Hi all. I am the owner and also agent for this service apartment. Am waiting to get the key somewhere next week or another week. Wonder if there is any "neighbour" here. Hehe.

Last few day, I drop by there to take a look. The management staff and developer staffs are stationing there. Few agents hanging around, and yes they did approached me. So just chat with them on certain issues, e.g. definitely the selling price and rental. One of the agents, (sorry no offense if you happen to be here and you know who you are) claimed that he is staying nearby, and VERY FAMILIAR with this area, told me that the bank value very low, can't get value lar, the road in front is flooded lar, it's a Malay area lar, and these and that. As an agent, I know the main intention of him to say so is because he wanted to close deal easier. As owner, I don't really interested to deal with such kind of agent who is cunning and not honest. (The next day he called me saying that he got a ready tenant who offer rental of RM1,200/month. I doubt if he really got tenant)

So my advise to other owners (neighbour) is, do more research on surrounding, before you promise them to sell/let your property at the "current market price" which offered by them. For your information, Worldwide (?! source from the renovation contractor) has a new project, which is exactly along the Federal Highway, and beside Giant, opposite of us, is selling around RM600 per square foot. So, it is up to us to estimate if the "current market rate" offered by the agents are reasonable or making sense or not.

Second issue which caught my attention, or to my concern is, the renovation part. When I was hanging around there, I saw a group of Indian youngsters (age around late teens to 20s) stationing there. From the sources over there, this site has been "dominated"/"conquered" or in cantonese, being "bao". No other contractors from outside are allowed to step into this apartment to cari makan. Any lawyers here or experienced Sifus, wonder if these kind of act is legal? If it is illegal, is there any thing we as the owners can do to protect our right?

Owners/neighbours, or any experienced Sifus, welcome to share your point of view.

We do understand of the 'dirty tactics' that the agents use to 'con' owners or buyers. These agents will say all the negative things to the owners in hope for them to lower their prices, and will say all the good and positive things to the buyers for them to up their prices. We view this as a normal trend amongst irresponsible agents - in fact, I have tried to 'pretend' to be an owner to them and I heard pretty much the same things they said to you.

The bank valuations around the area have already surpassed the RM450psf (versus original launch prices of RM285psf) - so for them to say valuations are low, they are definitely with an intention to deceive you. The road in front is no longer facing its regular floods after various upgrading of the surrounding infrastructure from the various developers. The land platform has been raised substantially to further avoid the flood zones. As for the 'Malay area' allegations, well, you have to judge for yourself.

The going rental rates recorded in the development so far ranges from RM1,000pm to as high as RM1800pm (for fully furnished).

On the renovation works, in the event you are being harassed by any of these unauthorized contractors, pls report to our Management Office who will gladly assist you to source for a contractor. We have not appointed ANY renovation contractors at all, so whatever they will be telling you will be false.

Hi budak_bagus. Have you renovated your unit?
I've done my, just simple one, grill, lights & fans.
The faber guy had inspected on 1/3/13. So I proceed fill up the form to claim back my RM2k deposit for renovation.
After two weeks, I called CB Land and also the management office. CB Land told me to check with management office.
Management office said the cheque is not there yet, and once the cheque is there, they will call me.
But isn't there some one or way to trace the progress?
Is "Alam Idaman Service Apartment Maintenance Acc" is under who? Faber or CB Land?
Wonder how long it takes for the cheque to get ready.

Eric, do you have any idea?

Yesterday I tried to call Alam Idaman management office. The whole morning I couldn't get through.
Is the line so HOT? Or they refuse to answer for some reasons? shakehead.gif
I then called CB Land, and one of the staff said will check and get back to me. (but end of the day, she didn't call back.)

So today morning I went to CB Land personally. After checking, the staff told me that CB Land account department did not receive my deposit from Faber and the staff couldn't get the person in charge, Ismail as he was away some where else. So she said she will check with him and get back to me.
Wonder WHY Faber hold the money and not pass it to CB Land, since they said "Alam Idaman Maintenance Account" is under CB Land? (even the CB Land staff was not sure this account is under who. FUNNY RIGHT?)

I actually plan to buy the Alam Sanjung, the new service apartment with few of my friends. But some how if the management really not up to standard and professional enough, I would buy some where else together with my friends. So budak_bagus, I think we really need to chase Faber and CB Land for the refund. It is not right not hold our money as we have done our part.

Eric, hopefully you can highlight this to the management, and if Faber can't carry out their duty professionally, your company should consider to get a better management office to take care of Alam Idaman.

Hi,

I am the owner in the service apartment too. I would like to ask will we have our community? I have face some problem that I feel our security and our maintenance is not good.


I would like to share my case to you all.

I have appointed outside contractor to renovation my house.

Case 1. ( This case is happened on last week)
Beside the lift (G Floor) have many rubbish was throw by other contractor but the maintenance keep going to said is our rubbish. Because we have a big dustbin that is not yet full and we have photos to prove that. The maintenance will check but there is no any answer feedback to me.

Case 2 (This case is happened on yesterday)
Yesterday my contractor had called me to said our security had lost his car licence. I have called to maintenance on 4pm to help me check for this case, the maintenance said he will help me to check. But until 6pm I still haven't received any from our maintenance, I thought there were settle. I have called to my contractor to double confirmed is that settle. The answer is NO, he leave without his car licence. wink.gif

No body called me back means that our security lost people car licence is small matter??

Today (30.04.2013) I called again to our maintenance to double check on this 2 cases, because there is no any feedback from our maintenance since they said they will called back to me.
A malay guy answer my phone and I told my unit and I have question him how about this 2 cases. He said I am not very sure because I am not in yesterday.

I don't get you, what you mean by your security ? the security not suppose under management office ? what to do with your contractor and condo security ?

I not very sure the security is under management office or not.

The maintenance keep going to make trouble to my contractor. Even got prove to show that rubbish is not mine but the maintenance keep going to asked my contractor to clean it up.

Today I had called to maintenance to explain that my husband had prove before those photo to said that the rubbish is not our contractor made it when maintenance have complain and the maintenance said will check and let us to know but there is no any feedback from the maintenance side. The maintenance people call - AJAK said that ok already confirm the rubbish not made by our unit but in the afternoon my contractor told me the maintenance keep asking them to clean up the rubbish.

Between that, the security took my contractor car licence for register, but they did not record up the licence number and people name and contact. Yesterday the security gave my contractor's car licence to another people.

Hi Mimi,

Occupancy rate is about 80% i believe. Many family members are staying. About the security and safety, of course cannot rely 100% on security guard, but so far so good. I am staying with my family now. A bit noisy facing alam sanjung since the project is under construction now. I wondering why they allow to work until 10pm.

Hi all, just finished with reno. Just basic one only... grill, lights & fan, and decided to put sliding glass at the kitchen corridor. Not yet move in, but looking forward to ;-).

By the way, that faber phone number is not right. Its 03-51260257
