I believe AD is booming because it is surrounded by highways such as federal, LDP, sprint, NKVE, Kesas, sg.buloh highway, that's why many people consider living in AD.

Downside is the nightmare of traffic jam during rush hour especially jln lapangan terbang subang which is extremely near to potpourri. 6pm jam from federal to Oasis@AD due to LRT construction work. Sometimes during rainy day the jam would start from federal to skypark roundabout(worst experience: 1 hour from skypark roundabout to Oasis)

Would the thousands of MAS employees lay-off help the traffic around AD? Any insider news?

since developer already provide fully furnish so every unit is exactly the same.
would it be better if....

1. add own furniture for higher rental but incurring additional cost
2. rent it out as is from developer and stay within the rental rates of everyone else or lower to quickly rent it out

normal human behavior.

but i think there is a fine line between adding stuff to fully furnish to increase rental and adding too much you don't get enough back.
i guess for investors it makes much more sense getting fully furnished from developer than vanilla unless it is really cheap as even basic reno's would kill at least two credit cards

I would say the furnishing 20k is really worth the money. Neighbour Ara Green is 60k for ID like show unit. :S

if you know the full story, the 20k is actually a gimmick lah.

when i think of a place to grab a movie or chill at some nice F&B, citta mall automatically springs to mind.
free parking, less crowded yet contains my selected needs.

Sadly presta represents one of more tenants tht will be closing down in citta.. the mall has been underperforming for years n things are even more sour lately... Oh ya, no worries about crowds n traffic going to citta as the crowd will be shared with evolve (small crowd to begin with).

Nova is open to all, no apartment can have like 10-20 restaurants serving 500 units n hope to even breakeven... nova will feature a very good restaurant by a v famous person..   

i worried liao see d evolve access..thr got H&M n jaya grocer but the road not open... evolve advertise everywhere!!

My friends in ad say citta mall footfall vryy low but the fnb which they like still doing OK cos ppl go have dinnner then go home..lrt only ready mid next yr!
