723 units all with dual key, if everyone buy this for rental, there will be 1400+ units available for rental from this building, that's quite a lot of supply to be absorbed

but robertson is quite near to puduraya and kota raya, that area look quite capbalang, colony is nearer to corporate offices, anyway, robertson no more units with klcc view, now selling units with kl118 view, colony still got units with klcc, not sure if this is an important factor

most projects now selling at future price, you have to imagine the future, don't look at now

QUOTE(drkewsc @ May 24 2016, 04:25 PM)
Does anyone has problem with the SPA agreement. According to my banker they are not happy with the agreement. As it does not really protect the buyer and quite different form the standard Malaysian type of agreement. Don't ask me the details as I do not know anything about the agreement but in short, my banker friend said be careful. True enough two banks declind the loan because of the differences in the agreement. Did asked the bank to elaborate but they won't and just said the agreement not in accordance to the usual practice. Does any of you have this problem?
*
i suppose if you have moved to the stage of reviewing the agreements, you would have signed the bank's offer letter already, can the bank still decline the loan if you have signed the offer letter?

I haven't sign the agreement. But the bank decline mentioning that they are "not comfortable" with how the agreement is written. How many of you have bought and sign the agreement and got the loan approval?
Because of this I was a bit worried of foreign developer. Therefore I have opt for subsales in other area at KLCC.

But have you signed the offer letter from bank already?

Signed bank LO does not mean u already sign with developer. Except if u are new in buying property, there is a thing call loan agreement between owner & developer. Owner is u & the bank. Some development, the loan agreement draft by developer (as they paid for that fee) & pass to loan lawyer to go through and if alright then sign. Mind you, not all bank use developer lawyer as bank also know some may not follow or represent them properly. Bank always protect themselves 1st, so if they found the agreement not win-win (especially to bank), they'll reject the agreement.

so can i say that bank can still withdraw from lending you even if you have signed the LO if they are not happy with anything? really big problem to some people that have signed the bank's LO and later S&P with the thinking that they are going to get the loan
