Way way overpriced property. I was actively courted for this one by SAs during Covid.

Can’t believe there aren’t more lelongs.

Does anyone find this design “atas”?

I certainly didn’t even when it was priced like 900 psf. To me it was really normal and basic.

biggrin.gif i am fans of the Sean. Learn a lot and watch a lot his video. He is also a members for famous bulk purchase group. This Secoya confirmed have corporate with bulk purchase group with huge discount. So its not fair and not worth the price at early bird package (stage), but look ok at bulk purchase group price. Some more they are encouraging doing partition renting stratagy, the ROI is look ok, and this is consider as feature development project, so *in feature* there will be property appreciation, but this is all what i hearsay lah. This project still far away and not walkable to Bangsar South, i dont think the demand of room as high real bangsar south project. and if ready partition room can work, then the parking issued will be headache. :v If the investor cant sustains, lelong unit will come, just wait patient haha.

Looking at the flooring, you will know which is actual room VS partitioned room.

The lelong will of course come from the OG buyers. Another sad story where there is a 2 tier pricing. How do you compete with people who bought 30% less than you? The bank value essentially is dropped down to the lower price. A horror story in the making.

Other disadvantage that the earlier buyers didn't have is the cashbacks to hold the fort, provided the bulk purchaser don't go berserk with the cashback 🤣

Considered very good liao. I think Inwood already VP way before Covid.

Almost all high rises will have lelongs. I’m surprised it didn’t happen sooner. Maybe the rental is stronger than we think. But facing the affordable units was a big turn off for me.

I was but mainly because SAs came to me so I visited. At that point I felt it was over priced and I couldn’t get the Bukit Gasing view anyway. I wasn’t impressed with the build quality. So if you add the mediocre location then it’s a no for the price.

I don’t know. Sometimes I’m surprised what people will pay for. To me this is historically a low income area in Pantai Dalam. But the gloss of Bangsar South has touched this area so who am I to judge what’s worth the money or not. The build quality of the unit itself is nothing to shout about with very minimal inclusions in the unit.

Selling price 700k+ for 900 ~ 955 sqft unit.

In my short observation of being locked down in KL over the Covid period and not necessarily the dynamics of geo location beyond what an expat or wealthy local would buy this is not worth it’s price tag.
