Near but next to each others. Accross the big highway.
Mrt near by next to youcity instead of Green residence.
If you know where the green terrain then roughly know the location of Green residence. Watch out the traffic infront of the access when free.

No one wil ever know if it's sticker game. Developer is da one playing games to attract more customers. So customer just be smart n do ur homework before commit a prop.
Nways all prop wil stil sold out eventually.

Confirmed Freehold, as my friend got the You Residence 1400sf+ unit. Perhaps the condo is freehold residential, the You Walk Mall wil be freehold + Commercial title.
Not sure about the upcomin phase YouPlace.

Agency leaders? Ofcourse they wil said very confidents, as they appointed more than 5 agency companies to promote their this only project, including Chester, etc.
Nonstop calls, emails, sms to buyers. Even my friend said NO, still keep calling. This called Forced sales? doh.gif

Proof with action? they show you their booking? S&P? they can tokok too unless really show u their receipt.

Even if they purchased it, they can sell it late to potential buyers in near future during 2nd phase or half year later with higher psf. Since they are from agency, easier for them to open it up to public again from the units.

Banyak pattern one as long as related to $$$

ownstay for Green residence la. No rental.
If myself want to rent, also rather wil choose cheaper alternative Green terrain nearby by same developer, luxury or not doesnt matter as long rental rate is cheaper and I stil can rent other 2 rooms at higher rate.
Or rent SMALLER unit in Youvista/Youresidence opposite which walkable to MRT line 2 station. alots more convenient.
Dont forget the Saville Cheras by MKH launching soon, which is one station before Youcity.

If for ownstay...green residence is good.

Yeap true. all props will increase definitely, just depends on the degree.
Youcity has the advantages of MRT line 2, the price definitely jump even larger degree.

My fren bought the youresidence at around 450psf for 1400sf, now guess ard 600-650psf?

they only wil rent those low-medium end. One of my friend younger than me, which is 27yo, bought 1400sf youcity 800K by himself. so there are quite many rich young guy nowadays (note: without FAMA).
So developer have to target these group of buyers too, as old ppl stil prefer landed.

Yes many. most of friends earnign more than 5K, some are doing sales so commission would be high and ofcuz not stable. some are doing insurance more than 10years, stable income with properties. Some doing own business, cafe, pharmacy. All by their own hand yea. There are really alots rich young guys, just that they spend more for travelling the world, and have great foods every weekend. So different preference.
But ofcuz there are even more with less than 3K salary.
If not many riches, I wonder if banks really suka suka approve their loan to everyone..

Bear bear bro, actually I don't get what you meant in previous post so better don't comment much. Haha.
Regarding the credit card one, I've cleared mine 8k (both cards) last year and now my practice is clear any outstanding every end of the month. Won't owe to bank single cents. Never owe any carloan cc loan n house loan, as this wil be very transparent to the bank. Bank can see every single details of your transaction and ur creditability before they approve your loan, so I'll learn to clear it asap once got outstanding.

For green residence, it's good for ownstay. Flip? Yes sure can but might incurred RGPT like others n can stil earn a little after deduct all the charges now.
As for Cloudtree, I've no idea why suddenly involve this prop on this. But I'm pretty sure most of the buyers are for ownstay, long term investment./ stay awhile or rent out depends on the final product quality. Minimum price ady 600K+ onwards with bare unit. (Not investor friendly)Rental play wouldn't be good in that area (I knew this as I've talked to those owners in our page =) that's good to know many are ownstayer.
Perhaps rental play should be better for Green residence with partly furnished.

Most probably flipping game for me, Ive no time to focus on rental game which hav passive income of few hundreds only. Flip easier since not necessary to stay.

for Green terrain, newly VP. Yes agreed the facade n color looks really not oustanding at all, target to low-medium income groups la, there are stil plenty of ppl from oustation willing to rent it thou, they even can accept Connaught avenue, kuchai avenue (uglier), why not the GR? opposite would be MRT station for them. considered not bad d. haha
