Well.... i am just a small time property invester. I do not claim to be a real estate hero/guru/warrior. And of course i would only monitor properties that i am vested in or considering investin in. But its also good to see the comments of the many keyboard super heroes and worriors once in a while.

Just to clear things up. but of course i speak for myself only. i say this to clarify and am in no means being defensive. when i purchased my 2 units at gardens. i had no idea that there was gonna be a mrt there. later only did i find out that it was proposed. Did it make me happy... well i dont know. the last time i took public transport was in 1999... KTM. Monorail also not operating yet that time. As for other buyers.... i suppose my advice would be .. do not over strech urself. u can afford. u buy la. I bought mainly because of the brand. and because of the 3% members disc. and i can let my kids stay there when they go to college. for others... u can afford u buy la... if u r tight... then thats when we here about fire sales and so on. u do what u like with ur investments. give it away for free for all i care. I make some money from property investments but what others do are none of my concern. I ve noticed and also met a few buyers who bought 5 units each and another who bought 9. ( i didnt meet the one who bought 9) . Does not look like they are even breaking a sweat.
So with all this MRT nonsense.... its all salesman jargon. to the owners... more of a novelty than anything else.
With that said though ... i think tropicana avenue.. at this very point in time is a better buy. ive spent a few nights there and apart from the highway noise. its very nice to come downstairs and have breakfast. i like the atmosphere there.

U know expensive hor... and some ppl here say tropicana gardens expensive. No la dude. I am a true blue malaysian. I love my country but my country dont love me. I will hope to die here..... unless it is no longer bearable. But for now. Life here is still good.

BECAUSE IT IS RM1000 PSF! Thats the attraction. remember Binjai... it was the first to break 1k psf.

old chinese saying... ( but it prob does not apply in this case ya. so i just mention for fun. ) Cheap things no good one. Good things no cheap one. by all means go buy something else for 560 psf ( just example) . i will stick by my purchase. and looking back. it may not be as profitable. but i think its safer. and damn does it feel good.

only my opinion ya. not to be taken too seriously and not meant to be offensive.

ive seen units in grande buy for 1.8 mil ... reno 1 over mil.... let go for 2.2 mil.... cos bored dy.

300 over units... there will be many walks of life. and its been almost 5 years since the launch. situations may have changed for some people. some better some worse. 7 to 8 years ago ... i could not afford grande also....

I believe the land surrounding the lake belongs to Seri Selangor not Trop Corp. as last week a banner was put up beside the lake announcing the expansion of the golf course.

Bro Love. you seem to be such a neigh sayer for this Tropicana project. But from my experience, Trop Corp is usually very consistent with their developments. Except with Casa Kiara ( only because it was a turn key dev with Sunway) so it does not have the Tropicana Feel. I noticed u mentioned in the metropark chat that u going to give the site a visit. I personally own one unit there too. But ive not been there since i made the purchase. My brother collected the keys for me on that one. I feel that Metropark is somewhat lagging behind TG , Avenue and even Tropics. ( i have units there as well) but has potential in years to come.
I am curious to know your opinion on Metropark as from an investment standpoint. Because from your opinion of T Gardens i prob may not fare too well..... but on paper the best ROI at the moment is from T Gardens for me.....
and if u are correct... i am in trouble then.


And remember... even if tropicana city mall is dead......... tropics was and kinda still is a BLOODEY good investment.

A wise old investor once shared with me....he has now passed away. but he owned 47 properties all paid up. and had acquired about 35 acres of raw land.... developement land ya... not some ulu farm land. he always said.... properties no overpriced or expensive one..... only you can afford or not only..... so depends who you talk to lo.......AGREE?

I met this guy cos i bought a semi d from him a few years back. He bought for his son. Son lived there for 4 years and then moved back with his dad.
He had paid 500+k for it. I paid 1.2mil fully furn. I am renting it out now for 8k.i am very happy to have known such a person who also shared much knowledge with me as a younger man.
