Chulk, ur project got provide DIBS?
As what I know, Vina got DIBS... that's why price per sqft is higher.

Do pm me if u got more info yah. Thanks.
*
the cost of DIBS is about 3% of the total selling price.
still working on it, but if our price is 5-10% lower than them, is hard for us to give dibs. unless.......

you should know how developer play the game, everything is on the price that you pay.

will update you asap. smile.gif

good point cos based on my analysis; once come out from the unit, the impact of the higher density will be felt.

casa green: 3 lifts per floor; 8 units per floor averaging 1,819sf

vina: 3 lifts per floor; 8 units per floor averaging 1,400sf

assuming lift specs are exactly the same, lift capacity (and hence human movement) within the block is 30% less efficient in casa green compared to vina  tongue.gif
*
lol then come to my project,
2 lifts, 4 units per floor, average 1320sf per units.

meant to cucuk casa green buyers  biggrin.gif

private access road means the access road will be privately maintained - i.e. paid for by the residents? doh.gif
*
not sure about casa green but rm300 maintenance fees per month is mission impossible for nows a day.

mind to share what makes you purchase Vina?

Most probably this year, next to the water reserve tank. Starts from 400k onwards. No idea about the size.. Most DP land are owned by Mahajaya and all are freehold.

you mean the tank next to the school?

i concur the maintenance fee for CASA GREEN is low also. Hopes those buyers will understand what be the optimum rate which is at least rm0.28psft

Im living in a cheap apartment. monthly rate is at rm0.20psft redi and JMB also complaining not enough.

Doesnt means buying a 1700ft2 new house will always comfortable to pay for rm 350 to 500 maintenance fee per month. Its affect the rental yield also.

Not everyone will understand this
*
agree totally, like buying rm2000 smartphone doesnt mean comfortable to pay rm3 for whatsapp or angrybird. rclxms.gif

In terms of size i believed its slightly more than half of casa green(3 acres+). Of course with lifts and round-the clock security... and got cleaner cleaning up the entire apt on a daily basis.... Jz without swimming pool and landscaping.. But how much extra will it cost? Coz from my knowledge we are spending bout RM40k+ per mth only.
*
How many guards ?
What kind of guards? English speaking or illegal foreign workers type?
What kind of securities?
Card entry system or Malaysian five fingers hello entry system ?
Card Securities at every lift lobby?
How many lifts ?
How many CCTV?

And how's the density?
How many units in total? What's the sizes?
How old is the building?

Chulk, when your's is ready, just start a new thread.  We need the complete details.  No point giving out info a bit here & there but in total, we have no idea at all about the project.  I dont think buyers who are keen to buy now (Vina example) will wait for yours cos just lack of information.

When expected to register or pre-launch?
*
can i open a thread without sufficient info?

funny that you think insiders buying a project is not a good sign. so, what's a good sign then - insiders don't buy but outsiders all jump in and buy? hehe

btw, u sound fairly knowledgable, how many properties do u buy a year?
*
buddy, i know how they play the game.
few months later you might found that a big number of those units that book by "insider" suddenly loan reject and reopen for sale.

I doubt current property market are as great as before where developer sold out in less than a month. This is not like buying a kilo of kailan. It's 600k + and I believe many potential buyers went there for 6464 and back home to think before placing booking.
I was there last week and I say sales/booking status not bad lar. Anyway, current good sales status doesn't mean good return 3 years later, right?  biggrin.gif  biggrin.gif  biggrin.gif

we shall see it after 505, see how our Bank Negara new policy.
i heard that they going to do something about the loan below 500K,
