like it due to back bone like what you mentioned, but for me, it's good bcz no back lane and the probability for break in through behind is minimized.

One of the best size cluster house would be Bandar Bestari Klang, with 32x80, spacious enough and good layout.

Agree.  I dont think both eco world and tropicana selling price will b lower than ijm land
*
Quite some reasons both EcoWorld and Tropicana selling price would not be lower than IJM.

Time factor where IJM launched last year for terraces and response was overwhelming, thus EW and Tropi both would sell higher after 1-2 years ( if launch 2014-15 ) and EW could be selling G&G lifestyle while Tropi could be either F&G or G&G

Landscape and greenery offer by EW and Tropi. Furthermore, the plot of lands by EW and Tropi are nearer to Kesas and surrounded by lakes.

Phase 3 total 460+ units.  Phase 3A 190+ units, 140+ units are booked after preview yesterday. Staff booked 40+ unit. Left the not so good ( junctions ) or the premium units ( more than RM 900k ). The starting price is RM 875k,  left a few at this price as mentioned by SA.

Today can just walk in and book but not many choice units left. Sales gallery busy as usual,  Still can see a lot of ppl driving in when I left.
*
Huh, total units 460+ plus 190+ = 650+ units

Ytd sold 140+ and staff units sold 40+, total only 180++ but not many units left?
