I saw an ads about newcoming condo in Subang Jaya called Almina. Does anybody know if this is located next to Alira? Or is it other place else?

Auction price is always cheaper than subsales price because buying auction unit has its own risks like you cannot see the actual unit, or unit is occupied, etc. If you're unlucky, the auction unit may need major reno before can live in. rclxub.gif

Not sure, as that was a long time ago. But from sharings from residents, seems people prefer the later phases, notably Paisley

Totally cannot see the current condition? That's a big risk. And cannot know the background of the current owner?

same master plan and developer.... the product wont different so much... people wont just throw their holding bcos of tak suka the facede, toilets tak cantik....etc...

most likely the first phase selling price was too much overpriced.... even sell in current market .,....buyer still losing a lot and the rental cannot cover monthly mortgage payment... people just upset and give up the holding.... just lay flat.... easy

but heard the current launching price also same as past 10 years price.... meaning early buyers earn none thing... except beautiful lake... need to ask SA

You can view from outside only. Cannot view inside. Current owner background is p & c. You can know the owner's name and IC only as stated in the POS (Proclamation of Sales).

I would be surprised if the price didn't increase.
But definitely the first phase of an integrated development loses out vs later phases because you're the sole building on an empty piece of land, what is clear about the future is that there'll be on-going constructions.

I think the differentiation in residents' preference among the phases is more to the current environment and state that the phase is in, the community, etc. But I heard the pool is great.

Instagram ads. Look similar like Metropark right? It's just that it states that walking distance to LRT station. Hence I'm a bit skeptical.

This is Southplace 1, seems the building image is directly taken from the developer website:

Maybe Southplace is called Almina in a different reality universe, where KTM there is known as LRT. Be sure to ask the agent which universe that you'll be buying the unit in.
