All of the units are dual key concept, good for investor who planning to do AirBnB business or short term rental.

There is LRT and Monorail, Malaysian don't like to walk, but expat, foreigner or travelers don't mind about it, around 15 minutes walking distance only.
Heard that the rebate is 6.5%+6.5%, total 12% and come with 1 car park, if not mistaken is under HDA also.

The distance to mall is like 2 driving lane only, I think the big brand like AEON still attract some of the buyer, not forget the GSC also, otherwise take monorail to Bukit Bintang also nearby only, no problem at all.

I was having lunch at my office area. Then I notice The Colony booth nearby. I like the location and the design of the property.

The agent who came talking to me gave me the brochure. I am quite impress with it. Gonna call this agent up for further enquiries since I got his name card with me. : tongue.gif

The Land is freehold, under HDA, schedule H. So loan is up to 90%

At the moment, we just opened for booking for less than 2 weeks. Currently it's still in pre launch stage. official launch on 26th sept. So for sales is too early to comment, aside from ours, there are a couple other agency appointed to market this project as well.

We also have a pre launch offer on top of exisitng rebate. Anyone interest in the project, feel free to PM me.

It is off Jln Sultan Ismail, hence to get to the unit users will turn into either jln tunku abdul rahman or jln raja abdullah and then onto Jln Dewan Sultan Sulaiman.
For pedestrians, there will be a direct path going through the side of quill city mall towards the Monorail station. Instead of walking around the block of the university.

Yes it's actually just opposite Anggun Residence, on the other side of the road.

What they going to do with the piece of land next to The Colony? because The Colony is selling the units have KLCC view. so in coming years let say some developer took that piece of land build another condo, then totally block by it.

And, those unit facing Sheraton hotel one...Can't even have KL Tower view due to blocked by UniKL building which has 31 floors if not mistaken.

So far there's no other development or even planned ones yet. But you can look at it this way, most plots of land over there is malay reserve land. so acquiring it will be hard, if not you still can go to the facilities on the top floor to enjoy the view biggrin.gif

i don't think it'll be blocked totally as UniKL is at the corner. hmm.gif

It is a good buy for the long run, it's in the city. as Quill City has only been up for a year, the potential is still there for it to grow. Plus more importantly that place has alot of lights and it's bright. biggrin.gif

Big brands in Quill City Mall like AEON starts to perform well recently.. can see long queue at checkout counters at supermarket area on every weekends. Other big tenants like GSC, H&M, Hamleys & NEXT also performs well too.. rclxm9.gif rclxm9.gif Definitely will attract more buyers to invest in this prop..

I have some pics for AEON taken on yesterday (normal weekend & it's not AEON member day) at AEON Food Market around 4pm

I do not have other pics for other big tenants as of now, but I saw many shoppers carries big bag(s) of shopping bags (sometimes can be up to 2-4 bags) from H&M, Hamleys, NEXT.. thumbup.gif

From the Brochure, these 723 units spread into 2 phases.
Phase 1 (423 units): Block A facing Jln Sultan Ismail (facing Quill City Mall and Sheraton Imperial), also those units that interconnected with Block B are facing Jalan TAR.

Phase 2 (300 units): Block B facing Jln Dewan Sultan Sulaiman, which is an eyesore.

Concern: Phase 1 (423 units) ONLY served by 4 lifts? Which means 1 lift serve 105 units???

How about KL Tower view? Any units there still available? KL Tower view will eventually also include the KL118 Tower view once completed in 2019 if not mistaken.

Was told that the launch will be on March 2016. Anyone know why they did not launch on the previously stated sept 2015?

Any comments also on the developer ?

And the expected rental for a 2 bedroom unit?

actually i think The Colony has been selling for a while since 2015 i think.. Recently has been selling well during their hotel event though..

Hi, all is this project a worth investment??

As by comparing few other service apartments around KL city centre, the regalia, setia sky residences etc... all priced around rm1k psqft or can get at lower prices.

Meanwhile, colony is above rm1k psqft.

Any opinion from sifu here?

was approached by agent mention that its good ivestment as all the units come with dual key. can achieve good rental upon completion on 2020 Q3.

Any sharing?

robertson more expensive but furnishing is very complete including interior design and got garden, opus is even more expensive, definitely > rm1 mil per unit, no comment on anggun

colony is not suitable for it current marketing price.

but robertson is quite near to puduraya and kota raya, that area look quite capbalang, colony is nearer to corporate offices, anyway, robertson no more units with klcc view, now selling units with kl118 view, colony still got units with klcc, not sure if this is an important factor

well, at least quill performs much better than the nearby putra mall on weekends/holidays.. parking is always full for P1 and P2 for quill while my fren always said putra is DEAD and empty even on weekends/holidays.. & tenants already starts to move out 1 by 1.. see the photo of putra digital centre

surprisingly putra which have condo, hotels, train station and offices nearby still perform WORSE than Quill .. and now putra tenants already starts to complain long time ago of their intention to move out if the biz doesnt improve at all:x

With d never ending new property developments in d surrounding area n d endless choices, shopping around n comparing factors is inevitable but it will also set u back d opportunity to grab a good buy before u miss d boat. For me, two main factors, d next door mall n within reach of d monorail are wat attracted me to settle for d Colony, n I m not d least shaken by all those self-professed guru's negative comments of dis project lol:). After all if u r happy with it, go for it as u can't win them all n stop crying over spilt milk once u made up ur mind, or invest in more in other areas if u can afford to lol:)
Quill Mall has AEON as anchor tenant n d mall has d potential to do better than now with more new developments in d surrounding area. Compared to Sunway Putra Mall in an already matured locality n it's still not doing well despite well connected by public transport, u see large crowds only when there are events in PWTC. D FnB r doing fine there but retail businesses r sluggish as in most other malls. I shd know dat as I m there almost every other day lol.

U r absolutely spot on there too...in fact looking at all malls nowadays, ppl r cutting down on spendings except one still gotto eat, albeit more economical FnB outlets. Las Vacas in Putra Mall is destined to close down anytime soon, on d best of days there r no more than a handful diners at d most, sad while their outlet in Mt Kiara r doing so well. TGV too is never able to pull in d crowds like GSC if they hv a choice lol.
All being said, d potential is there for Quill mall n I foresee d Colony shd b a good investment for tenanting out or wise choice for own stay for all d conveniences in d surrounding area...well I m happy n contented lol:)

As mentioned earlier, retail bzness has been suffering since a year back, n Putra Mall is targeting d wrong crowd n Jln Ipoh/Sentul residents r low on spending power for luxury stuffs n fancy restaurants:(

I m no expert n like I commented in earlier posts, d decision is entirely up to oneself after u balance up all d pros n cons n still think it's buyable...for me d asking price for dat location is reasonably affordable n quite low, plus d added bonuses of Quill City mall just crossed d road dat links to d monorail station, which is merely 3 stations away from bkt Bintang! Even d surrounding vicinities r great in my opinion:)

Hi Guys, I'm new (see the ONE STAR).

Been reading up a lot on LYN but never really reply till I saw this Colony.

Why have dual key with no kitchen and living? How much can you rent a room out for?

For dual key you need at least a kitchentte for a sink and tiny fridge?

Based on their concept of dual key, all apartment in the world is dual key or more since you can lock your room door.

Then again, for RM1k/psf, near a fairly established mall and MRT I guess there are some upside.

Holding cost will be an issue since the market will be flooded with supplies come handover.

I'm just b^&*hing about their concept of dual key.

No comments made on viability of the project.

Clearly from a competitor's point of view huh? Why not shop there?...big anchor tenant Aeon is there plus a plethora of other branded names, unless one is a chow kit shopper lol:-P

What are the brands that attracts you to Quill City Mall? From what I see, it looks like half of the mall is not tenanted.

Are you sure that half of the mall is not tenanted? They already have around 70% occupancy rate and more brands will be moving in soon..

For now, they have brands such as AEON, GSC, H&M (which have H&M HOME), Hamleys Toys Store, NEXT, Celebrity Fitness, DAISO, Best Denki, On The 6th, Arista KTV, United Colors of Benetton(opening soon) as well as wide range of F&B outlets like pancake house, longhorn steakhouse, red lobster, tappers, food junction(food court), etc..

wow.. seriously you can get almost anything at klcc or pavilion shocking.gif ? i thought both of these malls' tenants mix are towards luxury brands? so are you expecting quill mall to be something like pavilion or klcc? For me, if i want to get almost anything, I would rather go all the way to Mid Valley which have way more brands and variety which cater to wide range of customers than klcc and pavilion..

One of the reasons that I go to quill mall is because I want to avoid overcrowded malls during weekends/holidays where you have to fight for parking most of the time or queue for fitting rooms as well as queue just to eat a simple meal. Quill Mall's crowd is reasonable for me to visit frequently but not too quiet and dead mall like sunwai putra/maju junction/viva home. Quill Mall also have brands that I like which are AEON+GSC+H&M+DAISO

If I can get my stuff at AEON and H&M for example, why bother to go to overcrowded malls? Besides, at a very reasonable parking rates, I can spend my time for as long as I want at quill mall and watch movie at GSC (sometimes 2 movies at the same day) for many hours without have to worry about the parking charges.

Monorail is near but We need to walk a big round and reach monorail and quill mall. And the LRT is not in 200m from site.

Quill definitely wont be klcc or pavilion(not even close). I am just giving example and dont understand why would ppl go to quill instead of klcc or pavilion. don’t know why you are so negative about quill city mall?? This mall may not be perfect but it still reasonable as compared to many other dead malls with very few outlets. It’s true that quill have lesser tenants as of now and as I said earlier, more brands are starting to move in and the occupancy rate is improving. If you want to compare, at least the crowd is improving as far as I observe each time I visit the mall and yes they perform much better than nearby putra mall on weekends/holidays although can’t beat with pavilion & klcc. Also, tell me why putra doesn’t perform well although they have more brands than quill and is surrounded by condos, office tower, LRT station, and hotel? Why not you say putra is not doing well since they also experienced of outlets moving out as well?? rolleyes.gif rolleyes.gif

All of us have our favourite malls that we like to go and it’s a matter of preference. Since you like pavilion and klcc so much, then go ahead and I will go for my favourite malls. Enough said!

Haha why fight n argue abt Quill mall compared with other malls people? Everybody is entitled to their opinion n to each his own which mall suited one best. Too many neighbourhood malls mushrooming up in d region have spread thin d crowds. Shouldn't dis forum b discussing abt Colony n it's nearby amenities n attractions instead of which mall out beat which lol? I am just thankful dat there is a nice mall right at d doorsteps for d everyone's convenience dats it:)

If dats not nearby n convenient enough, then one must be an invalid dat needs to be wheeled everywhere right from one's doorsteps....or perhaps for someone who has not lived overseas before or hardly travel d world to appreciate d true meaning of convenience n nearby, well within walking distance:)

Sunwai putra also located at chow kit and is surrounded by condos, office tower, LRT station, and hotel, but why this mall still perform WORSE than quill mall? hmm.gif

just visited putra on yesterday and noticed Asian avenue, vanity hall, digital centre still empty and dead even after 1 year. shall see what happens after the contract ends...

By saying Colony is in Chow Kit, then u r generalising by saying KLCC is in Kampung Bahru, KL Sentral in Little India Brickfields n many more examples! It doesn't stop developers from building super luxurious condos n 6-star hotel there right? So say wat u want thru ur microscopic view n ulterior motives whatever dat is. Does anyone has problem with the SPA agreement. According to my banker they are not happy with the agreement. As it does not really protect the buyer and quite different form the standard Malaysian type of agreement. Don't ask me the details as I do not know anything about the agreement but in short, my banker friend said be careful. True enough two banks declind the loan because of the differences in the agreement. Did asked the bank to elaborate but they won't and just said the agreement not in accordance to the usual practice. Does any of you have this problem?

yes.. while non-F&B outlets at putra suffers badly with less to no customers at ALL even on weekends/holidays except for Padini and B.O.. saw some staff sleeping even though it's SUNDAY

Haha wrong assumption...I m one of d buyers n in my honest opinion, it's not a bad investment dis Colony, solely based on its closed proximity to a big mall, monorail n d nearby luxury address:). I also think a good thing shd b shared instead of slackening it just coz some of u have better preferences. Not a single property is absolute n faultless, or else one will end up buying none, just my two cents worth:)

Ya....10 years ago heritage row was the happening night spot but now all gone already....I just did a quick search just now and seems it is now relaunched as a row of fancy restaurants. But anyways, I am pretty sure with Sheraton imperial so close the security should be not bad

My guess the key word here is 'transformation'.
U need a good developer or two or three to transform the old image.
Some developments managed to do this, including those u mentioned.

How do u know? When talk to ppl....arr they still refer to the old name or new name? Same w dpc, to some extend setia alam.

Unfortunately there is no major transformation happens in this part of chow kit...how do u tell people where u stay? Chow kit or "just behind quill mall"?

Not commenting on the prospect of tis colony.

YTL in Sentul East is another example, great location but in a less than desirable old neighbourhood, once notorious even but serious crimes r quite unheard of for d few established condos already there. There is no shame in telling ppl d locality where u live or else u wouldn't have chosen to invest in dat locality in d first place. If d name of ur address really bothers u, at least there r a few prominent landmarks or buildings surrounding Colony than just mention Chow Kit hehehe:)

I take it you've not been in this area. You probably just look at it from google maps. You said it is in chow kit and its bloody far from it. If its near to anything, it is kg bahru. It is not IN kg bahru.

If Colony is in chow kit, the whole Quill/DBKL/UniKL is also chow kit then. Imagine Quill is the Curve and Colony is Ikea. It is that close by. Again, if you not sure don't pretend.

You are right. Nowadays the developer just name wherever they want it to be.
Like Cheras South, supposed to be south part within Cheras, somewhere around this AEON Cheras Selatan.
But nowadays places like Kajang or even Bangi also become Cheras South. They will say we are located at the south of Cheras, oh, not within Cheras, south part outside Cheras. doh.gif

i suppose if you have moved to the stage of reviewing the agreements, you would have signed the bank's offer letter already, can the bank still decline the loan if you have signed the offer letter?

I haven't sign the agreement. But the bank decline mentioning that they are "not comfortable" with how the agreement is written. How many of you have bought and sign the agreement and got the loan approval?
Because of this I was a bit worried of foreign developer. Therefore I have opt for subsales in other area at KLCC.

Signed bank LO does not mean u already sign with developer. Except if u are new in buying property, there is a thing call loan agreement between owner & developer. Owner is u & the bank. As a person grown up in chow kit(since birth) and behind Sheraton hotel (move there since 18), may I suggest those who interested at this area to go walk from site to JSI lrt station around 9pm to 11pm, any day. Then tell me the different between here with Bangkok, London, Sydney, & Singapore.
Fyi, my parents house still behind Sheraton hotel area but my advice do caution if walk alone after 9pm.

Thanks a lot for ur invaluable caution of d area...as in all major big cities around d world, there r city ghettos n slums in d midst, n there r more horrendous crimes being committed in broad daylight these days than walking d streets at night. Dat being said, I have witnessed many times droves of mat rempits causing nightmare at traffic lights surrounding d area, it's quite a scary sight to b honest:(.

Welcome to my country, Bolehland. Aka Anything-also-can-land.

Templete yes, but sometimes there also additional t&c for both parties or either party depending on the type of development & authority resrictions.

Most times bank(malaysia) will ask the developer which party prepare the draft, and normally developer lawyer will prepared one.

To lessen the burden of their side to draft the whole thing why not use the one prepared by developer as in the end become standard for all their panel banker?

So for this case, i assume the puchaser bank lawyer found something fishy in the provided draft/agreement then advice accordingly to the purchaser.

As for why purchaser banker cant us their own set of agreement, i can only guess..... the other side inssist on theirs?.....or becos of the other side is the bill's footer?

LO means nothing without proper agreement concluded. If you been into property investment, you must understand what is LO & it normally have deadline to meet before the offer lapsed. So please don't assume everything safe and sound after sigmed LO.

P.S. Even with proper signed loan agreement, bank always have the rights to withdraw the loan facilities given. Bank always win. Period.

Just crossed d road from Colony is Quill mall, cut through d mall on d second level where u see KFC is d direct link to monorail, instead of taking a longer detour from d outside to get to d monorail.

Dats d nightmare I experienced with my bank few years ago. After signed n rest assured of d bank loan, they refused to remit d first disbursement to d developer after d loan officer sleeping on his job for two years without informing me of any discrepancies from d bank's policy. Luckily after I made my case to d higher management n clearly it's their fault, finally they amended d agreement n disbursed d sum after a drag of few months, of which I had to pay late payment interest to d Developer!

Correct...dat is as long as d entrances r open during d early morning or very late evening hours:)
Funny thing is, why d monorail station don't allow access from d mall side to cross over to opposite side?...instead hv to cross over by heavy traffic main road:(.

Just dropped by Developer's office in Publika...d highly anticipated mock-up showroom has been delayed once again, from d initial June/July then somewhere August n now tentatively October if all goes well...reason given was they r not happy with d ID standard n seek to improve further. Also d showrooms will only showcase units for d launching of Tower B which will b selling at a higher price n better quality finishing n ID, nothing will b featured for Tower A as 70+% units hv been sold. Good news or bad news, u guys b d judge haha.

Launching of Tower B in October, I can't say for sure but indicated to be in d region of 1.5-1.6k/sf....a bit far fetch if d market sentiment still low n facing competition with so many new developments choices. However I still think dis is quite a perfect city-living location to invest in:)

Visited d mockup show unit last Monday...weird marketing as although they launched itself as The Luxe tower B showcase, only one mockup unit of 705sf is on display, available only for The Colony tower A project?! I find it hard to fathom wat exactly is their selling point unless d sole purpose is to market or promote d balance unsold units of dat size for tower A. Anyway I love d high ceiling seen in d mockup unit:)

Pics taken at site yesterday 5/8/17 of d actual construction progress! These past few days I m sure a lot of Owners hv recvd letter asking for progressive payment to stage 2f,g n h....those stages r for billings for sewerage, drains n roads work done connected to d building, in which case normally it's d final stage of billing before VP. Can anyone tell from d pics could dat b any possibility those jobs r done to warrant payment although they claimed to hv certified by d architect? Many will b caught unaware of dis sudden advanced payment, especially cash buyers:(.
Could dis b d Developer's tactic to get their architect to certify n expedite payments to fund d ongoing construction? It just seems mind boggling to me...kindly share ur professional thoughts n comment here anyone?

If this is undet hda schedule h purchase developer is not allowed to charge u sewerage wiring until it connects to tour unit.

Unless its a non schedule spa.

Yes it is under HDA for Colony block A, not sure is The Luxe block B is under HDA. When I signed d SPA, d progressive payment schedule made no mention of d schedule dates, only when I dropped by their show unit office recently was I showed a list of schedule dates dat showed d advanced progressive date of sewerage groundwork to end August 2017! Am not lawyer....

All i know is except deposit and foundation work they can charge amd claim even a single brick is laid on ur unit, otherwise all other payment it has to be connected to yr unit b4 claim.

Tis is how hda protected the buyers. At least you paid for what had been done.

We may need to find out and gather as much as colony buyer to ask the developer. If is not the correct procedure, developer need to bear the consequence.

Seem like developer can claim whenever they want.

Exactly my thoughts, hence I posted it here to get some response from other buyers but not a single buyer bothered to respond sadly:(. Oh wow. Layouts here are truly awful and harken back to the crappy SG developer practice of charging for space like planter boxes and large ac ledges that’s not otherwise usable. It’s not like Malaysia was that strict about plot ratio anyway.

Having seen the state election result, i think political unstability will affect the confidence in investment for the next 10 years. therefore what is the right value to put in?
