But anyway. 90% and even 80% margin of financing very dangerous dy. You will not be able to weather a bad storm. My opinion is 50% margin is ideal...... but talk is cheap. I myself cannot afford 50%.

So much negativity. How to grow. I understand pros and cons are good for open discussion. But pure flaming and negarivity........ all i see is a small person.

Well..... he passed away about 3 yrs dy. And i remember talking to his family members as they asked me if they had to continue to pay his CP 500. And if i am not mistaken the installment was something exceeding 80k. But i dont know what was the final outcome as they consulted their accountant.

47 properties all paid up? Like that taxation on the rental income ma a lot? Guess when u reach that level, taxation is unavoidable cos how to have so much loan interest to offset rental income right?

MRT still the factor of tenant consideration. Is the matter of owner competition and tenant's budget. If you got only 100k budget for new car then don't go for BMW test drive.

entry price about rm750psf. if can get for 900psf no need to think dy. as second block bayberry entry price was at rm1050psf for exactly the same thing.
QUOTE(AlexPenang @ Sep 17 2017, 08:20 PM)
Could i know what is the developer price for Arnica (Phase1) high floor (above Level 30) per sf price? If we enter with 900 psf today, is the price reasonable?

This is the best explanation ive heard so far. and i agree 110%. market needs to correct itself and consumers perception has not been too positive lately. so in the short term does not look like anything will change. but medium to long term prop values will continue to increase when sentiment improves.

QUOTE(Kicimiao66cc @ Oct 18 2017, 04:49 PM)
I would define it as “supplying period” instead of supply more than demand. If demand more than supply mean there is someone have to stay under the bridge during the dwelling building construction period.

Property Developer will on hold their project launching when there is sign of supply more than demand which happened most in last year 2016. This year, you’ll see a numbers of new launch project pouring into the market after the digestion of supplying period passed over the year and matket products correction. The market confusion on the differential of product between Gov affordable housing and mid high range product by private is ending soon. Different range of house buyer will find their right way of comparing and make the decision on their choice after the confusing period.

Hahah. Bro Kicimiao. I don't know about you. but I don't know how to read chart. Just like you... I only know how to buy and sell... good time sell . bad times buy. ive got no complaints about current market situation nor do I dare predict how the market is going to turn or when. but one things is for sure is.... what goes up must come down. and vice versa. and even in good or bad markets good investments can make money. like u ..... both my units in arnica are rented out with positive cash flow even though the rental could be higher but I am not complaining, considering the current market situation. Let the results speak for themselves.

QUOTE(Kicimiao66cc @ Oct 19 2017, 08:31 AM)
