Just out of curiosity, why u guys buy tenun n not nukilan 3? Any specific reason or just personal preference?

How much need to pay? Down payment + mot?

For Pentas 2, MOT must settle before loan 1st disbursement. Please check with your lawyer on this.

Yeah, I'm kinda suprise too. Pentas 4 left only corner and end lot, all > 1 mio.
Tenun still got, but limited. This explain y InP never really care. Their product is sellable even without any freebies.

Today I dropped by AI Sales Gallery to clarify some payment. Had a chance to talk to the SAs, below are the information updates/summaries:

1. Sales Status (as of 3/8/2013 12:30pm)
a. Tenun - 22/80 (13 sold/SPA signed/16.25% + 9 booked/11.25%)
b. Nukilan 3 - 112/120 (93.33% sold. Units left 7 intermediate facing west + 1 corner unit)
c. Pentas 4 - 30/64 (4 sold/SPA signed /6.25% + 26 booked /40.63%)

2. Commercial Update
a. 2 more new shops under renovation at Tenun shoplot area, with the name:
    i. ARR Restaurant + Bistro
    ii. ARR Car Wash
b. Police Station will occupy an intermediate unit at Tenun shoplot
c. Hypermarket confirm entering AI (however SA not sure if it is Tesco)
d. Dewan MBSA & Taska opposite Canting 1/Arca are currently under construction.

3. Nukilan 3 Update
a. Fencing - Confirmed by SA, Nukilan 3 will be fenced by developer on the boundary area between AI/Desa Bukit Kemuning & last row on elevated land over main road (refer attached image marked in RED. GREEN area is for RA to fence up in future. MBSA Reason for fencing are:
i. Elevated land (for this reason, SA mentioned PENTAS 1 facing main road elevated land will also be fenced)
ii. Development boundary


4. Township plan amendment
a. Medium cost apartment in front of PENTAS will be converted to 22x75 DSL. The smallest terrace footprint and the only 1 in AI.
b. Medium cost apartment will be shifted to current Indian Temple area (Opposite to current low cost apartment, entering roundabout from ECONSAVE/Jalan Kg. Jawa). The medium cost apartment will be facing Semi-D, odd planning in my opinion. New township plan is out in Sales Gallery. Therefore, the original planned 24x80 DSL at the Indian Temple area will be no more. Refer image below for illustration.


5. Upcoming launch (Not confirmed)
a. 24x80 as mentioned in previous post, on 1 of the best area in AI, elevated land, next to Pentas 4. Estimated launch - Oct 2013, from ~RM900k.
b. Semi-D opposite mosque, Estimated launch - by 2013, from RM1.7M.

I hope above information can provide some insight to what is happening in AI.

Tenun construction progress in still on the framework and wall, not yet reach interior works yet. So, nothing to show at the moment. Workmanship/build quality I strongly believe will be the same to Nukilan 3 because InP ma. Design wise I am not sure.

Some unit progress faster some slower. Like my unit in Nukilan 3, 1 row already completed interior, while mine just completed sewerage.

But for sure Tenun interior not completed yet. I pass by AI everyday after work to go home, so I am quite aware of the progress. If inside got something to see, sure I will sneak in again to peep

No idea on Shell.

They are building new security guard house/post for Nukilan 1/2 entrance area. So, the security is now officially employed by the RA?

Also, police station sign board in on at Tenun shoplot, named as "Balai Polis Komuniti", 3rd unit from 99 Speedmart, next to dobi. Intermediate unit.

Just signed SAP Agreement for Tenun Corner unit today @ I&P showroom with Lawyer this morning. 

Great that the process is almoat completed. Loan letter of offer signed, waiting on loan agreement and now the SAP agreement as well. Paid the RM10k to lawyer today as well. Just need to monitor progress so that I can get the agreement asap (2-3 weeks or so). Didn't pay the 50% MOT yet, will just wait until they ask for it. 

Really hope to meet all AI residents sooner or later, especially Tenun residents! Lets get everyone we can and start an RA and then fencing & guard facilities when its time. 

I&P quoted completion of Tenun is May 2015. Just under 2 years, or even sooner, who knows. Snapped a pic at the site today, no units with interiors completed, else can curi2 just now, hahaha...

pd RM10K only upon signing SNP? how about lawyer fee and balance fees of 10%? when to pd?

RM10k upon signing (balance of 10% within 60 days). MOT 50% by I&P, remaining we've to pay. Legal Fees on SPA is borne by I&P, Loan Agreement legal fees we've to pay. Pretty descent amount of cash to be paid, including Interest during construction (since no DIBS)

The picture below is latest update of a week or so before raya. My unit also not updated yet. According to Agent, at least 2-3 units already signed SPA, but not updated on map. Including mine, 4 units not updated. This is for Tenun.

Pentas 4, good bookings, but signed SPA same pace as Tenun. I booked Pentas4 too, but decided to take Tenun cause it has ~19-20 feet land for corner units. Pentas4 only has ~10ft land (although wider built-up of 3ft xtra, 25x85). At least a few Pentas4 bookings need to removed on the board.

Just assumed bro. Either that or ur unit is the one beside corner lot with largest land area. Hahaha... So lucky, guessed right! Hahaha...

Pin means Booked; Red is Bumi, Blue is Non-Bumi. Sold sticker are those that have signed SAP Agreement. If u want to know who purchased the lots with sticker, agent can let u know, either bumi/non-bumi.

Yeah, agent said allot of ppl not keen on the row facing the warehouses/factories. Think some will be snapped-up by mid to end next year, a few months before May-2015 completion date. Fingers crossed!

Lets hope more Tenun owners will show up in this thread. Need all the help we can get, especially when keeping our little area safe.

Went down to see tenun today.

Concerns:

1. Tenun's only remaining units are facing the factory area. I've read from the previous posts that the factories are now dormant. How true is this, and what will happen to the factory zone later on ?


2. The loji pemprosesan, wouldn't that be a concern for smelly stuff?

Yeah, I come across that too. I was asking if Nukilan also have something similar in few posts back. No response so far. I am thinking if we should start forming an unofficial group for this.
