Long long time ago PJ is known as Effingham Estate during British time.

Alot of 50+ year old old uncle will buy as many BU residents desperately want to upgrade to G&G... i personally know some can buy in all cash deal.

but... becos it has "affin" and "ham".... hmmmm...

Anyone has the specs? the RM per sq ft must be super high.

From the outlook, or it just me, it does look "weird" of the design (like sparrow house), there are no many windows, narrow in between houses, 10ft?

I feel it is nice name! Remove ham from the name will make it even better ...

you can literally jump from a house to another (from third floor or ground floor)... If 4mil >, I deserve more space and privacy!
