There are also 2 bedroom unit but facing KL Sentral sell in 9++pft before discount
I personally think that this price is still reasonable in this location.
Furthermore if LGT next door really sell in 1300-1500pft as reported then it would definitely change the benchmark in this location.

Visited its sale gallery, 7% rebate, 2 parking for large unit >1000sft

The facility quite good through.. three facility floors, 8th floor with 2 pools and garden, 16th floor have gym room and skybridge, 35th floor have roof garden and dining place

But don't like its surrounding, need long time to transform, and too close to the shoplot in front (but that's parking floors) one pool is behind Mandarin Court Hotel..

In conclusion, put aside of any future development in this area, its location is good, easily access to major places by driving or by public transport mean.
BTW, like the greenery behind it, hope it can be reserved for long time..

as what i know, it is still not officially launch yet, no sales chart, the first 40% priority unit is about to sold out. Its official launch will be on 4 Apr MAPEX in Mid Valley

Yup, Robertson is safer to vest indeed.
but no more discount for the remaining loan rejection units.. and is about RM200psf more expensive..

For the mall, upcoming NU Sentral seem great thought, 2 stations away from Maharajarela not too bad

In general, it is freehold, 2 blocks, none GBI certified, 3 years construction period.
Facility wise, as mentioned previously, roof top have sky park, sky lounge; 16th floor have a garden link bridge, gym room n sauna in this floor <- correction should be wading pool instead of sauna ;
8th floor with 2 pools and garden. The rest typical facility like playground game room located either in 8th n 16th floor.

The unit come with basic home appliance like aircon, water heater, kitchen cabinet (without wall cabinet n cooking appliance), 4 tier security,
2 parking for >1000sf type, 1 for <1000sf type.
For Block A high floor 8 units per floor, 12 units per floor for lower floor. Total 212 units for block A, not so dense.
For Block B have lesser unit, don’t have much detail but I guess 2 units lesser per floor.

In terms of unit floor plan layout, typically 3 types (exclude corner type slight larger) i.e 690sf, 934sf and 1040sf
690sft and 1040sft type facing KL, with balcony; 934sft type facing greenery with KL Sentral/PJ view; 690sf for 9-15fl, 1040sf for 17-32fl.
Basically 690sft type looks more luxury than 1040 unit, as the large unit squeeze in with 3 bedrooms, look too pack to me, no laundry room for large unit but small unit have it. But small unit have a weakness too, the bathroom is not attach to master bedroom.
Whereas for 934sft type it look more luxury as it have full strip of glass window wall for the whole living room and bedrooms, but no balcony, no laundry space too.
I personally feel each layout have its weaknesses..

These is all what I know.

Can’t really say much better, both have their pro n con,
TR density is its weakness.. 900 units occupancy u can’t really have pleasure of staying, facility mean.
No doubt TR have better design n reputable developer.
Location wise Opus have advantage I think, in terms of public transport and accessibility
TR success depends much on Plaza Rakyat next door; whereas Opus potential been restricted by the strip of shop lot in front of it though, depends on how the zone behind been transformed, at lease Jln Tallala need to be widen, and ideally the greenery become a public park that would be great for it.
Price aspect Opus is cheaper now, I believe TR next launch will increase by at least another RM100psf as for phase 1 buyer interests.
Both will find their own place in market. Don’t have to compete.. cheers

Not to forget there are 2 blocks of 40 storey high end condo as a part of Merdeka Park development.
I will not surprise when it launch in >RM2k psf, that could the game changer to this sleepy zone..
this zone mean to both Opus n TR..

ok purely on design considerations.
sky park without pool basically means slight enhancement of roof top space. developer (from construction background) probably trying to save some $$$.
and with facilities spread to roof, middle and facilities floor, logistically it is going to be a bit of a nightmare to control. furthermore 4 tier security? good luck in trying to control access in and out to lifts accessing these few floors.
somemore sauna floor and pool floor is different. if i were soaking wet from the pool, then i gotta take the lift to mid floor to sauna?
from the new model, i somehow feel the perspective looks much nicer.
and i notice the developer missed out on a great selling opportunity. they should somehow 'link' to the pedestrian linkbridge and taunts itself as integrated with rail development. it should not cost them too much to apply and construct the tiny linkage lah.

went to MAPEX today, tower 1 sold out before official launch, tower 2 open for registration now, expected launch on May

Robertson is good, but I choose Opus because adjacent to monorail. To me I think currently monorail is the transit line that access to most places.

u mean if this zone become happening one day, could have potential of taking over the shoplot in front of Opus for future development?

I roughly 'measure' the land piece of both already, Opus have about 20m width, whereas 15m for the shoplot, very unlikely to develop any taller building in a 15m width of land.

whilst very likely most of shop house will turn to boutique hotel upon construction of the supertall tower

Likely, 7% of tower 1 is bout there..
But I guess its still can sell well with that price.. because it's very convenient to go everywhere, for own stay in city its still a good choice

Sentul do not have monorail..
from this location, with less than 5 mins walking distance to the monorail station, can reach either KL Sentral or Bukit Bintang in less than 20mins, better than driving which may take longer time to jam or find parking right

Well, I estimate u might take bout 45-60mins to reach bkt bintang even if ur place is just next door of Sentul lrt or ktm.
I stayed in Titiwangsa Sentral before, at least 30mins to reach the city..

Anyway, I don't always compare one to another.. As long as u feel worth with whatever u buy, u will stay happily there.. cheers..
