Hi all. I am the owner and also agent for this service apartment. Am waiting to get the key somewhere next week or another week. Wonder if there is any "neighbour" here. Hehe.
Last few day, I drop by there to take a look. The management staff and developer staffs are stationing there. Few agents hanging around, and yes they did approached me. So just chat with them on certain issues, e.g. definitely the selling price and rental. One of the agents, (sorry no offense if you happen to be here and you know who you are) claimed that he is staying nearby, and VERY FAMILIAR with this area, told me that the bank value very low, can't get value lar, the road in front is flooded lar, it's a Malay area lar, and these and that. As an agent, I know the main intention of him to say so is because he wanted to close deal easier. As owner, I don't really interested to deal with such kind of agent who is cunning and not honest. (The next day he called me saying that he got a ready tenant who offer rental of RM1,200/month. I doubt if he really got tenant)
So my advise to other owners (neighbour) is, do more research on surrounding, before you promise them to sell/let your property at the "current market price" which offered by them. For your information, Worldwide (?! source from the renovation contractor) has a new project, which is exactly along the Federal Highway, and beside Giant, opposite of us, is selling around RM600 per square foot. So, it is up to us to estimate if the "current market rate" offered by the agents are reasonable or making sense or not.
Second issue which caught my attention, or to my concern is, the renovation part. When I was hanging around there, I saw a group of Indian youngsters (age around late teens to 20s) stationing there. From the sources over there, this site has been "dominated"/"conquered" or in cantonese, being "bao". No other contractors from outside are allowed to step into this apartment to cari makan. Any lawyers here or experienced Sifus, wonder if these kind of act is legal? If it is illegal, is there any thing we as the owners can do to protect our right?
