Is good..but we expect better..current market for green terrain already near rm 2k with small pool n gym no place to walk..here maybe can reach rm 2.2-2.5k depends..green terrain last transacted 600k..

This area is potential...imagine after Mrt n suke highway done..

They dismantle the lighting store, Petronius station and the commercial building..

May I know what is the service fees per sq ft that u all get?

I remember in s&p the stipulated fees per sqft is 0.28 but was charged 0.35 when received the letter asking for advance booking fees and deposit

Yes we better question the maintenance fee.based on deed of mutual convenant signed in clause 16.1 it is 0.28sen excl sinking fund 10% but it is now calculated at 0.34sen excluding 10% service charge. Including service charge it is nearly 0.38sen and that is wrongly calculated.we should all question this and not blindly pay.

We dont follow a piece of paper but we follow the signed agreement in deed of mutual convdnant clause 16.1.their calculation is incorrect.it should be 0.28sen exld 10% sinking fund.pls refer attachment n by law the agreement stands.pls refer attachment

Yes . I agree. I back calculate n the charges exceed 28sen. I have emailed them for clarification.

I asked them this question before and they said not included carpack space but no written black and white. It's like a ripoff now.

Don't they have to stat clearly in the agreement? We don't even know what is the area of the carpack. They only calculate the service fees based on floor area when we bought.

That is what i ask them too.we shld group together and challenge this.imagine they gv me an explanation that my car park space is 430sq ft( i hv three car park). I was told this is the current practice of new condo.get keys to your unit is only in july 2017 after u settle all outstanding.

If not mistaken, the management fee included parking lot is the requirement of Strata Management Act 2013 (Act757) which effective from 1st April 2017.

So under section 59 (2) - Duties and powers of management corporation, the powers if the Management Corporation shall be as:

- To collect the charges from the proprietors in proportion to the share units or provisional share units of their respective parcels or provisional blocks.

When I visit their office to pass them the 4 month maintenance fee that they requested in the letter they send me. I try to ask about the reason increase of maintenance fee. They explain because of the changes of new formula calculate, from square feet to square meter. I ask if is just a formula change, how come there is a 20%ish different? They answer "I am not sure, is just the latest calculation from our accountant". I ask again "Ok, tell me straight. Is it a price increase due to current economic or because of this new formula or both?" Answer "new formula". Then I repeat the same 3 questions again. Still the same answer. Is so confusing!!!! Not like I am not willing to pay, but they fail to give me a reasonable answer.

Then they chase me interest fee for late payment, because the bank release my loan late. THIS DOESN'T MAKE SENSE??!!! Why this is my responsibility to pay those penalty that cost by the bank????? Then they start changing their story, said the late payment are not from the bank, is from my up front payment. I said "Stop changing ur stories, I ain't going to pay shit until u send me the proof.". They said they will send to me, but I haven't get anything yet.

I hope all GRC owners will not tolerant all this vague and insincere reply. Question everything.
