From SnP, it states within 24 months of the SnP date. First batch buyers should have the SnP stamped at around 23/2/2013, thus I think latest should be 23/2/2015 for the VP, provided no delay in the project.

Any specific reason asking the VP date for Nukilan 3 at this stage of development?

For terrace house constrution, the time completion will normally ahead of schedule such as 1 year to 1 1/2 to VP. I just curious of I&P project in Alan Impian will be the same as well or follow S&P strictly i.e. 2 Years?

Actual VP date I guess no one can have firm idea on it. The house construction normally ahead of schedule, but for VP I believe have to go through several authority check, which eats up the time.

Any of InP Alam Impian owner have idea about this for past phases? Normally VP earlier than stated 24 months or exactly 24 months?

Today I dropped by AI Sales Gallery to clarify some payment. Had a chance to talk to the SAs, below are the information updates/summaries:

1. Sales Status (as of 3/8/2013 12:30pm) - (Amend sales status after corrected by bro PropertyN00b in Pentas forum)
a. Tenun - 22/80 (27.5%)
b. Nukilan 3 - 112/120 (93.33% sold. Units left 7 intermediate facing west + 1 corner unit)
c. Pentas 4 - 30/64 (46.9%)

2. Commercial Update
a. 2 more new shops under renovation at Tenun shoplot area, with the name:
i. ARR Restaurant + Bistro
ii. ARR Car Wash
b. Police Station will occupy an intermediate unit at Tenun shoplot
c. Hypermarket confirm entering AI (however SA not sure if it is Tesco)
d. Dewan MBSA & Taska opposite Canting 1/Arca are currently under construction.

3. Nukilan 3 Update
a. Fencing - Confirmed by SA, Nukilan 3 will be fenced by developer on the boundary area between AI/Desa Bukit Kemuning & last row on elevated land over main road (refer attached image marked in RED. GREEN area is for RA to fence up in future. MBSA Reason for fencing are:
i. Elevated land (for this reason, SA mentioned PENTAS 1 facing main road elevated land will also be fenced)
ii. Development boundary

4. Township plan amendment
a. Medium cost apartment in front of PENTAS will be converted to 22x75 DSL. The smallest terrace footprint and the only 1 in AI.
b. Medium cost apartment will be shifted to current Indian Temple area (Opposite to current low cost apartment, entering roundabout from ECONSAVE/Jalan Kg. Jawa). The medium cost apartment will be facing Semi-D, odd planning in my opinion. New township plan is out in Sales Gallery. Therefore, the original planned 24x80 DSL at the Indian Temple area will be no more. Refer image below for illustration.

5. Upcoming launch (Not confirmed)
a. 24x80 as mentioned in previous post, on 1 of the best area in AI, elevated land, next to Pentas 4. Estimated launch - Oct 2013, from ~RM900k.
b. Semi-D opposite mosque, Estimated launch - by 2013, from RM1.7M.

I hope above information can provide some insight to what is happening in AI.

They define medium cost apartment from 200k - 400k, with lift facilities. Not sure if the facade is ok or not. For high end condominiums in AI, it will be located at the highest ground, opposite to Bungalow area, facing commercial areas, right at the PUAS water tank area.

For the middle cost apartment beside Shell, no update received.

Agree to the lower fencing cost. But most importantly, when almost 60% already fenced, it is easier to convince the residents to fork out money to complete it. If no fence at all, will be very difficult to convince certain parties to proceed with fencing.

I guess the number dropped because of unable to secure the loan, thus booking withdrawn and unit open for sale again. Guess bank loan is harder to get now.

But if all apartments relocate near to the temple area, then that whole parcel will not be attractive anymore. In fact, that parcel with the Semi-Ds, are facing the 2nd lake in AI. In my opinion is a nice area too. Now that they relocate the apartment there, felt 'spoilt'.

As for 22x75 at Pentas area, I felt weird too. Should at least standardized to 22x80 the minimum. I feel it is about smaller land size, more units and more sellable. Because they need to take care of the pricing too.

This is exactly what I mentioned before in previous posts when someone is commenting about Nukilan 3 facade. It's just a smaller version of Pentas design.

But in my opinion, the rear view of Nukilan 3 is much better than its front view.

Not sure if there was a latest change. So far from all my conversation and understanding, it will be 24x80. Even in the AI master plan, I do not see 24x90 layout available. Maybe they changed? From Propertyn00b bro, it seems it's 24x90 since the model is ready at the sales gallery.

If really 24x90, then the price will be even steeper.

Hi Kenneth, if you follow the link I provided, image# below are taken from the Master Bedroom. iPhone camera is just not wide enough to capture the whole room biggrin.gif

-> 0404
-> 0416 - 0418

From the floor layout plan I obtained (non finalized version), the master bedroom should be:

Total area: 15'-8'' x 22' = 344.67 sqft
Bathroom area: 7'-11'' x 8'-7'' = 67.9514 sqft
Room area = 344.67 - 67.9514 = 276.7186 sqft
