I wouldn't do that.

Prices are stable - for now. Dividends are stable - for now. There's no guarantee of future performance. However, if you have deep pockets and are able to service your loan for a long time if dividend payout falls, or even take some capital loss, I believe Maybank KE has some sort of scheme, if you are with them.
