Just want to relate my experience back in 2009 when I went to USJ Heights' Phase 1 launch, which is very near to Metropark. Sales was moving so slowly with an overwhelming number of units to choose from. There were so many negative comments about the property i.e.:
1. The "proposed" (back in 2009) link to USJ 3 and people were convinced that it will "never" open - just like when Metropark was launched where people were in doubt of whether the "proposed Federal Highway link" will ever materialized when Metropark was launched few years back
2. There are so many HTC and telco towers surrounding USJ Heights that were hazardous.
3. We are so close to the Industrial park with no beautiful surrounding view
4. We are so close to Nirvana cemetery
5. The only road in was from CSR with very limited access (since the connecting road to USJ will "never" open, believed by so many of them)
6. Batu Tiga CSR was so notorious with the flooding issue
7. There weren't many retail outlets in the neighborhood
In spite of these negative comments, we like the area and decided to take a bet on USJ Heights and I have not regret it since then.
Like wise, given the proximity with USJ Heights (and USJ) + what happened to USJ Heights + the 10 years plan laid out by Metropark + we are only in phase 2 of the development + what had been promised on Federal Highway link & international school were materialized + the Park + the third phase launched of retail/office outlets instead of residence... I think it is a good bet, at least for me and I am willing to take the calculated risk.
Whether it is a good investment or not, I believe is up to ones individual investment strategy, holding tenure and holding power. At least this one put a tick on all 3 of my criteria.
My 2 cents....
