I just checked from SA

Commercial and resi for this project is under "H" also.. Just commercial stated - "office" / "pejabat" in SNP and resi stated "SOHO" in snp..... basically both covered under H and follow progressive billing after completed according the stage..

Actually does it makes different if based on this?
*
office also under H? I though H only for residential?

I dont really believe that.

Those who bought below level 7 will win easily compared those above when comes to rental later since they r 25-30k cheaper. i doubt anyone is going to use those comme. units for office later.
*
but you booked resi? Why?

i also skeptical for that..
But SA told that developer will follow "H" act progress to claim the billing for both office and SOHO...
I think, the best still go for lvl 7 above to avoid any trouble in future..
*
Yea If they include schedule H in the SPA, i believe bank will treat it as residential loan already. But how the developer going to claim is up to them as no fix rule for commercial.

Getting the residential units also got pros as there are only 200+ units for resi compared to around 500 units commercial units but at a cost la.

Bro..hw u calculate commi units more than resi units?
Total 20floors..only lvl 1 to 6 are commi units...lvl 7 above all resi units woo...
*
because for tower 2 all are commi units. 18 units/floor x 13 floors + technosuites 8/floor x 5 or 6 floors = around 280 units.

Besides can see from their signboard stated clearly only 200+ soho. smile.gif

So in it is safe to buy comm unit? Since there are only 200+ soho, for tower 2 buyer got no choice as only Comm unit is availabe.
*
I also not sure. I think the SA also cant give confirm answer to this

although it's just behind shaftsbury, but there is no direct pedestrian walkway to access it. the only way is to follow the jalan impact and make a big round, i think a pic is easier to explain.
*
hopefully can access to the retails via the office tower entrance

Based on the signage, the estimated completion in 3rd Quarter of 2013?

there was a very fine "engineering drawing" in one of their presentation A4 paper...all distance measurement between shaftbury condo and hyve tower A...SA explained to me using that paper..SA said..she need to tell us exactly the situation so later after 3 years buyer shout "why I can touch shaftbury car park wall from my window!"
*
Got distance measurement? What is the exact distance between the 2 buildings?

From my understanding, Tim seemed like talking about unit 7 onwards not level 7. Did i misunderstand?

I am currently 26 going to 27 by September. But when I talk to the SA she very firm that only can go up to 30 years loan only...of course I wish to extend it till 40 yers.
*
If you are getting the resi unit, ask the banker what is the longest tenure you can get.

Banker is the 1 getting you the loan, not SA.

I think you can get 40 with OCBC.
