My goodness. Seriously very good looking but only location issue and oops, the developer DK Group background.

I am pretty sure the pricing is very marvelous too. Even Phase 1 already sky high...

Hmm, maybe at least RM 800 psf onwards????

Yeah, it's amazing because of good earning and profit ... but I think DK are over ambitious with their too high end product at such untested area with a such untested market. The biggest issue is can this developer product to every penny buyer paid?

The price is not cheap and super expensive than even what Sunway Group selling ... Of course, the plan now and facade is everything 200% looks better than 50% of the MK condos, but do-able, no?

i saw the model on DK factory in Puchong.. if my memory serves me right, its not quite the same as the artist impression.. this rendering is definitely more 'wow'

Just read in today's newspaper that D'Twist is focus on Taylor's/Monash/Sunway students by quoting RM1000 a bed. So 4 rooms RM4k? Still does not justify the 1k/sqft.

there are so many houses there in PJS 7 and PJS 9 that students are currently renting from.. probably foreign students would pay for RM1k a bed?

Not so excited with the concept mall or offices attached to the residences...unless developers can prove tat its will
make it by previous track record....

So far, only can see Sunway with Sunway Pryramid and Sunway Giza, WCt with Paradigm Mall, Malton with Pavilion, IGB with Midvalley, SHC with One Utama....others yet to see...

D Latour got a very special pool, the cafe/ restaurant is on top of the pool and is transparent. That one is first of the kind in Malaysia, I think.

But pricing wide is steep, on par of Sunway. Sunway is better in term of branding and track record and most important, overall township planning.

As too close to Taylor's, rental wise no problem as college students are rich. But is that good for own stay ?

As a former Taylorian, RM1k for a room bigger than the hostel is do-able provided that not too many units are built. Many international students I know and even locals not from Greater KL choose to live in the hostel even though life at night is boring and it's very expensive for a VERY SMALL room although the security is top notch. Taylor's also increases the rental very often, twice a year if I recall. DK city's supply of apartments in the area will NOT BE matched by demand as Taylor's international student population is small( they are selective) unless they can really make the place nice with more F&B outlets. Lastly, not many Taylorians are rich, only some programs in Lakeside have a high percentage of UHNW/VIPs kids. Do your research on the student population in Lakeside and you will see where I am coming from.

yeap, Sunway Pyramid is too close. I don't think how they can pull people from there since it is Sunway Group crown jewel. There not been much success stories of malls in USJ/Subang area. Only Sunway Pyramid and Empire Subang that seems to do well. Summit and USJ19 city mall fails so bad. Nevermind they don't have a central management, Subang Parade is not doing too well either. Much of SS16 will be developed later on too.

Mid-valley city will never survives on its own.. So I doubt DK city plus Taylor's students have a chance with current accessibility and their > 1000 sqft pricing. Besides, they are competing with Da:men and Main Place Mall where both are more accessible.

There are about 11-12k students now. Taylor's can't increase the intake without building more classes. Classes in Taylor's are 90-100% occupied especially the auditoriums (they run classes in the auditoriums late into the day).
Moreover, the jam leaving Taylor's is horrible. DK city needs work something out in the big traffic light near Sunway medical centre. The road infront of DK city is 1 lane.

Elevated covered link bridge with appx 2 km long will built by Sunway from Geo Sunway to Taylor University...for sure ...Sunway will benefit from this link bridge which will attract more students and staffs from Taylor to live and play at Sunway City....

I dun see Dk can compete with Sunway group which is one of the taikor in township development in the country...

DK just a baby tat still crawing n just learn to walk.... but DK seems very ambitious to KO one of taikor in the market ...

let see wat will happen..can under dog win over top seeded. hmm.gif

I don't think they are planning to KO sunway pyramid. I think they are just aiming at the niche market.

Scheduled to be unveiled in the second half of next year is the D’Twist mixed-development project, comprising three tower blocks of 300 office suites, 816 residential duplex suites, and 188 duplex hotel suites and 122 hotel rooms.

“There are three tower blocks constructed on a podium comprising four two-storey levels of commercial space of 400,000sq ft, which will serve as a shopping centre. The residential tower block of 80 floors will take the height to 300m, making it the tallest residential building in the Asean region,” Koek said.

The selling price for D’Twist office and residential properties are priced at RM1,200 per sq ft and RM1,300 per sq ft respectively.

According to Koek, the targeted segment for the residential duplex suites of D’twist will be the students from Taylor’s, Monash, and Sunway universities in the vicinity.

“There is shortage of accommodation for students. We expect investors to buy the duplex units for the potential rental market in the area and for their own use.

“The current market rental rate in Bandar Sunway is RM1,000 per bed. Our survey shows that Taylor’s hostel students are paying higher, although its hostels don’t have many facilities,” Koek said.

According to Koek, D’Twist will have adequate recreational facilities to attract students to make the scheme their home while they pursue their studies.

“We are providing cineplexes, a bowling centre, and 400,000sq ft of shopping area.Put it this way, we have sufficient entertainment and leisure activities to cater to a population of 15,000, which is what we expect for DK City, which is located on a 11.45acre site,” he added.

Koek said the group expected to sell all the properties in D’Twist within 12 months after the launch in the second half next year.

“The residential duplex units and the office units are for sale, while the properties in the mall and the hotel will be kept.

“We are now negotiating with several four-star international chains to run the hotel and expect to finalise the deal in three months,” he said.

According to the company, its current projects DK Senza and D’Latour have been enjoying brisk sales since their launch in 2011 and 2013.

The two projects were carried out without any financing from banks.

The RM300mil 23-storey DK Senza project comprising 348 residential condominiums, 58 small home offices, and 54 commercial units on the ground floor, was sold out shortly after the launch.

“The price of DK Senza, which will be complete early next year, has appreciated by 70% to 80% within two years to about RM800 per sq ft, from RM460 per sq ft,” Koek said.

The RM800mil D’Latour project comprising 332 serviced suites and 629 SOHO duplexes in two tower blocks, has sold 50% of its serviced suites and all the SOHO duplexes since their respective launches in November and March.

Both D’Latour, DK Senza and D’Twist form the 11.45 acre DK City township scheduled to be completed in 2017. The land was acquired for RM100mil in 2005.

wow nice 1200 and 1300 per sq ft for student stay. if it is based on RM1k per bed market research that means need about 7.3 beds on a 1000sqft area just to break even with zero nett cash flow. not including taxable income on rental and 6-8& assessment tax based on yearly value.

SA : For students, you can put 8 of them in your unit, excellent ROI!

This is nuts....tallest or not this is in SUBANG....

not in KLCC or anywhere near it....

I personally invest in some high rise props in subang, and my entry price is less than 700psf.

I don't forsee props there rising above 900psf.

Now somebody has the balls to sell at Robertzai and Star prices at KLCC...

Man....Sunway Geo now looks like a bargain in comparison...

I salute anybody that actually gets a unit, especially no DIBS...

They must have difficulty walking since they have such big balls...

Saturated with malls that doesn't work except Pyramid and Empire Subang.. I am pissed off with malls that doesn't work in my area...and I don't think this will work. If this is the peak like people claim than this is going to be an eyesore in the future especially since they have no image to protect.

And how do you define what works and what don't works

Subang Parade IMHO works.

They have full occupancy and it is quite heavily patronised. You have difficulty finding parking spaces there on weekends.

Summit....it is rundown. But from what I observe, it served the USJ as a community mall. The problem with summit is that the units there were sold individually, thus management has no tenant control and dragging the entire place down.

USJ 19 mall faces the same problem. Also, location there is poor.

Anyway, they still serve their communities well.

Not all malls are meant to be "ong" wan....

Too many people, too big and too much of a hassle looking for parking space.

I for one dislike sunway and I avoid going there.

Such a nice project. But heard one of my friend saying this developer is new in property development. Their core business is doing car seat fabric. But now look they are doing so well.

this project guarantee abandon if they launch together closely. which they did. why the rush? more like cabut and run cause if they want to build a reputation they will sell the other projects after almost complete one first. so they can mark the second one higher...but oh wait already so high in a non golden triangle area... which is a quick recipe to run.

own stay also is not realistic. why pay more when you can get a landed in Subang/USJ area that is much cheaper even after including a major renovation. no worries of Africans or other shitty neighbors with better privacy and security.

different people different preference and investment strategy...cannot say who right or wrong...

mayb people oledi got landed properties and wan to invest in high rise...

in fact, the rental yield of high rise always higher than landed....

Africans always can pay higher rental than local...of course...some bringing trouble...

FYI although they are new in developer, the mother company is doing leather seat for the cars existed in MY for many years. All phases in DK city are built by cash from developer, developer not getting any bridging loans from any banks for the developments.

yes previously sold out. But December still got units came out from developer due to loan rejecton units cry.gif

and developer restructure their SOHO package, better entry cost.

In current market DK Senza price still stand firm n not falling like other places, I think it may due to high rental income. my units rented very good price, hopefully 2nd phase out 2016 won't affect to 1st phase rental.

D'latour....from outside it looks like some units without windows/sliding door. It's a design or they don't plan to complete those units? It just looks weird.

Are you sure? Coz it looks bare, that u can see the unit from outside. Bare as in can see walls and ceiling but not covered.

Where got, those who bought D'Latour, the pricing now drop to 600k border for type B and 640k for type A. This price is much below purchase price for my understanding even after rebate. Correct me if I'm wrong.
