Pavillion 2 in Bkt Jalil? It should have little impact on Mid Valley, but could affect the IOI Mall in Puchong.

They will use the proceeds from the private placement to buy more properties. Ideally this should keep the yield high...

I checked your earlier post on DY. Not all of AXREIT's dividend is taxable. I re-calculate, taking into account latest entitlement, and got the DY to be 5.1% at 3.40.

CIMB says Net Gearing for HEKTAR is 65.8% last year, and 67.5% this year (forecast). How it comes out with this figure?

From HEKTAR's latest finance results:

Current liabilities - bank borrowings - 0
Non-current liabilities - bank borrowings - RM436,100,000
Total assets - RM1,066,253,815
Total unitholders' fund - RM597,304,215
Cash & bank balances - RM25,076,906

Total Debt I assume means total bank borrowing.

Using this formula I get
Gearing ratio = 436,100,000/1,066,253,815 = 40.9% (different from what is stated in CIMB paper)

Hektar's malls in Klang Valley are also not the best. I guess its management purposely want to buy second-rate malls, at cheaper price.

In the US, the requirement is 45 days after closing accounts. But many big companies announce results within a month. We are slow doh.gif

If we sell after the announcement of new interest rate is made, it could be too late. The prices could have dropped significantly as everybody else also press the SELL button.
