Maybe due to the Forest/reserve/greenery was part of the project and leave it untouched? so the condo/facilities wil actually cramped in smaller acre of land for all units. It's not stretch over all the 10acre land.
Well not confirmed, but there are peeps advised me not to get it due to the bad traffic/access infront of the traffic light to Silkhighway. They said terrible, but I'm not familiar wit the area.

Haha I stil never see that Traffic scene before in that area as not my daily path to work.
Just cant imagine there wil be bad traffic there as the Silk was the widest highway iver seen, more than 5lanes? how come would jam? or you meant the small road at traffic light before turn into the big highway?

Yes I think YouCity better but the higher 650psf not cheap though, but it's just next to MRT station (congrats to my friend early-bird bought it).
Thats why green residence has this rebates to attract buyers, not 620psf but 510psf after rebates. Not bad though.
If it located in same side of Youcity, definitely priced higher like 600psf++
But the main concern still the Only One small access to the junction before out to Grand saga highway.

Scott Garden is along Old Klang Road. The shotlots there are very happening, got alot of Pubs and drinking place dubbed with some restaurants, cafe, Tesco there. Good prospect and potential growth but downside is will be a bit too noisy and crowded during night.

Yeap, tot of getting an unit during their launch. Well shoplots not doing wel i meant those inside 1-2nd floor.
Not alots, but superrrrrbb banyak Pubs there. new one keep opening.
And i dont like to share the access with others while go to carpark.....and just feel messy infront as can see really alots cars.. headache.
Not good for ownstay.. But my fren rent a Duplex there for stay and complaint bout it.

Agreed with the 2-3acres of land forest reserved left untouched. means there would be ard 7acres of land for the condo blocks, facilities and the long path from Guardhouse way to condo carpark entrance. so 31cents maintenances fees for the 7acres of land/facilities.
Unless they use it the maintenance fees to maintain the whole 2-3acres forest reserve..

As I know the Cheras South property/condo price already 500psf and above.
Only those small one like SilkSky or Sky residences offer cheaper psf in Balakong.
500psf stil considered a reasonable price, in future dont think wil get lesser than that anymore.

Yes not bad for ownstay...
But too many agencies has been appointed for this project. First time so much agents for one single project. So greedy for the sales yea. I've received messages from whatsapp, wechat, lowyat, Gmail, line & sms etc all these while...
My friend had scold them before for calling him (10 misscalls) during his meeting. Lol. Pls learn how to drop down a message instead of keep calling ur potential buyers in unprofessional ways. If buyers interested, they don't need all these detailed messages but str8 calling you for info n appointment for visit.

And he told me a funny incident where he went to show unit lookin for Mr.Sam (SA he liase to), & there were 3 Guys approached & told him they were SAM..... lol!

Yes but I don't think Sentral mall can be a factor of getting property near it. Just feel that even renovated Sentral mall can't perform well just like the precious phoenix. Well guess Youcity mall would be more attractive.
